About our fire damper testing in Cliffe
In a fire, ductwork can act as a shortcut for flame and smoke from one part of a building to the next. A damper only does its job if the blade can drop fully. Annual drop testing is how you know in each part of the building. Common call-outs are for dampers overdue for their annual drop test and fire dampers nobody can get to, across fusible link fire dampers, wall and floor dampers and motorised smoke dampers.
In smaller places like Cliffe, dampers are often in the ductwork serving kitchens, plant rooms and escape routes. We plan the work around the people using the building.
Think of the report as the system’s health record: a dated account with pictures of everything we did. For TR19® Grease cleans, the certificate comes through the BESCA Vent Hygiene Elite portal, ready for your insurer.

Leave it or put it right?
Putting testing off doesn’t change whether the dampers will close; it just means you don’t know. The guidance from BESA is at least once a year, and a skipped year leaves a hole in your records as well. Light use slows the build-up but does not stop it.
What you pay depends on the size of the system, the condition it’s in and access to every part of it. We give you a fixed price before any work starts, so you know where you stand.

How the job changes from site to site
Access panels
Where there’s no access panel, we record the damper as not tested and say why. Fitting a panel means it can be tested on the next visit.
Smoke dampers
Testing smoke dampers sometimes needs input from whoever looks after the control system. We plan that with you before the visit.
In-house cleaning or a specialist?
Keep a record of what your team does. A simple log of filter washes, wipe-downs and checks shows an inspector that the system is looked after between visits, alongside our reports.
Your own staff can handle the daily basics: wiping canopies, washing grease filters and recording it in a log. Inside the ducts, risers and fan is specialist work, and that is where we come in.
What happens on the day
Everything the job needs comes with us, from protective sheeting to tools and access equipment. All we need from you is clear access and the right equipment switched off. On site, the work takes a few hours for a single floor, with bigger buildings phased over more than one visit. Getting to the system matters more than parking in a place like Cliffe, so let us know how to reach it.
- Before the visit, we agree access, timings and any areas with restrictions.
- Ceiling tiles and hatches are opened and each damper’s access panel removed.
- The blade is released and watched to make sure it closes fully.
- The damper is reset and its condition noted.
- Panels and tiles go back, and the results are written up.
Before we arrive
- Mention any parking or loading restrictions
- Plan for cooking equipment or plant to be off before we arrive
- Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas
How to get a quote
Quotes are quick. Send a few details and pictures, and we typically reply with a fixed quote within one working day. Where a survey is needed, we arrange a time that suits the site.
Advice
When it’s something else
We won’t sell you work that doesn’t address the problem, so here are the limits:
- Fire risk assessments, which need a fire risk assessor
- Approving the building’s fire strategy
- Holes around ductwork in fire-resisting walls
If in doubt, call 0345 646 2711, or email photos and we’ll say what we think before you book.
Where we work
- Hospitals and care homes
- Wall and floor dampers
- Motorised smoke dampers
- Riser dampers
- Offices and schools
- Fusible link fire dampers
Looking after it afterwards
Once we have finished, these simple steps help:
- Tell contractors where dampers are before they start work
- Keep an eye out for damp around dampers
- Keep the damper register up to date after any building work
- Keep to at least yearly testing
Any damper that failed is listed with the reason, along with an offer to repair or replace them. Once the work is done, the damper is tested again and the record updated.
Where a damper sits in ductwork that collects dust or grease, keeping that ductwork clean helps. Duct cleaning and damper testing can be planned side by side.
Fire damper testing in Cliffe: local notes
Food Standards Agency records list about 6 schools, colleges and universities and about 4 caring premises (care homes, nurseries and hospitals) registered as food businesses in Cliffe and the streets around it, up to about 1.5 miles out. Larger buildings like these are often divided into fire compartments, with dampers where ducts pass between them. About 1.1 miles west of Cliffe is Lewes Victoria Hospital, the nearest hospital. Smaller healthcare sites, from surgeries to care homes, need the same annual damper test as a hospital. Cliffe sits within the area of East Sussex Fire and Rescue Service. Fire and rescue authorities enforce the Fire Safety Order in most non-domestic premises, and keeping dampers working is part of the responsible person’s duty.
For schools like Priory School, damper testing is easiest in the holidays, when corridors and ceilings are clear. The nearest hospital, Lewes Victoria Hospital, is about 1.1 miles west; healthcare buildings like it are a reminder that dampers protect people who cannot move quickly. If you look after a building near Lewes station with a fire risk assessment due, a damper test with a full record is worth having first.

Cliffe questions
Do you cover smaller places like Cliffe?
Yes. Cliffe is within the area we cover across London and the South East. A survey first, from photos or a visit, means we arrive with the right kit.
Who enforces fire safety at workplaces in Cliffe?
It’s East Sussex Fire and Rescue Service, which covers Cliffe. BESA guidance is that every fire damper is tested at least once a year, so an officer or insurer may expect a report less than a year old.
Can you come out in an emergency?
Yes, day and night, every day of the year. Our office is open from 8am to 6pm on weekdays, with the emergency line covering every other hour.
How often should fire dampers be tested?
BESA guidance calls for testing by a competent person at least once a year. A test on completion of installation comes first.
What accreditations do you have?
CHAS, SafeContractor, ISO 9001 and BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease. We have been trading since 2009 and we are fully insured.
What is TR19?
It’s the industry benchmark for cleaning ventilation and kitchen extract systems, written by BESA. It sets out inspection, cleaning and record keeping and expects a risk-based approach.
Will we have to shut during the visit?
Not typically. We work when the area is out of use, such as evenings, overnight, early mornings or weekends, so the site can carry on as normal.
Do you have insurance?
Yes, we’re fully insured. We also hold CHAS and SafeContractor, for sites that check contractor safety.
Multi-site and managed buildings
For anyone managing more than one site, we can plan visits across the whole estate and price them together. Each site gets its own report and photos, so records stay tidy.
Keeping records across a portfolio is half the battle. Every visit ends with a dated report and pictures, so you can show an insurer or inspector what was done at each site.
