Need fire damper testing in Four Marks?

Different parts, different methods

Ceiling voids and risers

Plant rooms and risers can be damp, which leads to corrosion. We note any rust or water damage on the report so the cause can be tackled.

Access panels

Access panels sometimes get painted over, screwed shut or hidden by new ceilings. Clear access makes the test quicker and less disruptive.

Fire damper testing in Four Marks

Ductwork can carry fire and smoke between compartments, and the damper is what stops it. That depends entirely on the blade closing all the way. Annual drop testing is how you know in each part of the building. Typical jobs include dampers clogged with dust or grease and smoke dampers with no recent test, on wall and floor dampers, riser dampers and offices and schools.

In smaller places like Four Marks, dampers are often in the ductwork serving kitchens, plant rooms and escape routes. We plan the work around the people using the building.

We are CHAS and SafeContractor accredited, we hold ISO 9001 and we’re fully insured. On top of that, we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, trading since 2009.

What happens on the day

There are three stages on the day: set-up, the treatment itself and the sign-off. Getting ready means protecting surfaces and switching off what needs to be off, and the sign-off is a written report with photos. Most of the time goes on the work itself, and that takes anything from a couple of hours for a handful of dampers to a full day for a large building. Because the survey comes first, a visit to Four Marks can usually be finished without a second trip.

  1. We go through the damper schedule and any previous faults.
  2. We locate every damper and note any we can’t reach.
  3. Fire dampers are drop tested, and smoke dampers are tested through their controls.
  4. Passes are reset and any failures recorded with the reason.
  5. We report the results and offer remedials on failed dampers.

Signs you need fire damper testing in Four Marks

Over the life of a building, owners, tenants and contractors come and go, and the damper records don’t always go with them. Without a register, nobody knows how many dampers there are or when they were last tested.

The symptoms we’re asked about most are:

  • Dust or grease build-up on damper blades
  • Fire dampers nobody can get to
  • Dampers overdue for their annual drop test
  • Smoke dampers with no recent test

If you manage a historic building in the area (Bentworth Hall is about 2.7 miles north), dampers fitted during conversions can be hard to reach and need recording.

What your quote should include

  • How areas they cannot reach will be recorded
  • Whether the quote shows VAT
  • If the quote is a fixed price or an estimate
  • Whether the quote is based on a survey or pictures

Honest limits

Not every problem is solved by fire damper testing, and we will tell you before we start. It does not solve:

  • Approving the building’s fire strategy
  • Missing dampers that a designer needs to specify
  • Fire alarm or control system faults behind a smoke damper

If in doubt, call us on 0345 646 2711, or send details by email and we’ll say what we think before you book.

Common questions in Four Marks

Is Four Marks within the area you cover?

Yes, we work in villages as well as towns, and Four Marks is covered. Let us know about access, parking and anything unusual about getting there when you book.

Can you come to Four Marks after we close?

Yes, we can come after you close and finish before you open. The site is handed back ready to open. Your opening times are the first thing we ask for.

Will we get a certificate for the dampers?

The record we give you is a report of the tests, damper by damper. Failures are set out with the remedials we’d suggest.

Which sectors do you work in?

All kinds of commercial and public premises: kitchens, offices, schools, healthcare, retail, leisure and food production. Work is timed around how each site runs.

How far ahead should we book?

For planned work, earlier is better, particularly if your next visit is nearly due. Emergencies are different, because our line is open 24/7.

Does the law say we must follow TR19?

No. TR19® is BESA’s specification, not legislation. The legal duty comes from the Regulatory Reform (Fire Safety) Order 2005: the responsible person must assess and reduce fire risk, and TR19® is the benchmark for showing that grease in the extract is under control.

What do you need from me for a quote?

The site address, the type of premises and your opening hours, along with a few pictures and any previous report.

What does TR19 mean?

It’s BESA’s specification and the benchmark insurers, fire officers and EHOs look to. It covers how systems are inspected, cleaned and checked, and it takes a risk-based approach.

Multi-site and managed buildings

Managing agents often deal with us directly. Tell us the site, the work and the access arrangements, and we’ll send a fixed quote.

Whether it’s one building or many, you get the same standard: diagnosis, a fixed price, work booked around your hours and a written report with pictures.

Leave it or put it right?

When something goes wrong, people ask what checks were in place. Damper test records are part of that answer, and they only exist if the testing happened. Light use slows the build-up but doesn’t stop it.

What you pay depends on the size of the system, the condition it’s in and access to every part of it. You get a fixed price before work begins, so you know where you stand.

What staff can safely do

Logging matters as much as cleaning. A simple log of filter washes, wipe-downs and checks helps show that the system is managed between specialist visits, next to our reports.

Some jobs should never be done in-house: entering ducts, working on fans, testing dampers and taking grease readings need training, the right equipment and safe access. That is our job.
