Need fire damper testing in Connaught Village?

Fire damper testing for kitchens and businesses in Connaught Village

We are often asked to take on annual damper testing by the people who look after buildings in and around Connaught Village. Send us the damper schedule or the drawings if you have them, and we’ll plan the testing around when the building is in use. Common call-outs are for fire dampers with no recent test record and fire damper items raised by an assessor, across hospitals and care homes, wall and floor dampers and offices and schools.

London’s offices, hotels, hospitals and blocks of flats are full of ductwork crossing fire-resisting walls and floors. In a larger building in Connaught Village, that can mean dampers on every floor, many of them above ceilings or in risers.

A written report with photos follows every visit, so there’s a dated record of the work. Where the work is a TR19® Grease clean, the certificate is issued through the BESCA Vent Hygiene Elite portal.

The process

The visit has three parts: set-up, the treatment itself and the sign-off. Getting ready means protecting surfaces and switching off what needs to be off, and the sign-off is a written report with pictures. The middle part takes longest, which takes anything from a couple of hours for a handful of dampers to a full day for a large building. Before any visit in Connaught Village, we agree where the van can stop and how equipment reaches the system.

  1. Before the visit, we agree access, timings and any areas with restrictions.
  2. We open up ceilings and hatches and take off each access panel.
  3. The blade is released and watched to make sure it closes fully.
  4. The damper is reset and its condition noted.
  5. We close everything up and send the results in a report.

In-house cleaning or a specialist?

When your team notices a problem between visits, like drips, unusual noise, smells or damaged filters, they should report it rather than try to fix it. We can diagnose it and quote.

Day-to-day cleaning is something your team can do: wiping down canopy surfaces, cleaning filters and keeping a simple log. Inside the ducts, risers and fan is specialist work, and that’s where we come in.

Questions from Connaught Village

Do you do school damper testing in Connaught Village in the summer holidays?

Yes. Half-terms and the summer break are the natural time for school work. The FSA’s register shows about 78 schools and colleges with food registrations within roughly a mile and a half of Connaught Village. Tell us your holiday dates and we will book the visit for when the site is empty.

Is parking a problem for work in Connaught Village?

London parking can be tight, so details of loading bays and permits help. If the building has a loading slot system, we will book into it.

What types of premises do you cover?

We work for restaurants, pubs, hotels, schools, colleges, hospitals, care homes, offices and shops, as well as food production and leisure sites.

How much does fire damper testing cost in Connaught Village?

It depends on the site, so we quote each one individually. To get one, give us a ring on 0345 646 2711 or use the quote form and tell us about the site and its opening hours.

Which accreditations do you hold?

BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease, plus CHAS, SafeContractor and ISO 9001. We have been trading since 2009 and we are fully insured.

What do you need from me for a quote?

Just the basics: where it is, what kind of site, when it’s open and the access. Photos and the last report help too. After that, simply give us a ring on 0345 646 2711 or send us an email.

Do you test dampers in the evening or at weekends?

Yes, the visit is arranged to suit the site. Out-of-hours and weekend work is available where daytime access is difficult.

Do you offer emergency callouts?

Yes, day and night, every day of the year. Our office is open from 8am to 6pm on weekdays, and the emergency line covers the rest.

Leave it or put it right?

A damper that’s stuck open gives fire and smoke a route straight through a fire-resisting wall. Everything else about the compartment can be right and the duct still lets it down. It’s far better to find that out on a test than in a fire. Every month a London system goes without attention adds to what has to be done later.

What you pay depends on the size of the system, the condition it’s in and access to every part of it. We give you a fixed price before work begins, so you know where you stand.

What we are called out for in Connaught Village

Building work often happens right next to dampers. Cables get run through them, links get knocked and blades get wedged open, and any of those can stop a damper closing.

Common reasons sites call us include:

  • Gaps in the fire damper test log
  • Dampers overdue for their annual drop test
  • Blades that jam part-way when released
  • Dampers that can’t be reached without an access panel

Site managers at schools such as Hampden Gurney CofE Primary School typically find the summer break the easiest time for ceiling work like damper testing.

Questions to ask before booking

  • Exactly which parts of the system are covered
  • Whether a survey comes first
  • Proof of accreditation you can verify
  • Whether they recommend a next date

For landlords and multi-site operators

We regularly work with managing agents. Send the address, what’s needed and how access works, and we will send a fixed quote.

Records are where multi-site compliance often slips. Every visit ends with a dated report and pictures, so you can show an insurer or inspector what was done at each site.

What a clean won’t put right

We will not sell you work that does not address the problem, so these are the things it will not cover:

  • Fire alarm or control system faults behind a smoke damper
  • Gaps in the wall or floor around the damper
  • Missing dampers that a designer needs to specify

If in doubt, give us a ring on 0345 646 2711, or email photos and we’ll say what we think before booking.

Where we work

  • Riser dampers
  • Offices and schools
  • Wall and floor dampers
  • Motorised smoke dampers
  • Fusible link fire dampers
  • Hospitals and care homes

What the work involves, part by part

Schools, hospitals and care homes

Hospitals and care homes stay occupied around the clock. The sequence of testing is agreed with staff so care isn’t interrupted.

Offices and retail

In shared buildings, some dampers sit inside tenants’ space. We agree access with the managing agent before the visit.
