Fire damper testing in Locksbottom, done properly

Plenty of buildings have dampers nobody has looked at since they were fitted. Ceilings have gone up, access panels have been covered or lost, and the records have gone missing. We locate and test the dampers we can reach and record the ones we can’t, so you know where the gaps are. Typical jobs include dirty dampers that may not close and fire dampers with no recent test record, across wall and floor dampers, motorised smoke dampers and riser dampers.

Many London buildings have been through several fit-outs, and dampers are often left behind new ceilings with no way to reach them. In Locksbottom, as across London, finding every damper and recording its access is part of the job.

Duct Doctor has been trading since 2009, and we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we are fully insured.

What fire damper testing looks like in Locksbottom

The FSA’s food hygiene register lists about 12 schools, colleges and universities and about 21 caring premises (care homes, nurseries and hospitals) with registered kitchens or food service within about 1.5 miles of central Locksbottom. Buildings like these often have ducted ventilation, and wherever a duct crosses a fire-resisting wall or floor there should be a damper, tested at least once a year. In a London building, dampers are often spread across floors and risers, and testing is normally planned out of hours. Princess Royal University Hospital is the nearest hospital, about 0.5 miles south-west of Locksbottom. Hospitals are a good example of a building with fire dampers across many floors and departments.

Princess Royal University Hospital, about 0.5 miles south-west of Locksbottom, is the kind of building where dampers protect every compartment; smaller care sites need the same annual tests. Historic buildings that have had ventilation added later can hide dampers in awkward places; Down House, about 2.7 miles south, is one of the historic houses in the area around Locksbottom.

Locksbottom is about 2 miles south-west of Orpington, in Greater London. Do you need fire damper testing in Locksbottom?

In most buildings, Locksbottom included, dampers are out of sight in ceiling voids, risers and service shafts. If there’s no hatch to reach them, they slip off everyone’s list, and one that cannot be reached cannot be tested.

What we’re most often called out for:

  • Fire dampers with no recent test record
  • Fire dampers nobody can get to
  • Motorised smoke dampers due for testing
  • Buildings with no damper register

If you manage a school site such as Darrick Wood Infant & Nursery School, any fire dampers can be tested in the holidays.

What to look for in a quote

  • Whether the whole system is included, or only the parts that are easy to reach
  • Proof of accreditation you can verify
  • What records you’ll receive afterwards
  • What hours they’ll be on site

Our hiring checklist

Keeping the system healthy

Looking after the system between visits is straightforward, and it makes the next visit easier:

  • Store test records alongside the fire risk assessment
  • Update the register when ductwork changes
  • Keep an eye out for damp around dampers
  • Do not let hatches get painted shut or boarded over

When we finish, we send a report covering every damper on the visit, with where it is and whether it passed. File it with your fire safety log so it’s to hand for assessors and insurers.

Good access is half the battle. Where there’s no hatch, an access panel makes testing possible before the next test.

Leave it or put it right?

Faults found early are often simpler to put right. Years of corrosion and dirt can mean the whole damper needs replacing instead. London buildings are shared, so a fire or failure in one system can reach the neighbours above and beside you.

We do not list prices on the website, because the cost depends on the site in front of us. Call for a fixed quote, and we will explain what it covers.

What you get with us

  • We’re fully insured
  • Out-of-hours work and a 24/7 emergency line
  • One number for every site across the South East and London
  • In business since 2009

See our cost guide or how to check a contractor.

What we do, step by step

Everything the job needs comes with us, from protective sheeting to tools and access equipment. All we need from you is clear access and the right equipment switched off. On site, the work takes a morning or an afternoon for a small number of dampers, longer where there are many. Most London sites cannot stop for the day, so work in Locksbottom is typically done overnight, early in the morning or at weekends.

  1. We plan access and timing with you first, including any out-of-hours work.
  2. Ceiling tiles and hatches are opened and each damper’s access panel removed.
  3. We release each blade and check it shuts all the way.
  4. We reset it and record any dirt, corrosion or damage.
  5. We close everything up and send the results in a report.

How to prepare

  • Allow time for equipment near the work to be turned off and cool down
  • Let us know when the site is closed or quiet
  • Make sure someone can let us in and lock up afterwards

Landlords, agents and facilities managers

Whether it’s one building or many, you get the same standard: a survey first, a fixed quote, the work timed around the site and a report with pictures.

We work for landlords, managing agents and facilities managers as well as the people running the site. Shared systems, like a riser serving several units, need a clear agreement on who books the work, and we are happy to quote for all of it.

Common questions in Locksbottom

Which fire service covers Locksbottom?

Fire safety enforcement in Locksbottom is handled by London Fire Brigade. Failed dampers on a report should be followed by a record of the repair, so the file shows the problem was closed out.

Do you work overnight in Locksbottom?

Yes, evening, overnight and weekend work is normal for us. That way a site in Locksbottom does not have to lose a day’s trading. Just call 0345 646 2711 or send us an email with your opening times and we will plan around them.

Do you certify fire dampers?

After testing, we provide a report covering each damper, showing where it is, whether it passed and what we found. It belongs in your fire safety log.

Do we need to close while you work?

Not usually. We need the work area to ourselves while we are on site, so the visit goes in a quiet slot.

Is a quote from photos possible?

Yes, for many jobs. Send wide shots, close-ups of any access panels and anything that worries you, and a fixed quote normally follows within one working day. Some sites still need a visit, and we’ll say so.

What if a damper has no access panel?

We record it as not tested and explain why. We can fit an access panel so it’s tested on the next visit.

What accreditations do you have?

We’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we carry full insurance.

What about areas you can’t get to?

Anything we cannot reach goes on the report, with a note of where it is, and we tell you what would make it reachable, such as extra access panels in ductwork.

Staff cleaning versus specialist work

Good housekeeping makes our visits easier, not unnecessary. Clean filters and tidy surfaces slow the build-up, but hidden parts of the system still need specialist attention.

Logging matters as much as cleaning. A simple log of filter washes, wipe-downs and checks shows an inspector that the system is looked after between visits, alongside our reports.

How we price fire damper testing

Sites vary more than people expect. What affects the quote:

  • The scale of the work
  • Site rules, permits and inductions
  • The times the site is available
  • The number of sites or systems

Working hours, access and the scale of the site all affect the cost. We take each of them into account and give you a fixed price before work begins.

Asking for a quote

The more you tell us, the more accurate the quote. With your enquiry, please include:

  • Your opening hours and when the area is out of use
  • The site address and the type of premises
  • The paperwork from the last visit, if you have it
  • Any access panels or hatches you can see

Quoting starts with a diagnosis, either from photos and details you send or from a site visit. Then we send a fixed price, before work begins.
