Elm Park fire damper testing
Fire damper testing for Elm Park and the surrounding area: a survey, a fixed price, careful work and proper paperwork. Ask us for a fixed quote.
- Dampers that stick or will not close fully
- Fire dampers nobody can get to
- Dampers affected by leaks or condensation
Keeping the system healthy
After the visit, a few habits help the work last:
- Store test records alongside the fire risk assessment
- Fix water leaks in plant rooms and risers promptly
- Do not let hatches get painted shut or boarded over
- Brief other trades about dampers in ceilings and risers
After testing, you get a report listing each of the fire and smoke dampers we tested, with its location and its result. Keep it with the building’s fire safety records so it’s to hand for assessors and insurers.
Where a damper sits in ductwork that collects dust or grease, keeping that ductwork clean helps. Duct cleaning and damper testing can be planned side by side.
Fire damper testing for kitchens and businesses in Elm Park
Fire dampers sit inside ductwork where it passes through a fire-resisting wall or floor. A fusible link holds the blade open until heat melts it, and the blade then drops to shut the duct. A drop test shows that the damper still does that when it matters, and every result is written down, damper by damper. Common call-outs are for blades that jam part-way when released and fire dampers nobody can get to, across fusible link fire dampers, motorised smoke dampers and offices and schools.
Across London, buildings with ducted ventilation have a fire damper wherever a duct crosses a fire-resisting wall or floor. In a larger building in Elm Park, that can mean dampers on every floor, many of them above ceilings or in risers.
Think of the report as the system’s health record: a dated account with pictures of everything we did. Grease extract cleans are also certificated to TR19® Grease through the BESCA VHE portal, ready for your insurer.

Leave it or put it right?
Sites in Elm Park tested every year build up a history for each damper so repeat problems show up early. A damper that was slow last year and sticks this year tells you something long before it fails outright. It’s better booked as a planned job in Elm Park than handled as an emergency.
Putting the work off seldom saves money. Build-up, wear and faults tend to get worse, not better, and a neglected system can mean more work. If you are not sure what’s needed, call 0345 646 2711 or drop us a line for straight advice and a fixed quote.

How we price fire damper testing
We quote each job individually. This is what makes a difference:
- How big the system is
- Travel, parking and unloading
- Whether several sites go on one quote
- Site requirements such as sign-in and permits
You will not find a price list here, because the cost depends on the site in front of us. Call for a fixed quote, and we will explain what it covers.
What we need to know
Before you ask for a quote, gather:
- The site address and the type of premises
- A few general shots of the system
- Your last certificate, test record or report
- Any symptoms, from odd noises to smells or leaks
For a fixed quote, give us a ring on 0345 646 2711 or use the quote form and tell us the type of site, your opening hours and roughly what the system looks like. A few photos and your last certificate or report help a lot. You will usually have a quote within one working day.
Common questions in Elm Park
Do you do school damper testing in Elm Park in the summer holidays?
Yes. Half-terms and the summer break are the natural time for school work. Around Elm Park, the Food Standards Agency lists about 30 schools and colleges with registered kitchens within a mile and a half or so. Just call us on 0345 646 2711, or send details by email with your term dates and we will plan around them.
Can you come to Elm Park after we close?
Yes, nights and weekends are routine for us. The site is handed back ready to open. Your opening times are the first thing we ask for.
How often should fire dampers be tested?
At least once a year, under BESA guidance, plus a test when the damper is first installed. Your fire risk assessment may call for some dampers to be tested more often.
Where does the waste go?
We contain it and take it with us. We collect grease, debris and waste water as we go rather than letting it spread.
Who is responsible for fire damper testing?
The responsible person under the Regulatory Reform (Fire Safety) Order 2005, such as the employer, owner, landlord or managing agent. Keeping fire safety systems working, dampers included, is part of their duty.
How much time does a damper test visit need?
Typically the work takes a couple of hours for a few dampers, and a day or more across a big site. It comes down mainly to how many dampers there are and how easy they are to get to.
Do you carry out smoke damper testing?
Yes, as well as drop testing fire dampers. Smoke and fire dampers are reported together, so you have one record.
What information do you need?
The site address, the type of premises and your opening hours, along with a few pictures and any previous report.
Part by part
Fusible link fire dampers
The common fire damper uses a link that holds the blade open. When the link reaches its set temperature it melts, and the blade drops to close the duct. We release the blade, check it closes fully and reset it.
Offices and retail
Fit-outs and tenant changes are hard on dampers. Testing after a fit-out shows whether anything was disturbed.
Staff cleaning versus specialist work
Staff cleaning and specialist work are not the same thing. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but grease that has passed the filters is out of reach. That part needs specialist access and equipment.
Logging matters as much as cleaning. A dated log of in-house cleaning and checks helps show that the system is managed between specialist visits, next to our reports.
Fire damper testing in Elm Park: local notes
Food Standards Agency records list about 30 schools, colleges and universities and about 35 caring premises (care homes, nurseries and hospitals) registered as food businesses within 1.5 miles or so of the middle of Elm Park. Larger buildings like these are often divided into fire compartments, with dampers where ducts pass between them. Managed London buildings typically need damper testing booked through the agent, often out of hours. London Fire Brigade covers Elm Park. Fire and rescue authorities enforce the Fire Safety Order in most non-domestic premises, and keeping dampers working is part of the responsible person’s duty.
Historic buildings that have had ventilation added later can hide dampers in awkward places; Rainham Hall, about 2.1 miles south, is one of the historic houses in the area around Elm Park. If you manage a school site such as Elm Park Primary School, any fire dampers can be tested in the holidays. Hospitals such as St George's Hospital, about 0.9 miles east, are a good example of buildings with dampers on many floors; if you manage a clinic, surgery or care home near Elm Park, the same annual testing applies.

How the visit works
There are three stages on the day: getting the area ready, doing the work and signing it off. Set-up means sheeting and making equipment safe, and the sign-off is a written report with pictures. Most of the time goes on the work itself, and that takes from an hour or two in a small building to several visits on a large estate. Managed blocks in London often need contractors booked in ahead, and we are happy to deal with the agent directly for a site in Elm Park.
- We start with whatever records exist: registers, drawings or old reports.
- We find every damper and open it up through the access panel.
- We release each fire damper blade and operate smoke dampers from their controls.
- We reset every damper that passes and check it’s left open.
- You get a report listing each damper, its result and any remedials needed.
Preparing for the visit
- Agree a time when the area can be out of use
- Clear loose items from the work area
- Have your last certificate or report to hand
Ask for a quote
The quickest way to a quote is to send photos: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Add the site type and your opening hours, and we can price many jobs without a visit.

Multi-site and managed buildings
For anyone managing more than one site, we can plan visits across the whole estate and price them together. Every building has its own written report, so each one has its own record.
We work for landlords, managing agents and facilities managers as well as the people running the site. Shared systems, like a riser serving several units, need a clear agreement on who books the work, and we’re happy to quote for all of it.
