Fire damper testing for sites in Lea Bridge

About our fire damper testing in Lea Bridge

Ductwork can carry fire and smoke between compartments, and the damper is what stops it. A damper only does its job if the blade can drop fully. Regular drop testing is how that gets checked for the dampers in your building. If you’re dealing with dampers that stick or won’t close fully and dampers overdue for their annual drop test, we can help.

Plenty of London buildings have been refitted more than once, and dampers are often left behind new ceilings with no way to reach them. In Lea Bridge, as across London, finding every damper and recording its access is part of the job.

Duct Doctor has been trading since 2009, and we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we carry full insurance.

How it works

Your staff don’t need to do much on the day. Someone lets us in at the agreed time and shows us where everything is, and the rest is down to us. Before we leave, the area is tidied and the paperwork follows. Most London sites cannot stop for the day, so work in Lea Bridge is normally done overnight, early in the morning or at weekends.

  1. We start with whatever records exist: registers, drawings or old reports.
  2. Each damper is located and reached through its access panel.
  3. Fire dampers are drop tested and smoke dampers are run through their controls.
  4. Each one that passes is reset, ready to work.
  5. The results go into a report, with failed dampers and remedials listed.

Getting ready for the visit

  • Move anything stored near the system
  • Mention any parking or loading restrictions
  • Arrange a key holder or contact on site

Get a fixed quote

We do not publish a price list, because no two systems are the same. We look at your system first, from photos or on a visit, and then give you a fixed quote. To start, give us a ring on 0345 646 2711, or email photos.

How we price fire damper testing

Sites vary more than people expect. What affects the quote:

  • One-off work versus a regular cycle
  • Whether several sites go on one quote
  • The scale of the work
  • Site rules, permits and inductions

Working hours, access and the scale of the site all affect the cost. We take each of them into account, and the price is fixed before we start.

What to send for a quote

Many jobs can be priced from pictures and some basics. Send what you can of the following:

  • Any access panels or hatches you can see
  • Wide photos of the system and the area around it
  • The postcode and the type of business
  • Any symptoms, from odd noises to smells or leaks

To help us quote: where the site is, what it is and its opening hours, photos of the system and any previous report or certificate. Then call 0345 646 2711 or send us an email.

Leave it or put it right?

A sticking blade caught on an annual test can be a small repair. Left for years, corrosion and build-up can turn it into a full damper replacement. In Lea Bridge, a planned overnight visit is much easier than closing unexpectedly.

Whatever the type of site, the quote works the same way: how much there is, how we reach it, what state it’s in and when we can work. Ask for a fixed quote and we will explain each part.

Lea Bridge questions

Can fire dampers in schools around Lea Bridge be tested in the holidays?

Yes. Half-terms and the summer break are the natural time for school work. There are about 37 schools, colleges and universities on the FSA’s food hygiene register within about 1.5 miles of Lea Bridge. Send us your term dates when you call us on 0345 646 2711 or send us an email, and we’ll fit the work in.

Is parking a problem for work in Lea Bridge?

Parking and loading in London need planning, so tell us about bays, permits and building rules when you book. Working overnight, as we often do in London, normally makes it simpler.

What does fire damper testing cost?

Size, condition, access and working hours all affect the cost. Ask us for a fixed quote and we will typically reply within one working day.

Who is responsible for fire safety on the premises?

The Fire Safety Order 2005 calls them the responsible person: often the employer, owner or occupier. Landlords, facilities managers and managing agents can also hold responsibility.

Whose job is it to make sure fire dampers are tested?

It’s the responsible person, under the Fire Safety Order 2005. Testing at least yearly and keeping the reports is how they can show it’s being done.

What accreditations do you have?

We’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we carry full insurance.

What do you do with what you remove?

Waste is contained during the work and removed when we leave, including grease, debris and dirty water. None of it is left on site.

Do you work in Lea Bridge?

Yes. We cover Lea Bridge and the rest of Greater London, within our South East and London area. To book, call us on 0345 646 2711 or send us an email.

Do you need fire damper testing in Lea Bridge?

Rust is a frequent reason a damper will not close. Condensation, leaks and damp plant rooms corrode the parts that need to move, and the damper can seize quietly where no one sees it.

It’s time to book a visit if you see:

  • Dampers flagged on a fire risk assessment
  • Dirty dampers that may not close
  • Fire dampers with no recent test record
  • Dampers that stick or will not close fully

Historic houses near Lea Bridge, with Sutton House about 1 mile south, are a reminder that older buildings can hold dampers in unexpected places.

What your quote should include

  • Whether the figure could change on the day
  • What happens if part of the system cannot be accessed
  • Whether the quote is based on a survey or pictures
  • When they can work, and whether that’s outside your opening hours

Choosing a duct cleaning contractor

Different parts, different methods

Ceiling voids and risers

Plant rooms and risers can be damp, which leads to corrosion. We note any rust or water damage on the report so the cause can be tackled.

Offices and retail

In offices and retail units, dampers tend to be hidden above working areas. Testing can be done outside opening hours so the space stays open.

Between visits

Think of this as the after-treatment advice, short and simple:

  • Report leaks or condensation near ductwork quickly
  • Keep cables and fixings away from damper blades
  • Act on failed dampers rather than leaving them on file
  • Keep to at least yearly testing

Failed dampers are set out separately, each with the fault we found, along with an offer to repair or replace them. After a repair, we retest the damper and update the record.

Water is a damper’s enemy, so fix leaks and condensation near them promptly. Rusted parts are one of the main reasons dampers fail to close.

Fire damper testing in Lea Bridge: local notes

The FSA’s food hygiene register lists about 37 schools, colleges and universities and about 48 hospitals, care homes and childcare premises with registered kitchens or food service in Lea Bridge and the streets around it, up to about 1.5 miles out. Many buildings of this kind have ductwork through fire-resisting walls and floors, and the dampers at those points need testing at least annually. For Lea Bridge, the closest hospital is Homerton University Hospital, roughly 0.8 miles south. Healthcare buildings rely on fire compartments to protect people who can’t easily move, and dampers keep those compartments sealed. Lea Bridge sits within the area of London Fire Brigade. In most workplaces and other non-domestic buildings, it’s the fire and rescue authority that enforces the Fire Safety Order.

For managed buildings around Clapton station, damper testing can be booked out of hours so tenants aren’t disturbed. If you manage a school site such as Southwold Primary School, any fire dampers can be tested in the holidays.
