Extract fan cleaning in Ham

If the ducts are the arteries, the fan is the heart. A greasy fan works harder and moves less air. We clean it, run it and note anything that needs a closer look, before signing it off. Typical jobs include a smell of hot grease from the extract and a fan that has never been cleaned, across fan housings, discharge points and axial fans.

In a village or hamlet like Ham, the kitchens that need extract cleaning are typically a pub, a school, a care home or a hall kitchen, wherever there is one. Each still has a canopy and duct that collect grease, whatever the size of the place.

Insurers, fire officers and environmental health officers all look at records. So every job comes with a written report and pictures, and grease extract cleans come with a TR19® certificate issued through the BESCA Vent Hygiene Elite portal.

The process

Night work is normal for us. A lot of visits happen overnight or at weekends, so the site can open as normal afterwards. On site, the work takes a couple of hours per fan, depending on its size and the build-up. In a small place like Ham, the journey is planned ahead and the visit arranged around the site’s hours.

  1. First we check the fan’s condition and how it sounds.
  2. With the fan isolated, the housing is opened.
  3. Each blade is cleaned so the impeller runs evenly.
  4. We clean the casing, the outlet and around the motor.
  5. The fan goes back into service with a report on its condition.

Before we arrive

  • Agree a time when the area can be out of use
  • Move anything stored near the system
  • Have your last certificate or report to hand

How to get a quote

Photos are the quickest way to a quote: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Add the site type and your opening hours, and many jobs can be priced from that alone.

What staff can safely do

Staff cleaning does not replace a specialist visit; it supports it. Clean filters and tidy surfaces slow the build-up, but hidden parts of the system still need specialist attention.

Away from the kitchen, the in-house job is mainly checking: keeping grilles clear, noting unusual noise or smells and logging filter changes. The inside of ducts and units needs a specialist.

What happens if it’s left?

A greasy fan at the discharge can spread grease onto the roof or wall around it. It marks the area around the outlet and leaves more fuel outside, which is one more reason to keep it clean. Equipment tucked in a roof space or outbuilding near Ham rarely gets looked at unless someone books it.

The price reflects the work, not guesswork. That’s why every job is surveyed first, and why the quote is fixed before work begins.

For landlords and multi-site operators

We also work for facilities teams across offices, schools and healthcare in Ham and across Kent. Larger estates can be phased building by building around the people who use them.

For anyone managing more than one site, we can schedule visits across all of them on one quote. Every building has its own written report, so each one has its own record.

Ham questions

Do you work at weekends in Ham?

Yes, evening, overnight and weekend work is normal for us. Your customers, staff or residents in Ham needn’t be disturbed. Let us know the hours you are closed and we will book within them.

Who inspects food businesses in Ham?

Kitchens in Ham are inspected by Dover council’s environmental health officers. Ratings are published by the Food Standards Agency, so a clean extract and good records are worth keeping up.

Who is responsible for fire safety on the premises?

The Fire Safety Order 2005 calls them the responsible person: often the employer, owner or occupier. In shared or managed buildings, a landlord, facilities manager or managing agent can share the duty.

Do you provide a report after cleaning the fan?

A photo report, including the fan’s condition and the next clean date. Keep it with your maintenance log.

How long is a fan clean?

It takes a couple of hours per fan, depending on its size and the build-up. We will confirm the time when we quote.

Do we need to close while you work?

Usually not. Out-of-hours visits keep the disruption down. Larger jobs can be phased over several visits to keep things running.

Do you repair extract fans as well as clean them?

Cleaning removes grease, but it can’t fix worn parts. We repair and replace extract fans as well, with a fixed quote first.

What about areas you cannot get to?

We record them on the report, with a note of where it is, and we explain what access is needed, for example new access panels.

Fixed quotes for extract fan cleaning in Ham

The survey tells us what the work involves. We look at:

  • Parking and loading at the site
  • Access, including roofs, risers and ceiling voids
  • How big the system is
  • Whether it’s a one-off visit or part of a schedule

Every site is different, so each one gets its own fixed quote. Size, access, the condition of the system and when we can work all make a difference.

Helping us quote

The more you tell us, the more accurate the quote. When you get in touch, it helps to send:

  • Your opening hours and when the area is out of use
  • Any previous report or certificate
  • The roof, plant room or outside wall the system runs to
  • The postcode and the type of business

To get a fixed quote, call 0345 646 2711, or send details by email with the site type, your trading hours and a short description of the system. Photos and the last report, if you have one, make the quote quicker. We usually come back within one working day.

Ham kitchens: local notes

Food Standards Agency records list about 5 cafés, restaurants and staff canteens in Ham and the streets around it, up to about 1.5 miles out. Each kitchen extract among them ends at a fan, and grease on the impeller strains the motor. In Ham, food businesses are inspected by environmental health officers from Dover council. They look at how clean the premises and equipment are, and the kitchen extract is part of that. A TR19® certificate and photo report after each clean gives you a record to show an inspector. Ham is covered by Kent Fire and Rescue Service. The Fire Safety Order puts the duty on whoever runs a kitchen to control its fire risk, and a greasy duct is fuel.

Walmer Castle, about 4.4 miles south-east, is one of the historic houses near Ham; if you run event catering at a venue like that, cleans can be booked between functions. School kitchens, at schools like Worth Primary School for example, are normally cleaned in the holidays so no lunches are lost.

Ham is about 3 miles north-west of Deal, in Kent. We provide extract fan cleaning for commercial premises of every kind in Ham and the rest of Kent. Across Kent, we cover 922 places, and Ham is one of them. We also work in Maidstone, about 35 miles from Ham.

Not far away are Monk's Wall nature reserve.

What we are called out for in Ham

The cooler the air, the more grease drops out, and a fan out on a roof or wall often sits where the air is coolest. That makes it a natural place for grease to settle.

Signs it’s time to call us include:

  • Fat spreading onto the roof or wall by the fan
  • A smell of hot grease from the extract
  • Rough running from the extract fan
  • An extract fan with no cleaning record

Where a hall near Church of St George, or anywhere in Ham, hosts lunch clubs or events, its extract gathers grease just as a café’s does.

What to look for in a quote

  • What paperwork you get at the end
  • When the next visit should be, and why
  • How VAT is shown on the quote
  • Whether they’re fully insured

How to choose an extract cleaning contractor

Keeping the system healthy

Once we’ve finished, these simple steps help:

  • Keep access to the fan clear
  • Check the report shows the fan was cleaned
  • Run the extract throughout cooking
  • Listen for new noises or vibration from the fan

A full system clean includes a TR19 certificate from the BESCA Vent Hygiene Elite portal. If only the fan is cleaned, the photo report says so.

Run the fan throughout cooking. Air that keeps moving carries vapour out rather than letting it settle, so keeping it running helps keep it clean.
