Looking after it afterwards

Here’s the after-treatment advice, short and simple:

  • Add new dampers to the register as they’re fitted
  • Don’t let anything obstruct a damper’s blade
  • Keep ceiling hatches and duct panels easy to open
  • Report leaks or condensation near ductwork quickly

Pass the report to whoever keeps your fire risk assessment up to date, so the assessment reflects where the dampers stand. Outstanding faults should be dealt with, not left on file.

Deal with leaks and condensation near dampers quickly. Rusted parts are one of the main reasons dampers fail to close.

Fire damper testing in Elmbridge Village, done properly

Under BESA guidance, every fire damper is tested on completion of installation and then at least once a year. For spring-operated types, annual testing is the minimum. Our job is to do the testing and hand you the paperwork that shows it. The work covers fusible link fire dampers, motorised smoke dampers and offices and schools, and the jobs we see most are dampers that can’t be reached without an access panel and missing or out-of-date damper records.

Rural buildings that have been converted or extended can have ducts passing through fire-resisting walls, where the dampers are easy to overlook. The first visit starts by locating each damper.

The sign-off is always in writing: a written report, dated and illustrated with photos, and for TR19® Grease cleans, a certificate issued through the BESCA VHE portal. Any parts we couldn’t reach are recorded on it too.

The process

On the day, we arrive at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Anything that needs to be off for the work is switched off and left to cool before any work starts, and floors and nearby surfaces are sheeted. On site, it takes a morning or an afternoon for a small number of dampers, longer where there are many. If you can send photos, we can arrive in Elmbridge Village knowing what to expect.

  1. We plan access and timing with you first, including any out-of-hours work.
  2. We open up ceilings and hatches and take off each access panel.
  3. We release each blade and check it shuts all the way.
  4. The damper is reset and its condition noted.
  5. We close everything up and send the results in a report.

Before we arrive

  • Tell us where we can park and unload
  • Let us know when the site is closed or quiet
  • Clear loose items from the work area

Staff cleaning versus specialist work

Your own staff can handle the daily basics: wiping down canopy surfaces, cleaning filters and keeping a simple log. What they cannot safely do is clean inside the ductwork, the fan or the risers, which is where we come in.

If your staff spot something between visits, like drips, unusual noise, smells or damaged filters, it’s best reported rather than tackled in-house. We will take a look and send you a fixed quote.

Common problems we fix in Elmbridge Village

Buildings in Elmbridge Village change owners, tenants and maintenance contractors over the years, and damper records often get lost along the way. Without a register, nobody knows how many dampers there are or when they were last tested.

The symptoms we’re asked about most include:

  • Dampers hidden with no access panel or hatch
  • Missing or out-of-date damper records
  • Smoke dampers with no recent test
  • Fire dampers that fail to drop shut

Healthcare buildings such as Milford Hospital (about 5.1 miles west) rely on fire compartments, and the dampers in them need testing at least annually.

Fusible link fire dampers

The link has to be in good order for the damper to work. Each link is looked at as part of the test and note anything that is not right.

Offices and retail

Fit-outs and tenant changes are hard on dampers. Testing after a fit-out shows whether anything was disturbed.

Common questions in Elmbridge Village

Do you test dampers in schools in Elmbridge Village during the holidays?

Yes. The holidays are the usual time for school work. Food Standards Agency records list about 2 schools, colleges and universities with registered kitchens within about a mile and a half of Elmbridge Village. Send us your term dates when you give us a ring on 0345 646 2711 or drop us a line, and we will fit the work in.

Do you work overnight in Elmbridge Village?

Can you look after several sites?

Yes. One number covers all your sites across London and the South East, with visits on a regular schedule.

What accreditations do you have?

CHAS, SafeContractor, ISO 9001 and BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease. We have been trading since 2009 and we are fully insured.

How much time does a damper test visit need?

As a guide, it takes a morning or an afternoon for a small number of dampers, longer where there are many. The number of dampers and how they’re reached decide the rest.

Can we book visits on a schedule?

Yes. Plans on a 3, 6 or 12-monthly cycle are available, to suit the system and how it’s used.

Do you survey before quoting?

Yes. For many sites, photos and a few details are enough, and larger or hidden systems get a visit.

Who has the legal duty for fire safety?

The Fire Safety Order 2005 calls them the responsible person: normally the employer or whoever controls the premises. In shared or managed buildings, a landlord, facilities manager or managing agent can share the duty.

Multi-site and managed buildings

When the building owner and the occupier are different, it’s worth checking the lease for who maintains the systems. We’re happy to deal with either side, and the report can go to both.

Multi-site operators often want one contractor and one number. We cover South East England and London, so visits at different addresses can be planned together and kept on a regular cycle.

When something else is needed

To be straight with you, some problems need a different fix:

  • Faults in the alarm or building controls that signal smoke dampers
  • Sign-off of the whole building’s fire safety
  • Fire-stopping gaps around the duct where it passes through the wall

Not sure which it is? You can call us on 0345 646 2711, or email photos and we will tell you honestly.
