Extract fan cleaning for sites in Potters Corner

Leave it or put it right?

Grease on the impeller makes the fan less efficient. Less air is pulled from the kitchen, so heat and smoke linger, while the motor runs under more strain. Equipment tucked in a roof space or outbuilding near Potters Corner rarely gets looked at unless someone books it.

A single site or a whole portfolio, we price it on the same basis: what needs doing, how we get to it and when. You’ll have a fixed price before any work starts.

Why us?

  • A fixed price before any work starts
  • In business since 2009
  • Out-of-hours work and a 24/7 emergency line
  • A written report with photos after each visit

About our extract fan cleaning in Potters Corner

Grease on a fan isn’t spread evenly. Uneven build-up unbalances the impeller, which brings vibration, noise and extra wear on the bearings and motor. Cleaning the impeller and housing puts that right. Typical jobs include grease stains around the discharge and a fan motor running hot under a coat of grease, across roof-mounted fans, axial fans and discharge points.

For a kitchen in or near Potters Corner, the visit is planned around opening hours and the journey, and the clean itself is the same full TR19® job as in any town: canopy, filters, duct, fan and discharge, with a certificate and photo report at the end.

We’re CHAS and SafeContractor accredited, we hold ISO 9001 and we’re fully insured. We’re also a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we’ve been trading since 2009.

How the visit works

Protection comes first: sheeting goes over floors and surfaces close to the work. After that, the system is made safe and the work begins. The work on site takes an hour or two for most single fans, and we clear up before we go. A few photos of the system help us make the most of a visit to a place like Potters Corner.

  1. First we locate the fan and agree how it’s safely isolated.
  2. The fan is isolated so it can’t start while we work.
  3. Grease is scraped from the impeller blades and the inside of the housing.
  4. We degrease the fan and housing, taking care around the motor.
  5. We reassemble, run the fan and photograph the result.

Preparing for the visit

  • Mention any sign-in, permit or induction we need
  • Tell us where we can park and unload
  • Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas

Getting a quote

The quickest way to a quote is to send photos: the system from a couple of angles, plus any access panels or hatches. Tell us what kind of site it is and when it’s open, and we can price many jobs without a visit.

What extract fan cleaning looks like in Potters Corner

The FSA’s food hygiene register shows about 19 restaurants, cafés and canteens and about 5 sandwich bars and takeaways within 1.5 miles or so of the middle of Potters Corner. Where they cook under a canopy, an extract fan is pulling grease-laden air through its blades every service. In Potters Corner, food businesses are inspected by environmental health officers from Ashford council. They look at how clean the premises and equipment are, and the kitchen extract is part of that. A dated certificate in the maintenance file answers the question before it’s asked. Fire safety in Potters Corner falls to Kent Fire and Rescue Service. Its fire safety officers can audit commercial kitchens, and grease in the extract is part of a kitchen’s fire risk.

Older buildings often hide long, awkward duct runs, and if you run a kitchen at a historic venue in the area (Godinton House is about 1.2 miles south-west), access may need planning. If you look after a school kitchen, at a school such as Goat Lees Primary School or anywhere near Potters Corner, the holidays are the usual time for a TR19® clean. A hospital like William Harvey Hospital, about 3.4 miles south-east, is the kind of site where a kitchen may cook for patients, staff and visitors all day.

Part by part

Roof-mounted fans

A roof fan sits in cooler air, so grease can settle heavily. The impeller and housing are scraped and degreased.

Fan housings and motors

Motors and their electrics are kept dry and treated with care, and the fan is isolated throughout. Grease around the motor can make it run hotter, so we clean what we safely can.

How we price extract fan cleaning

Some jobs are bigger than they look, and some smaller. The main factors:

  • Travel, parking and unloading
  • How big the system is
  • Whether it’s a one-off visit or part of a schedule
  • Access, including roofs, risers and ceiling voids

What you pay reflects the actual work. That’s why we survey first, from photos or on site, and the price is agreed before work begins.

Asking for a quote

The more you tell us, the more accurate the quote. With your enquiry, please include:

  • How we’d reach plant on a roof or in a plant room
  • When the site is open and when it’s quiet
  • Where the site is and what kind of site it is
  • Problems your staff have spotted

Your questions about extract fan cleaning in Potters Corner

Do you work overnight in Potters Corner?

Yes, evening, overnight and weekend work is normal for us. That way a site in Potters Corner doesn’t have to lose a day’s trading. Tell us your opening hours when you ask for a quote.

Which fire service covers Potters Corner?

Kent Fire and Rescue Service is the fire and rescue service for Potters Corner. A recent cleaning certificate and a note of the next clean date show that grease in the extract is being managed.

What information do you need?

Only a few details: where it is, what kind of site, when it’s open and the access. Photos and any previous paperwork make it quicker. Then call us on 0345 646 2711, or send details by email.

Can you come out in an emergency?

Yes, 24/7. Our office is open from 8am to 6pm on weekdays, with the emergency line covering every other hour.

How do you protect the area?

We cover floors and nearby surfaces with sheeting before any work starts, and waste is contained as we go. Before we leave, we tidy up and clean down.

What does extract fan cleaning cost?

There’s no set price, as it depends on the job: the size of the system, its condition, access and when we can work. You get a fixed price before we start.

Does the law say we must follow TR19?

No. TR19® itself is not law; it’s a BESA specification. The legal duty comes from the Regulatory Reform (Fire Safety) Order 2005: the responsible person must assess and reduce fire risk, and cleaning to TR19® is the recognised way to show grease is under control.

What makes a kitchen extract fan vibrate?

Grease on the blades and housing is one of the usual causes, because it unbalances the fan. Worn bearings and motor problems are others, which our report will flag.

What staff can safely do

Good housekeeping makes our visits easier, not unnecessary. Clean filters and tidy surfaces slow the build-up, but hidden parts of the system still need specialist attention.

A few tasks are always specialist work: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease need training, the right equipment and safe access. Leave those to us.

Landlords, agents and facilities managers

Facilities teams in offices, schools and healthcare sites book us too in Potters Corner and across Kent. Work can be phased by floor, building or site around the people who use them.

Running several sites is easier with one contractor. We cover South East England and London, so visits at different addresses can be planned together and kept to a regular schedule.
