What affects the cost of fire damper testing

The price is fixed before any work begins. It’s based on:

  • When the work can happen, such as evenings, overnight or weekends
  • How big the system is
  • The condition we find in the survey
  • Access, including roofs, risers and ceiling voids

Several systems or sites on one quote can make for a more efficient booking. Mention every system or site you need covered, and you’ll get one fixed quote.

Asking for a quote

Many jobs can be priced from photos and some basics. Useful things to send:

  • Any symptoms, from odd noises to smells or leaks
  • Any access panels or hatches you can see
  • The paperwork from the last visit, if you have it
  • The site address and the type of premises

Getting a quote doesn’t take long. Call or email with a few details and you’ll normally have a fixed price within one working day. If we need to see the system first, we book a survey around your hours.

Fire damper testing for kitchens and businesses in California

The point of testing is to find dampers that fail. When one sticks, has a damaged link or is corroded, we report it and offer remedials, so the fault doesn’t just sit on a list. The work covers motorised smoke dampers, fusible link fire dampers and hospitals and care homes, and common reasons people get in touch are fire dampers that fail to drop shut and fire dampers with no recent test record.

Around a place like California, dampers tend to be in schools, care homes, surgeries and hotels rather than big offices. The law on keeping them working doesn’t change with the size of the place.

The paperwork matters as much as the work. You get a written report with pictures after every visit, listing what was done, anything we couldn’t reach and when the next visit is due. File it in your maintenance log so it’s ready for an insurer, fire officer or EHO.

When it’s something else

Fire damper testing cannot fix everything, and we’d rather say so up front. It will not put right:

  • Signing off a building’s overall fire safety
  • Control wiring problems outside the damper itself
  • Ductwork crossing a fire wall with no damper fitted

Not sure which it is? You can call us on 0345 646 2711, or email photos and we will tell you honestly.

What we work on in California

  • Motorised smoke dampers
  • Fusible link fire dampers
  • Offices and schools
  • Riser dampers
  • Hospitals and care homes
  • Wall and floor dampers

Landlords, agents and facilities managers

If you look after several sites, we can schedule visits across all of them on one quote. Every building has its own written report, so each one has its own record.

When the building owner and the occupier are different, it’s worth checking the lease for who maintains the systems. We can quote either party, and the report can go to both.

How the visit works

There are three stages on the day: set-up, the treatment itself and the sign-off. Set-up means sheeting and making equipment safe, and the sign-off is a written report with pictures. The middle part takes longest, and that takes from an hour or two in a small building to several visits on a large estate. Because the survey comes first, a visit to California can typically be finished without a second trip.

  1. We plan access and timing with you first, including any out-of-hours work.
  2. We open up ceilings and hatches and take off each access panel.
  3. We release each blade and check it shuts all the way.
  4. The damper is reset and its condition noted.
  5. We close everything up and send the results in a report.

How to prepare

  • Mention any parking or loading restrictions
  • Agree a time when the area can be out of use
  • Clear loose items from the work area

Ask for a quote

Quoting starts with a diagnosis, from your pictures and details or, where that isn’t enough, a survey on site. After that, you get a fixed price for the work so you know the cost before any work starts.

Aftercare tips

How long the results last depends on use and care. We suggest:

  • Do not let anything obstruct a damper’s blade
  • File every damper report where your assessor can find it
  • Report leaks or condensation near ductwork quickly
  • Act on failed dampers rather than leaving them on file

If we couldn’t get to a damper, the report says so and why, such as no access panel or a blocked hatch. We can fit access panels so they can be tested next time.

Clean ductwork means less dust and grease reaching the dampers. It makes sense to plan duct cleaning and damper testing together.

California: your questions answered

Do you do school damper testing in California in the summer holidays?

Yes. Half-terms and the summer break are the natural time for school work. With about 28 schools and colleges on the FSA’s register within roughly a mile and a half of California, it pays to plan holiday dates ahead. Just ring 0345 646 2711, or send details by email with your term dates and we’ll plan around them.

Will you come out to California?

Yes. California is within the area we cover across London and the South East. A survey first, from pictures or a visit, means we arrive with the right kit.

What happens to dampers you cannot get to?

The report lists each inaccessible damper and where it is so nothing is quietly missed. Fitting an access panel is the usual fix, and we can quote for it.

What does TR19 mean?

It’s BESA’s specification and the benchmark insurers, fire officers and EHOs look to. It covers how systems are inspected, cleaned and checked, and it takes a risk-based approach.

Do you carry out smoke damper testing?

Yes. Smoke dampers are motorised, so we test them by operating them through their controls. Each one is checked for full travel and the result recorded.

Where does the waste go?

It’s contained and taken away. We collect grease, debris and waste water as we go, so it does not spread.

What if parts of the system cannot be reached?

They’re listed in the report, never skipped quietly. You’ll know exactly which parts weren’t reached and why, along with a quote to put access in.

How long will damper testing take?

It takes anything from a couple of hours for a handful of dampers to a full day for a large building. Access is the biggest factor, so we’ll confirm the time when we quote.

Fire damper testing around California

The FSA’s food hygiene register lists about 28 schools, colleges and universities and about 33 care, childcare and hospital premises with registered kitchens or food service within about 1.5 miles of central California. Buildings like these often have ducted ventilation, and wherever a duct crosses a fire-resisting wall or floor there should be a damper, tested at least once a year. For California, the closest hospital is Royal Buckinghamshire Hospital, roughly 0.5 miles north. Smaller healthcare sites, from surgeries to care homes, need the same annual damper test as a hospital. California is covered by Buckinghamshire Fire and Rescue Service. When a fire safety officer audits a non-domestic building, maintenance of systems like dampers can come up.

If you manage a care home or clinic near California, the testing that a hospital like Royal Buckinghamshire Hospital (about 0.5 miles north) relies on applies to your dampers too. School buildings such as Oak Green School are typically tested in the holidays, wherever they have dampers.

We carry out fire damper testing for businesses, landlords and public buildings in California and the rest of Buckinghamshire. 263 places in Buckinghamshire are on our list, from busy centres to quieter spots. When to call us in California

Links and springs age like any other part. Damaged or painted links and weak springs mean the blade may stop short, and that only becomes clear during a drop test.

Signs it’s time to call us include:

  • Dampers flagged on a fire risk assessment
  • Dampers overdue for their annual drop test
  • Dampers that stick or will not close fully
  • Buildings with no damper register

If you look after a building near Aylesbury station with a fire risk assessment due, a damper test with a full record is worth having first.

Smoke dampers

A smoke damper that doesn’t respond to its controls is recorded as a fault, along with what we saw.

Access panels

A damper can only be tested if it can be reached. That usually means an access panel in the duct, plus a way through the ceiling or wall.
