Staff cleaning versus specialist work
Your own staff can handle the daily basics: wiping canopies, washing grease filters and recording it in a log. What they cannot safely do is clean inside the ductwork, the fan or the risers, and that’s where we come in.
A few tasks are always specialist work: entering ducts, working on fans, testing dampers and taking grease readings call for the right kit, training and safe access. Leave those to us.
About our extract fan cleaning in Southend-on-Sea
Is the extract fan louder than it used to be, or the airflow weaker? A few details or a photo help when you call us on 0345 646 2711 or send us an email, and we will send you a fixed quote for extract fan cleaning in Southend-on-Sea, normally within one working day. If you’re dealing with a smell of hot grease from the extract and fat spreading onto the roof or wall by the fan, we can help, from roof-mounted fans, fan housings and axial fans onwards.
In the busier parts of Southend-on-Sea, kitchens are often on the ground floor with flats or offices above, with risers that run up the back of the building to roof level. Vertical risers like that need access panels in the right places, and anything we can’t reach goes on the report.
Duct Doctor has been trading since 2009, as a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we’re fully insured.

What we are called out for in Southend-on-Sea
Grease condenses as the air cools, and on a roof or outside wall the fan can be in some of the coolest air in the system. So grease often settles heavily there.
Most sites get in touch when they notice one of these:
- A fan coated in grease inside its housing
- A fan that hums, whines or rumbles
- A fan shaking on its mounts
- A motor area thick with grease
For schools such as Westborough Academy, kitchen extract cleaning is normally booked for the holidays, when the canteen is closed.

The process
Everything the job needs comes with us, including protection sheets, the right tools and access kit. You only need to give us clear access and switch off what needs to be off. The visit takes an hour or two for one fan, longer when it’s hard to reach. We will ask where we can park in Southend-on-Sea and how to get equipment to the system, as those shape the visit.
- First we check the fan’s condition and how it sounds.
- With the fan isolated, the housing is opened.
- Each blade is cleaned so the impeller runs evenly.
- We clean the casing, the outlet and around the motor.
- The fan goes back into service with a report on its condition.
Before we arrive
- Tell us about site rules, permits or sign-in
- Move anything stored near the system
- Have your last certificate or report to hand

Advice
Your questions about extract fan cleaning in Southend-on-Sea
Do you work overnight in Southend-on-Sea?
Yes, out-of-hours work is a big part of what we do. It means the site in Southend-on-Sea keeps running as normal. Let us know the hours you’re closed and we will book within them.
Who carries out food hygiene inspections in Southend-on-Sea?
Kitchens in Southend-on-Sea are inspected by Southend-On-Sea council’s environmental health officers. It helps to keep the extract cleaning records with your food safety paperwork, so they’re ready if asked for.
Which accreditations do you hold?
We hold CHAS, SafeContractor and ISO 9001, alongside BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease. Vent Hygiene Elite is run by BESCA and independently audited.
What’s TR19?
TR19® is BESA’s specification for ventilation hygiene. Since 2019, TR19® Grease has been a standalone specification for grease in kitchen extract systems, while TR19® Air covers other supply and extract ductwork.
How often does the fan need cleaning?
With the whole system, at intervals set by BESA guidance: every 3, 6 or 12 months. Some fans need attention sooner.
How much does extract fan cleaning cost?
We do not publish prices, because the cost depends on the job: the size of the system, its condition, access and when we can work. You get a fixed price before work begins.
What should I send you?
Where the site is, what it is and when it’s open, plus pictures of the system and your last certificate or report if you have one.
How long will it take to clean the fan?
That depends on the fan’s size, its position and how much grease there is. Typically it takes a few hours where there are several fans or heavy deposits.
Extract fan cleaning in Southend-on-Sea: the local picture
Southend-on-Sea lies within about 1 mile of the sea. Corrosion on the fan housing and cowl is worth a look at every clean, alongside the grease. The FSA’s food hygiene register includes about 35 pubs, bars and clubs and about 4 hotels, B&Bs and guest houses within 1.5 miles or so of the middle of Southend-on-Sea. Where they serve hot food, their kitchen extracts need cleaning to TR19® like any restaurant’s. Fire safety in Southend-on-Sea falls to Essex County Fire and Rescue Service. Fire and rescue authorities enforce the Fire Safety Order in most non-domestic premises, and in a kitchen that fire risk includes the grease in the extract.
Healthcare kitchens, like those at hospitals such as Southend University Hospital (about 0.6 miles north-west), often cook for long hours, which puts them in BESA’s heavier-use bands. A kitchen near Prittlewell station that serves breakfast and dinner can run its extract twelve hours or more, which shortens the cleaning interval.

Multi-site and managed buildings
Keeping records across a portfolio is half the battle. Every visit ends with a dated report and photos, so you can show an insurer or inspector what was done at each site.
Running several sites is easier with one contractor. We cover South East England and London, so a run of sites can go into one programme and kept to a regular schedule.
How we price extract fan cleaning
You’ll get a fixed price before any work starts. It takes into account:
- What state the system is in
- How easy every part is to reach
- The number of sites or systems
- The times the site is available
Working hours, access and the scale of the site can all change the price. We take each of them into account and give you a fixed price before any work starts.
Asking for a quote
The more you tell us, the more accurate the quote. When you get in touch, it helps to send:
- The paperwork from the last visit, if you have it
- When the site is open and when it’s quiet
- Anything you’ve noticed, such as smells, noise, drips or poor airflow
- Where the site is and what kind of site it is
Some systems can be priced from photos; others need a survey. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, the quote is fixed before any work is booked.
Leave it or put it right?
A greasy fan has to work harder to move the same air. Less air is pulled from the kitchen, so heat and smoke linger and the motor works harder. Insurers, fire officers and environmental health officers can all ask for records.
Leaving it longer rarely makes the work cheaper. Problems in a system tend to grow, and a neglected system can mean more work. If you’re not sure what’s needed, phone us on 0345 646 2711 or drop us a line for straight advice and a fixed quote.

Keeping the system healthy
A little care between visits keeps the system in better shape. Our advice:
- Do not store items in front of the fan’s access point
- Note any drop in extraction at the canopy
- Never cook with a filter missing
- Don’t turn the fan off mid-service
File the photo report with your other extract records. It gives a dated record of the fan’s condition, which helps if anything changes later.
Fewer grease particles reaching the fan means less build-up. Clean, well-seated filters are the fan’s first protection, and replace any that are damaged.
