Fire damper testing in Clay Hill

Fire damper testing in Clay Hill

Smoke dampers work differently from fire dampers. Smoke dampers are motorised and are opened and closed by a control system, so we test them by operating them through those controls and confirming every blade travels fully and comes back. Common call-outs are for rusted damper blades and springs and blades that jam part-way when released, on riser dampers, wall and floor dampers and offices and schools.

London’s offices, hotels, hospitals and blocks of flats are full of ductwork crossing fire-resisting walls and floors. In a larger building in Clay Hill, that can mean dampers on every floor, many of them above ceilings or in risers.

Insurers, fire officers and environmental health officers all look at records. So every job comes with a written report and photos, and grease extract cleans come with a TR19® certificate issued through the BESCA Vent Hygiene Elite portal.

Between visits

No system stays clean for ever, but care slows the build-up. A few tips:

  • Brief other trades about dampers in ceilings and risers
  • Fix water leaks in plant rooms and risers promptly
  • Keep damper test reports with the fire safety log
  • Make sure access panels stay clear and usable

Failed dampers are set out separately, each with the fault we found, and we can quote for remedials. After a repair, we retest the damper and update the record.

Deal with leaks and condensation near dampers quickly. Rusted parts are one of the main reasons dampers fail to close.

When to call us in Clay Hill

Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person has a duty to keep fire safety measures working, and dampers are part of those measures. Employers, owners, landlords and managing agents all need evidence that the dampers have been checked.

It’s time to book a visit if you see:

  • Dirty dampers that may not close
  • Fire dampers that haven’t been tested for over a year
  • Missing or out-of-date damper records
  • Smoke dampers that need testing through their controls

Historic houses near Clay Hill, with Forty Hall about 0.7 miles east, are a reminder that older buildings can hold dampers in unexpected places.

What your quote should include

  • Whether the whole system is included, or only the parts that are easy to reach
  • Whether the price is fixed
  • How VAT is shown on the quote
  • Which accreditations they hold, and whether you can check them

Our hiring checklist

When it’s something else

An honest diagnosis matters more to us than a booking, so here’s what this work cannot put right:

  • Holes around ductwork in fire-resisting walls
  • Designing the building’s fire compartments
  • Sign-off of the whole building’s fire safety

If in doubt, call us on 0345 646 2711 or use the quote form and we will say what we think before you book.

Parts of the system we cover

  • Riser dampers
  • Wall and floor dampers
  • Hospitals and care homes
  • Offices and schools
  • Fusible link fire dampers
  • Motorised smoke dampers

The process

Night work is normal for us. Evenings, nights and weekends are when much of our work happens, so the site can open as normal afterwards. The visit itself takes from an hour or two in a small building to several visits on a large estate. A name and number for whoever controls access to the building in Clay Hill saves time on the night.

  1. Before the visit, we agree access, timings and any areas with restrictions.
  2. Ceiling tiles and hatches are opened and each damper’s access panel removed.
  3. The blade is released and watched to make sure it closes fully.
  4. The damper is reset and its condition noted.
  5. Panels and tiles go back, and the results are written up.

Before we arrive

  • Have your last certificate or report to hand
  • Make sure equipment near the work can be switched off and left to cool
  • Clear loose items from the work area

Multi-site and managed buildings

We work for landlords, managing agents and facilities managers as well as the people running the site. Where a system serves more than one tenant, such as a shared riser, it helps to agree who arranges the work, and we can quote for the whole system.

Keeping records across a portfolio is half the battle. Each visit produces a dated report with photos, so you can show an insurer or inspector what was done at each site.

Your questions about fire damper testing in Clay Hill

Can you test school fire dampers in Clay Hill out of term?

Yes. The holidays are the usual time for school work. With about 29 schools and colleges on the FSA’s register within roughly a mile and a half of Clay Hill, it pays to plan holiday dates ahead. Tell us your holiday dates and we’ll book the visit for when the site is empty.

Can you come to Clay Hill after we close?

Yes, nights and weekends are routine for us. The work in Clay Hill can fit around your hours. Let us know the hours you’re closed and we will book within them.

What happens if a damper fails its test?

The fault is recorded and explained in the report. A repair or a replacement can follow as a remedial job and test it again.

Do we need to close while you work?

Not normally. Visits are timed for when the area is closed, such as overnight or at a weekend, so you keep your normal hours.

What accreditations do you have?

Our accreditations are CHAS, SafeContractor and ISO 9001, and we are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. Vent Hygiene Elite is run by BESCA and independently audited.

What is TR19?

It’s BESA’s specification and the benchmark insurers, fire officers and EHOs look to. It covers how systems are inspected, cleaned and checked, and it takes a risk-based approach.

What if parts of the system cannot be reached?

They’re marked on the report. In ductwork, new access panels are often the answer, which we can install.

Do you work in Clay Hill?

Yes. Clay Hill is part of the area we cover, as part of our area across London and the South East.

Clay Hill buildings and fire safety

Food Standards Agency records list about 29 schools, colleges and universities and about 20 caring premises (care homes, nurseries and hospitals) registered as food businesses in Clay Hill and the streets around it, up to about 1.5 miles out. Buildings like these often have ducted ventilation, and wherever a duct crosses a fire-resisting wall or floor there should be a damper, tested at least once a year. St Michaels Hospital is the nearest hospital, about 0.7 miles south of Clay Hill. Healthcare buildings rely on fire compartments to protect people who can’t easily move, and dampers keep those compartments sealed. The fire and rescue service for Clay Hill is London Fire Brigade. Its fire safety officers enforce the Fire Safety Order in most non-domestic buildings, and that covers fire safety systems such as dampers.

Wherever there are offices above shops, near Gordon Hill station or elsewhere in Clay Hill, ductwork may cross fire-resisting floors, and any dampers need testing. The nearest hospital, St Michaels Hospital, is about 0.7 miles south; healthcare buildings like it are a reminder that dampers protect people who can’t move quickly.

What your team can do, and what needs us

For ventilation and air handling systems, in-house care is mostly about checks: clear grilles, a log of filter changes and reporting anything odd. The inside of ducts and units needs a specialist.

In-house cleaning and specialist cleaning do different jobs. Wiping filters daily and washing them weekly keeps the visible parts in order, but grease that has passed the filters is out of reach. Reaching it takes a specialist with the right equipment.

Why act early in Clay Hill

Until a damper has been dropped, you can’t say whether it works. A test gives you a clear answer, and we can offer remedials for any that fail, and that’s something you can plan around. In a London building, a problem in a duct, damper or fan rarely stays in one unit.

A single site or a whole portfolio, the quote is built the same way: the work involved, the access and the timing. The price is fixed before we start.
