Fire damper testing in Five Wents, done properly
The point of testing is to find dampers that fail. Where a blade sticks, a link is damaged or corrosion has set in, we note it and can quote to repair or replace the damper rather than leaving you with a problem and no fix. We are often asked to deal with blades that jam part-way when released and dampers clogged with dust or grease, on fusible link fire dampers, hospitals and care homes and motorised smoke dampers.
In rural areas, conversions, country hotels and care homes can have ductwork crossing fire-resisting walls, and the dampers in them are easily forgotten. The first visit starts by locating each damper.
Accreditations are easy to claim and worth checking. We are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we hold CHAS, SafeContractor and ISO 9001, with full insurance on top.

Different parts, different methods
Smoke dampers
Testing smoke dampers sometimes needs input from whoever looks after the control system. We plan that with you before the visit.
Ceiling voids and risers
Where ductwork runs up through a building, there are often dampers at every floor. Testing goes floor by floor so nothing is missed.
What affects the cost of fire damper testing
Some jobs are bigger than they look, and some smaller. The main factors:
- One-off work versus a regular cycle
- Whether several sites go on one quote
- Where the site is and how we reach it
- How easy every part is to reach
What you pay depends on the size of the system, what state it’s in and access to every part of it. You get a fixed price before we start, so you know where you stand.
Helping us quote
To speed up the quote, please include:
- Close-ups of filters, grilles, hatches or access panels
- Where the plant sits or the system leaves the building, such as a roof or outside wall
- The site address and the type of premises
- Anything you’ve noticed, such as smells, noise, drips or poor airflow
Every quote begins with a look at the system, either from pictures and details you send or from a site visit. Then we send a fixed price so you know the cost before work begins.
What we’re called out for in Five Wents
Other trades work around dampers all the time. A cable run through the blade path, a knocked link or a wedged blade is enough to stop a damper closing.
Keep an eye out for these warning signs:
- Dampers that can’t be reached without an access panel
- Fire dampers with no recent test record
- Fire dampers that fail to drop shut
- Damper actions from a fire risk assessment
The nearest hospital, KIMS hospital, is about 4.2 miles north; healthcare buildings like it are a reminder that dampers protect people who can’t move quickly.
What your quote should include
- If they look at the system before pricing
- Whether the quote shows VAT
- Their accreditations, such as BESCA Vent Hygiene Elite, CHAS or SafeContractor
- When they can work, and whether that is outside your opening hours
Keeping the system healthy
To keep the system working properly between visits:
- Diary the annual test well ahead
- Keep cables and fixings away from damper blades
- Make sure access panels stay clear and usable
- Close off damper faults promptly
Put the next test in the diary within twelve months. BESA guidance is at least annual testing, and booking the same month each year keeps it simple.
Water is a damper’s enemy, so fix leaks and condensation near them promptly. Rusted parts are one of the main reasons dampers fail to close.
What happens on the day
There are three stages on the day: set-up, the treatment itself and the sign-off. Getting ready means protecting surfaces and switching off what needs to be off, and the sign-off is a written report with pictures. The middle part takes longest, which takes a couple of hours for a few dampers, and a day or more across a big site. Rural roads and tight entrances are worth telling us about before a visit to Five Wents.
- We plan access and timing with you first, including any out-of-hours work.
- We open up ceilings and hatches and take off each access panel.
- The blade is released and watched to make sure it closes fully.
- The damper is reset and its condition noted.
- We close everything up and send the results in a report.
How to prepare
- Tell us where we can park and unload
- Let us know about permits to work or site inductions
- Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas

Advice
Common questions in Five Wents
Do you cover smaller places like Five Wents?
Yes. Five Wents is within the area we cover across London and the South East. Just mention lanes, gates or anything else about the site when you book.
Which fire and rescue service is responsible for Five Wents?
It’s Kent Fire and Rescue Service, which covers Five Wents. BESA guidance is that every fire damper is tested at least once a year, so an officer or insurer may expect a report less than a year old.
Do you test dampers in the evening or at weekends?
Yes, the visit is arranged to suit the site. We can work evenings, overnight or at weekends if daytime testing would get in the way.
Do you have a 24/7 line?
Yes, 24/7. Office hours are Monday to Friday, 8am to 6pm, with the emergency line covering every other hour.
Can you quote from pictures?
Yes, for many jobs. Send a few wide photos plus close-ups of panels, filters or grilles, and we typically come back within one working day. If photos are not enough, we’ll survey first.
How long will damper testing take?
As a guide, it takes a morning or an afternoon for a small number of dampers, longer where there are many. It comes down mainly to how many dampers there are and how easy they are to get to.
How much does fire damper testing cost?
There’s no set price, as it depends on the job: the size of the system, its condition, access and when we can work. You get a fixed price before work begins.
What accreditations do you have?
BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease, plus CHAS, SafeContractor and ISO 9001. We’re fully insured and have been trading since 2009.
For landlords and multi-site operators
Whether it’s one building or many, the standard is the same: a survey first, a fixed quote, the work timed around the site and a report with photos.
When the building owner and the occupier are different, it’s worth checking the lease for who maintains the systems. We’re happy to deal with either side, and the report can go to both.
What a clean will not put right
We won’t sell you work that doesn’t address the problem, so these are the things it will not cover:
- Fire alarm or control system faults behind a smoke damper
- Sign-off of the whole building’s fire safety
- Fire-stopping gaps around the duct where it passes through the wall
Not sure which it is? You can ring 0345 646 2711 or use the quote form and we’ll tell you honestly before you book.
