Why deal with it now?

How we handle fire damper testing in New England

Smoke dampers work differently from fire dampers. A smoke damper is driven by a motor and responds to signals from its controls, so testing means running them through their controls and checking that each blade moves fully and returns. Typical jobs include fire dampers with no recent test record and dust or grease build-up on damper blades, on fusible link fire dampers, hospitals and care homes and motorised smoke dampers.

Rural buildings that have been converted or extended can have ducts passing through fire-resisting walls, and the dampers in them are easily forgotten. The first visit starts by locating each damper.

The sign-off is always in writing: a written report, dated and illustrated with pictures, and for TR19® Grease cleans, a certificate issued through the BESCA VHE portal. It shows what was done and what, if anything, couldn’t be reached.

How the job changes from site to site

Ceiling voids and risers

Risers and service shafts often hold dampers at each floor. Testing goes floor by floor so nothing is missed.

Fusible link fire dampers

Most fire dampers are held open by a fusible link. Heat melts the link and the blade falls shut across the duct. We release the blade, check it closes fully and reset it.

New England: your questions answered

Can you come to New England after we close?

Yes, we can come after you close and finish before you open. Your customers, staff or residents in New England needn’t be disturbed. Tell us your opening hours when you ask for a quote.

Who enforces fire safety at workplaces in New England?

That’s Essex County Fire and Rescue Service. Keep each damper test report with the fire risk assessment and the building’s log book, ready to show.

How much time does a damper test visit need?

Expect it to take a couple of hours for a few dampers, and a day or more across a big site. How easily we can reach the dampers makes the most difference, so we will confirm the time when we quote.

What accreditations do you have?

We’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we carry full insurance.

What do you do with what you remove?

It’s contained and taken away. We collect grease, debris and waste water as we go rather than letting it spread.

What’s TR19?

BESA’s ventilation hygiene specification, with two parts that matter most here: TR19® Grease for kitchen extract systems and TR19® Air for general ventilation. It is not law, but it’s the benchmark.

What if a fire damper won’t close?

The failure goes on the report, along with what caused it, whether that is a stuck blade, rust or a damaged link. We offer remedials to repair or replace it, and it’s tested again once the work is done.

Who is the responsible person?

The law calls them the responsible person. It’s normally the employer, or whoever controls the building, and in shared buildings more than one person can have duties. Your lease and fire risk assessment should make it clear.

Aftercare tips

Results last longer with the right care. Here’s what we suggest:

  • Brief other trades about dampers in ceilings and risers
  • Report leaks or condensation near ductwork quickly
  • Keep damper test reports with the fire safety log
  • Book the next test before the year runs out

After testing, you get a report listing each of the fire and smoke dampers we tested, with its location and its result. Keep it with the building’s fire safety records so it’s ready when your assessor or insurer asks.

Good access is half the battle. If a damper has no access panel, have one fitted ahead of the next visit.

What affects the quote in New England

The diagnosis comes before the price. We look at:

  • How easy every part is to reach
  • The size of the system
  • Working hours and out-of-hours timing
  • The condition of the system

Putting the work off seldom saves money. Problems in a system tend to grow, and a neglected system can mean more work. If you are unsure, ring 0345 646 2711 or email us and we’ll give you an honest view and a fixed quote.

What to send for a quote

The more you tell us, the more accurate the quote. When you get in touch, it helps to send:

  • Any symptoms, from odd noises to smells or leaks
  • Detail shots of panels, filters and grilles
  • Your last certificate, test record or report
  • Photos showing the whole system and its surroundings

We do not publish a price list, because every site is different. Instead, we look at your site first, from pictures or a survey, and then send you a fixed quote. To start, call us on 0345 646 2711 or use the quote form.

How the visit works

Your staff don’t need to do much on the day. Someone lets us in at the agreed time and shows us where everything is, and we take it from there. Afterwards, the area is left tidy and the written report follows. If the van will struggle with a lane or gateway near New England, let us know and we will plan around it.

  1. Before the visit, we agree access, timings and any areas with restrictions.
  2. Ceiling tiles and hatches are opened and each damper’s access panel removed.
  3. We release each blade and check it shuts all the way.
  4. The damper is reset and its condition noted.
  5. Panels and tiles go back, and the results are written up.

Getting ready for the visit

For landlords and multi-site operators

We work for landlords, managing agents and facilities managers as well as the people running the site. Where a system serves more than one tenant, such as a shared riser, it helps to agree who arranges the work, and we can quote for the whole system.

The Fire Safety Order 2005 puts the duty to manage fire risk on the responsible person, which may be the employer, owner, landlord, FM or managing agent. With shared responsibility, good records help everyone.
