How we handle fire damper testing in Greatstone-on-Sea
The idea behind drop testing is straightforward: the blade is released, checked for a full close and reset. We do this for buildings in Greatstone-on-Sea and across Kent, logging each one so the record builds year on year. The work covers wall and floor dampers, hospitals and care homes and fusible link fire dampers, and the jobs we see most are dust or grease build-up on damper blades and buildings with no damper register.
Rural buildings that have been converted or extended can have ducts passing through fire-resisting walls, and the dampers in them are easily forgotten. The first visit starts by locating each damper.
Our accreditations include CHAS, SafeContractor and ISO 9001, and we are fully insured. On top of that, we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, trading since 2009.

What happens on the day
A visit follows the same order every time: sheeting and protection first, make the system safe, carry out the fire damper testing, clear away and leave you the report. The visit itself takes from an hour or two in a small building to several visits on a large estate. Rural roads and tight entrances are worth telling us about before a visit to Greatstone-on-Sea.
- We gather what’s known about the dampers, from drawings, registers or past reports.
- Dampers are located one by one and reached through their access panels.
- Every fire damper is dropped, and every smoke damper is tested through its controls.
- Each one that passes is reset, ready to work.
- We report on every damper, with faults and suggested remedials set out.
Preparing for the visit

Advice
When it’s something else
Not every problem is solved by fire damper testing, and we’d rather say so up front. It will not put right:
- Signing off a building’s overall fire safety
- Gaps in the wall or floor around the damper
- Fire risk assessments, which need a fire risk assessor
If you are not sure, just call us on 0345 646 2711 or send us an email and we’ll give you a straight answer.

Greatstone-on-Sea buildings and fire safety
The coast is only about 1 mile from Greatstone-on-Sea. A damper that has corroded can stay open when it should close, which is why coastal sites are worth testing carefully. The FSA’s food hygiene register lists about 4 caring premises (care homes, nurseries and hospitals) with registered kitchens or food service in Greatstone-on-Sea and the streets around it, up to about 1.5 miles out. Many buildings of this kind have ductwork through fire-resisting walls and floors, and the dampers at those points need testing at least annually. Greatstone-on-Sea sits within the area of Kent Fire and Rescue Service. Its fire safety officers enforce the Fire Safety Order in most non-domestic buildings, and that covers fire safety systems such as dampers.
A school like Greatstone Primary School can have any dampers tested over half-term without disturbing lessons.

What the work involves, part by part
Access panels
Where there’s no access panel, we record the damper as not tested and say why. We can fit access panels so it’s tested next time.
Smoke dampers
A smoke damper that doesn’t respond to its controls is recorded as a fault, along with what we saw.
What happens if it’s left?
Until a damper has been dropped, you cannot say whether it works. A test gives you a clear answer, and we can offer remedials for any that fail, and that is something you can plan around. Rural sites cannot always move to another kitchen or room when something fails.
Combining work into one visit or one programme can make for a more efficient booking. Mention every system or site you need covered and we will price it together.

Keeping the system healthy
Aftercare is simple, and it makes the next visit easier:
- Update the register when ductwork changes
- Act on failed dampers rather than leaving them on file
- Report leaks or condensation near ductwork quickly
- Make sure access panels stay clear and usable
Make sure trades working in ceilings and risers know where the dampers sit, and ask them not to run cables through or wedge them. Anything they disturb should be checked again.
Keeping to at least annual testing stops small faults turning into failed dampers. Faults caught early are easier to fix.
Staff cleaning versus specialist work
Staff cleaning does not replace a specialist visit; it supports it. Clean filters and tidy surfaces slow the build-up, but hidden parts of the system still need specialist attention.
Away from the kitchen, the in-house job is mainly checking: keeping grilles clear, noting unusual noise or smells and logging filter changes. The inside of ducts and units needs a specialist.

Common problems we fix in Greatstone-on-Sea
Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person has a duty to keep fire safety measures working, and dampers are part of those measures. Whoever that is, whether employer, owner, landlord, facilities manager or managing agent, needs to be able to show the dampers work.
The symptoms we are asked about most are:
- Fire damper items raised by an assessor
- Dampers overdue for their annual drop test
- Gaps in the fire damper test log
- Dampers that cannot be reached without an access panel
Every damper we test around Greatstone-on-Sea gets its own entry in the report, with pictures.

Common questions in Greatstone-on-Sea
Can you come to Greatstone-on-Sea after we close?
Yes, out-of-hours work is a big part of what we do. It means the site in Greatstone-on-Sea keeps running as normal. Tell us your opening hours when you ask for a quote.
Is fire damper testing any different in a coastal place like Greatstone-on-Sea?
It can. Salt air reaches Greatstone-on-Sea, which is within about 1 mile of the coast, and it speeds up rust. We pay particular attention to dampers near louvres and intakes, where salt air reaches.
What do you do with what you remove?
It’s contained and taken away. Grease, debris and waste water are collected as the work goes on, so it does not spread.
How often does BESA say fire dampers should be tested?
BESA’s guidance is a test on installation and at least once a year after that. Some sites choose to test more often where the risk is higher.
Do you work with multi-site operators?
Yes. One number covers all your sites in our area, and visits can be set on a regular cycle.
What if a damper has no access panel?
It’s noted as inaccessible rather than skipped. With an access panel fitted, it can be tested on a return visit.
What if a fire damper won’t close?
We note the failure and what we found. A repair or a replacement can follow as a remedial job with a fresh test at the end.
Do you cover Greatstone-on-Sea?
Yes. Greatstone-on-Sea is part of the area we cover, as part of our area across London and the South East.
