What the work involves, part by part

Access panels

Over time, hatches and panels get covered up. Clear access makes the test quicker and less disruptive.

Ceiling voids and risers

Plant rooms and risers can be damp, which leads to corrosion. Signs of corrosion or water are recorded so the cause can be tackled.

About our fire damper testing in Little Portugal

In a fire, ductwork can act as a shortcut for flame and smoke from one part of a building to the next. That depends entirely on the blade closing all the way. Regular drop testing is how that gets checked in each part of the building. Common call-outs are for dampers overdue for their annual drop test and dirty dampers that may not close, on riser dampers, motorised smoke dampers and hospitals and care homes.

Plenty of London buildings have been refitted more than once, and dampers are often left behind new ceilings with no way to reach them. Locating each damper in a building in Little Portugal is the first part of a proper test.

Nothing is signed off by word of mouth: a dated report with photos of the work, and for TR19® Grease cleans, a certificate issued through the BESCA VHE portal. It shows what was done and what, if anything, couldn’t be reached.

Aftercare tips

Simple habits between visits make a real difference. Our advice:

  • Keep the damper register up to date after any building work
  • Never wedge or tie a damper open
  • Book the next test before the year runs out
  • Don’t let hatches get painted shut or boarded over

Tell other contractors where the dampers are, and ask them not to run cables through or wedge them. If a damper has been disturbed, have it tested again.

Good access is half the battle. Where there’s no hatch, an access panel makes testing possible before the next test.

What we’re called out for in Little Portugal

The law puts a duty on the responsible person to keep fire safety systems, dampers included, in working order. Employers, owners, landlords and managing agents all need evidence that the dampers have been checked.

If you notice any of these, it’s worth a diagnosis:

  • Blades that jam part-way when released
  • Fire dampers with no recent test record
  • Rusted damper blades and springs
  • Dust or grease build-up on damper blades

Historic houses near Little Portugal, with Buckingham Palace about 2 miles north-west, are a reminder that older buildings can hold dampers in unexpected places.

Our hiring checklist

What your team can do, and what needs us

Staff cleaning and specialist work are not the same thing. Wiping filters daily and washing them weekly keeps the visible parts in order, but grease that has passed the filters is out of reach. Reaching it takes a specialist with the right equipment.

Your own staff can handle the daily basics: wiping canopies, washing grease filters and recording it in a log. Inside the ducts, risers and fan is specialist work, and that is where we come in.

How the visit works

Night work is normal for us. Evenings, nights and weekends are when much of our work happens, so a kitchen or building can carry on as usual the next day. The visit itself takes anything from a couple of hours for a handful of dampers to a full day for a large building. Expect the work in Little Portugal to happen after your last customer leaves, not during trading.

  1. First we look at any damper register, drawings or earlier test reports.
  2. We find every damper and open it up through the access panel.
  3. Every fire damper is dropped, and every smoke damper is tested through its controls.
  4. Each one that passes is reset, ready to work.
  5. You get a report listing each damper, its result and any remedials needed.

How to prepare

  • Tell us where we can park and unload
  • Arrange a key holder or contact on site
  • Agree a time when the area can be out of use

Some systems can be priced from photos; others need a survey. Big or complicated sites, and systems that are hard to see in photos, get a survey first. Either way, you get a fixed price before we start.

Advice

Why act early in Little Portugal

If a damper cannot close, the wall it sits in has a hole in it during a fire. Everything else about the compartment can be right and the duct still lets it down. Testing now is how you find out before it matters. A busy site in Little Portugal builds up dirt and wear quickly, so putting it off makes the eventual job larger.

Every site is different, so we price each one individually. The size of the job, how we reach it, its condition and the working hours all play a part.
