Fire damper inspection in Brunswick
Fire damper testing in Brunswick, surveyed first and signed off with a written report and photos. Call for a fixed quote.
- Dampers overdue for their annual drop test
- Dampers that stick or will not close fully
- Dust or grease build-up on damper blades
How we handle fire damper testing in Brunswick
Not every damper relies on heat. Smoke dampers are motorised and are opened and closed by a control system, so we test them by operating them through those controls and confirming every blade travels fully and comes back. If you are dealing with gaps in the fire damper test log and smoke dampers that need testing through their controls, we can help, from wall and floor dampers, hospitals and care homes and riser dampers onwards.
Where there are care homes, schools or hotels around a place like Brunswick, their dampers are often in the ductwork serving kitchens, plant rooms and corridors. Testing is planned around residents, pupils or guests.
We’ve been trading since 2009, as a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we are fully insured.

In-house cleaning or a specialist?
Your own staff can handle the daily basics: wiping canopies, washing grease filters and recording it in a log. What they cannot safely do is clean inside the ductwork, the fan or the risers, and that is where we come in.
When your team notices a problem between visits, like drips, unusual noise, smells or damaged filters, they should report it rather than try to fix it. We’ll take a look and give you a fixed quote.
What the work involves, part by part
Offices and retail
In offices and retail units, dampers tend to be hidden above working areas. We can test in the evening, overnight or at weekends so the space stays open.
Access panels
Testing depends on getting to the damper. That typically means an access panel in the duct, plus a way through the ceiling or wall.
Brunswick questions
Do you cover smaller places like Brunswick?
Yes. Brunswick is within the area we cover across London and the South East. Just mention lanes, gates or anything else about the site when you book.
Can the work in Brunswick be done at night or at weekends?
Yes, we can come after you close and finish before you open. That way a site in Brunswick does not have to lose a day’s trading. Your opening times are the first thing we ask for.
What do you do with what you remove?
It leaves the site with us when we go. During the work, it’s contained to keep the area clean.
Which kinds of sites do you work on?
Commercial premises of every kind: from restaurants, pubs and hotels to schools, hospitals, care homes, offices, shops and food production sites. We fit the work around how the site operates.
What does TR19 mean?
It’s BESA’s specification and the benchmark insurers, fire officers and EHOs look to. It sets out inspection, cleaning and record keeping, and it takes a risk-based approach.
How much notice should we give?
Earlier is better, especially for out-of-hours work. Quotes normally come back within one working day, and there’s a 24/7 line for emergencies.
Does the law say we must follow TR19?
No, not in itself. TR19® is the benchmark insurers, fire officers and EHOs check against, and many insurers ask for proof of cleaning to it. The law behind it is the Fire Safety Order 2005, which applies in England and Wales.
What happens to dampers you can’t get to?
It goes on the report as inaccessible, with the reason. We can fit an access panel so it’s tested on the next visit.
How it works
The visit has three parts: set-up, the treatment itself and the sign-off. Getting ready means protecting surfaces and switching off what needs to be off, while signing off means the written report and photos. The middle part takes longest, and that takes from an hour or two in a small building to several visits on a large estate. For a place like Brunswick, we load the van from the survey notes so the work can be done in one visit where possible.
- Before the visit, we agree access, timings and any areas with restrictions.
- Ceiling tiles and hatches are opened and each damper’s access panel removed.
- The blade is released and watched to make sure it closes fully.
- The damper is reset and its condition noted.
- Panels and tiles go back, and the results are written up.
How to prepare
- Mention any sign-in, permit or induction we need
- Dig out any earlier paperwork for the system
- Let us know about parking and loading

Multi-site and managed buildings
We also work for facilities teams across offices, schools and healthcare in Brunswick and across Brighton and Hove. Work can be phased by floor, building or site to keep disruption down.
We regularly work with managing agents. Send the address, what’s needed and how access works and we will come back with a fixed quote.
Keeping the system healthy
Results last longer with the right care. We suggest:
- Brief other trades about dampers in ceilings and risers
- Keep an eye out for damp around dampers
- Close off damper faults promptly
- Don’t let anything obstruct a damper’s blade
Failed dampers are set out separately, each with the fault we found, and we can quote for remedials. Once the work is done, the damper is tested again and the record updated.
Good access is half the battle. Where there’s no hatch, an access panel makes testing possible ahead of the next visit.
Do you need fire damper testing in Brunswick?
Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person has a duty to keep fire safety measures working, and dampers are part of those measures. Employers, owners, landlords and managing agents all need evidence that the dampers have been checked.
Any of these means the system needs a check-up:
- Dampers clogged with dust or grease
- Smoke dampers with no recent test
- Dampers that stick or won’t close fully
- Fire dampers that haven’t been tested for over a year
Healthcare buildings such as Montefiore Hospital (about 0.5 miles north) rely on fire compartments, and the dampers in them need testing at least annually.

Why act early in Brunswick
When something goes wrong, people ask what checks were in place. A damper test log helps show the responsible person kept on top of things, and you can only produce records for tests that took place. It’s better to plan the work at a site near Brunswick than wait for a failure.
No two sites are the same, so we price each one individually. Size, access, the condition of the system and when we can work all make a difference.

Brunswick buildings and fire safety
Brunswick lies within about 1 mile of the sea. Corrosion is a known cause of damper failure, and coastal air adds to the risk near intakes and louvres. The FSA’s food hygiene register lists about 32 schools, colleges and universities, about 87 hospitals, care homes and childcare premises and about 49 hotels and guest houses with registered kitchens or food service within roughly a mile and a half of the centre of Brunswick. Buildings like these often have ducted ventilation, and wherever a duct crosses a fire-resisting wall or floor there should be a damper, tested at least once a year. For Brunswick, the closest hospital is Montefiore Hospital, roughly 0.5 miles north. Hospitals are a good example of a building with fire dampers across many floors and departments.
A school like St Mary Magdalen Catholic Primary School can have any dampers tested over half-term without disturbing lessons. If you manage offices, shops or flats near Brighton station, the ductwork in them may pass through fire-resisting walls and floors, and any dampers need testing at least once a year.
