Fire damper testing for sites in Blue Town

Why it’s worth doing now in Blue Town

When something goes wrong, people ask what checks were in place. A damper test log helps show the responsible person kept on top of things, and they only exist if the testing happened. It’s easy to lose track of when the work was last done on a quieter site.

Working hours, access and the scale of the site all affect the cost. We take each of them into account and give you a fixed price before work begins.

Fire damper testing for kitchens and businesses in Blue Town

Smoke dampers work differently from fire dampers. A smoke damper is driven by a motor and responds to signals from its controls, so testing means running them through their controls and confirming every blade travels fully and comes back. We’re often asked to deal with missing or out-of-date damper records and fire dampers nobody can get to, across motorised smoke dampers, riser dampers and wall and floor dampers.

Buildings around Blue Town may have just a handful of dampers, and each still needs an annual drop test at least, with a record of every result.

The paperwork matters as much as the work. Each visit is written up with pictures, covering the work done, any areas we couldn’t access and a recommended next date. File it in your maintenance log so it’s to hand when an insurer or inspector asks.

Common problems we fix in Blue Town

Buildings in Blue Town change owners, tenants and maintenance contractors over the years, and the damper records don’t always go with them. With no register, it’s hard to say how many dampers exist, let alone when they were tested.

Keep an eye out for any of the following:

  • Gaps in the fire damper test log
  • Dirty dampers that may not close
  • Smoke dampers that need testing through their controls
  • Damper actions from a fire risk assessment

If you look after a building near Sheerness-On-Sea station with a fire risk assessment due, a damper test with a full record is worth having first.

What your quote should include

  • When they can work, and whether that’s outside your opening hours
  • Whether VAT is included
  • Proof of insurance
  • Exactly which parts of the system are covered

Our hiring checklist

What the work involves, part by part

Ceiling voids and risers

Plant rooms and risers can be damp, which leads to corrosion. We note any rust or water damage on the report so the cause can be tackled.

Schools, hospitals and care homes

Buildings where people sleep or need help to leave rely heavily on compartments holding fire back. Annual damper testing is part of keeping that in place.

Staff cleaning versus specialist work

Day-to-day cleaning is something your team can do: wiping canopies, washing grease filters and recording it in a log. What they cannot safely do is clean inside the ductwork, the fan or the risers, and that’s where we come in.

Staff cleaning and specialist work aren’t the same thing. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but grease that has passed the filters is out of reach. Reaching it takes a specialist with the right equipment.

Fire dampers in Blue Town buildings

Sea air reaches Blue Town, which sits within about 1 mile of the coast. Near the sea, we look closely for rust on dampers serving intakes and louvres. Food Standards Agency records list about 10 schools, colleges and universities and about 8 caring premises (care homes, nurseries and hospitals) registered as food businesses within roughly a mile and a half of the centre of Blue Town. Larger buildings like these are often divided into fire compartments, with dampers where ducts pass between them. The fire and rescue service for Blue Town is Kent Fire and Rescue Service. Under the Fire Safety Order, the responsible person has to keep fire safety systems, dampers included, in working order, and the fire authority enforces that in most non-domestic premises.

For schools like St Edward's Catholic Primary School, damper testing is easiest in the holidays, when corridors and ceilings are clear.

Questions from Blue Town

Will you come out to Blue Town?

Yes. Villages and rural sites across the South East are part of our work, Blue Town included. A survey first, from photos or a visit, means we arrive with the right kit.

Can you work in Blue Town outside opening hours?

Yes, we can come after you close and finish before you open. The site is handed back ready to open. Just ring 0345 646 2711, or email photos with your opening times and we’ll plan around them.

How much does fire damper testing cost in Blue Town?

We don’t publish prices, because the cost depends on the job: the size of the system, its condition, access and when we can work. We fix the price before any work starts.

Which kinds of sites do you work on?

Any commercial site with kitchens or ventilation, from a small pub to a hospital. Hotels, schools, care homes, offices, shops and leisure sites are all part of our work.

Can we book visits on a schedule?

Yes, of course. Send details of the systems and how they’re used and we’ll propose a schedule with a fixed quote.

Who is responsible for fire damper testing?

The duty falls on the responsible person for the premises. That’s often the employer, owner, landlord, facilities manager or managing agent. We carry out the testing and give them the records.

What do you do with what you remove?

It leaves the site with us at the end of the visit. While we work, it’s kept contained so the area stays clean.

What happens to dampers you cannot get to?

We record it as not tested and explain why. We can fit an access panel so the damper can be tested next time.

How we price fire damper testing

There’s no set price list, because no two systems are the same. The quote depends on:

  • The condition we find in the survey
  • Whether it’s a one-off visit or part of a schedule
  • Working hours and out-of-hours timing
  • Access, including roofs, risers and ceiling voids

One small site or a whole estate, we price it on the same basis: what needs doing, how we get to it and when. The price is fixed before we start.

Helping us quote

Photos let us diagnose from a distance. The most useful are:

  • Where the site is and what kind of site it is
  • When the site is open and when it’s quiet
  • Wide photos of the system and the area around it
  • How we’d reach plant on a roof or in a plant room

Some systems can be priced from photos; others need a survey. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, the quote is fixed before any work is booked.

Looking after it afterwards

Results last longer with the right care. Here’s what we suggest:

  • Warn anyone working in ceiling voids about the dampers
  • Don’t let anything obstruct a damper’s blade
  • Act on failed dampers rather than leaving them on file
  • Report leaks or condensation near ductwork quickly

Tell other contractors where the dampers are, and ask them not to run cables through or wedge them. If a damper has been disturbed, have it tested again.

Water is a damper’s enemy, so fix leaks and condensation near them promptly. Rusted parts are one of the main reasons dampers fail to close.

How the visit works

Night work is normal for us. Evenings, nights and weekends are when much of our work happens, so a kitchen or building can carry on as usual the next day. The visit itself takes from an hour or two in a small building to several visits on a large estate. A site near Blue Town normally has room to park, so the questions are about access to the system and your hours.

  1. We gather what’s known about the dampers, from drawings, registers or past reports.
  2. Dampers are located one by one and reached through their access panels.
  3. Every fire damper is dropped, and every smoke damper is tested through its controls.
  4. Each one that passes is reset, ready to work.
  5. You get a report listing each damper, its result and any remedials needed.

Preparing for the visit

  • Clear loose items from the work area
  • Find the previous report, if there is one
  • Mention any parking or loading restrictions

Getting a quote

The quickest way to a quote is to send photos: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Tell us what kind of site it is and when it’s open, and many jobs can be priced from that alone.
