Extract fan repair in Harbourland
Our engineers handle all sorts of fan faults in Harbourland, from rattling and humming to a fan that has stopped dead. The fault is diagnosed, quoted at a fixed price and put right, or the fan is replaced if repair does not make sense. The work covers fan housings, roof and wall fans and bearings, and people most often call us about a knocking noise from the extract fan and a humming noise from the fan motor.
Rural kitchens often have fans mounted on outside walls or roofs, exposed to the weather. That, with the grease, is hard on motors and bearings.
For insurers and inspectors, the record counts. So every job comes with a written report and pictures, plus a TR19® certificate through the BESCA VHE portal where the work is a TR19® Grease clean.

What extract fan repair looks like in Harbourland
The FSA’s food hygiene register shows about 52 restaurants, cafés and works canteens and about 19 takeaways in Harbourland and the streets around it, up to about 1.5 miles out. For any of them with a canopy, the extract fan is what keeps the kitchen usable. Food hygiene inspections in Harbourland are the job of Maidstone council’s environmental health team. A kitchen with no working extract can fall short of the suitable and sufficient ventilation food hygiene rules expect. Getting the fan running again is the priority. About 31 miles out from central London, Harbourland is part of the South East area we work across. We work evenings, overnight and at weekends, so the visit fits around the site.
A fan that rarely runs, like one in a hall kitchen near St Paul's Church or elsewhere in Harbourland, can seize between uses. School kitchens cannot easily serve lunch without extraction, so if you look after one at a school like Sandling Primary School, fix a failing fan before term starts.
Harbourland is about 2 miles north of Maidstone, in Kent. Wherever you are in the ME14 postcode area, we cover extract fan repair for commercial sites. Our Kent coverage runs to 922 places, Harbourland among them.
Work in ME14 is surveyed, quoted and booked the same way as anywhere else. We also cover the places around Harbourland: Penenden Heath (1 mile south), Foley Park (1 mile south), Grove Green (1 mile south-east), Ringlestone (1 mile west) and Sandling (1 mile west). We also work in nearby towns such as Sittingbourne (9 miles north-east), Sevenoaks (15 miles west), Gravesend (12 miles north-west), Tonbridge (13 miles south-west), Faversham (15 miles east) and Northfleet (13 miles north-west).
Landmarks near Harbourland
In Harbourland, that means kitchens and buildings near The King's Arms, Valley Park School and Vinters Valley Park, among other places. The closest station to Harbourland is Maidstone East station, about 1.3 miles south-west of the centre. Other landmarks nearby include KIMS hospital (0.9 miles south-east) and Queen's Own Royal West Kent Regiment Museum (1.4 miles south-west). For a walk, there’s Burham Down and Boxley Hills.
Multi-site and managed buildings
Running several sites is easier with one contractor. We cover South East England and London, so visits at different addresses can be planned together and kept on a regular cycle.
Landlords, managing agents and facilities managers book us, not only the businesses that use the systems. Shared systems, like a riser serving several units, need a clear agreement on who books the work, and we are happy to quote for all of it.
When something else is needed
In fairness, some problems need a different fix:
- Odour complaints that need filtration rather than a fan repair
- Faults in the building’s electrical supply, which need an electrician
- Ductwork designed too small for the kitchen’s cooking
If in doubt, call us on 0345 646 2711 or email us and we will say what we think.

What else we do in Harbourland
Harbourland: your questions answered
Do you work overnight in Harbourland?
Yes. We work evenings, overnight and at weekends. Your customers, staff or residents in Harbourland needn’t be disturbed. Your opening times are the first thing we ask for.
Who do I call if an extract fan fails in Harbourland?
Our emergency line runs 24/7, and Harbourland is within the area we cover. Call 0345 646 2711 and tell us what the fan is doing, or not doing. Let us know whether the fan is silent, noisy or tripping the power.
Can one contract cover all our sites?
Yes. Send the list of sites and the work at each and we’ll quote them together.
Do you offer maintenance contracts?
Yes. Tell us what you have and how it’s used, and we’ll suggest a schedule and quote for it.
Will we have to shut during the visit?
Not normally. We work when the area is out of use, such as evenings, overnight, early mornings or weekends, so the site can carry on as normal.
Which accreditations do you hold?
CHAS, SafeContractor, ISO 9001 and BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease. We are fully insured and have been trading since 2009.
What happens to the waste?
It leaves the site with us at the end of the visit. During the work, it’s contained to keep the area clean.
Do you recommend a next date?
Yes. The recommended date is on the report. BESA’s minimum intervals for kitchen extracts range from 3-monthly for heavy use to 12-monthly for light use, while fire dampers are tested at least annually.
Why deal with it now?
In kitchens with an interlocked gas supply, no extract can mean no cooking. Even without an interlock, cooking without extraction is not sensible and fixing the fan early avoids a forced shutdown. Rural sites can’t always move to another kitchen or room when something fails.
The price reflects the work, not guesswork. That is why we survey first, from photos or on site, and the price is agreed before we start.

What the work involves, part by part
Motors and bearings
Rumbling and grinding typically come from the bearings. We find out whether the bearings or the motor is at fault before recommending a fix.
Impellers and housings
A damaged or corroded impeller can’t simply be cleaned. It may be replaced on its own, or with the whole fan.
In-house cleaning or a specialist?
A few tasks are always specialist work: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease need training, the right equipment and safe access. Leave those to us.
Away from the kitchen, the in-house job is mainly checking: keeping grilles clear, noting unusual noise or smells and logging filter changes. The inside of ducts and units needs a specialist.
The process
Protection comes first: sheeting goes over floors and surfaces close to the work. After that, the system is made safe and the work begins. The work on site takes a few hours for most repairs, longer for a full fan replacement, and we clear up before we go. If the van will struggle with a lane or gateway near Harbourland, let us know and we will plan around it.
- We agree a time to attend, out of hours if needed.
- We isolate the extract and open the fan housing.
- Bearings, drive, impeller, motor and mounts are inspected.
- We explain the options and quote a fixed price.
- We complete the work and check the fan runs smoothly.
Before we arrive
- Dig out any earlier paperwork for the system
- Make sure someone can let us in and lock up afterwards
- Make sure equipment near the work can be switched off and left to cool

- Working hours and out-of-hours timing
- Where the site is and how we reach it
- The condition of the system
- How easy every part is to reach
Whatever the type of site, the quote works the same way: how much there is, how we reach it, what state it’s in and when we can work. Call for a fixed quote and we will go through it with you.
What to send for a quote
What to send for a quote:
- The postcode and the type of business
- Where the plant sits or the system leaves the building, such as a roof or outside wall
- The times we could work without disrupting the site
- A few general shots of the system
Photos are enough for some jobs, while others need a look on site. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, you get a fixed price before any work starts.
