Extract fan cleaning for Fleeden and the surrounding area: diagnosis first, then a fixed quote, the work and a report with pictures. Call for a fixed quote.

- Grease around the motor and its mounts
When it’s something else
Extract fan cleaning can’t fix everything, and we’d rather say so up front. It will not put right:
- A faulty speed controller or isolator
- A fan that is too small for the system (a design question)
- A cracked or broken impeller (it needs replacing)
If you’re not sure, just ring 0345 646 2711 or use the quote form and we’ll give you a straight answer before you book.

How we handle extract fan cleaning in Fleeden
We’ve been trading since 2009. We are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we’re fully insured, with CHAS, SafeContractor and ISO 9001. Typical jobs include hot, greasy smells near the fan and rough running from the extract fan, on fan housings, axial fans and centrifugal fans.
Rural kitchens often have long, low duct runs through a roof space or along an outside wall, and those horizontal sections are where grease settles. Access, parking and timings are agreed before the day.
Think of the report as the system’s health record: a dated account with pictures of everything we did. Grease extract cleans are also certificated to TR19® Grease through the BESCA VHE portal, ready for your insurer.

The process
We turn up at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Equipment that has to be off is switched off and allowed to cool first, and floors and nearby surfaces are sheeted. The work itself takes an hour or two for most single fans. If the van will struggle with a lane or gateway near Fleeden, let us know and we’ll plan around it.
- The fan is found and its type, access and isolation checked.
- It’s isolated so it cannot run while we work.
- Grease is scraped off the impeller blades and casing.
- Blades, housing and surrounds are degreased with care around the electrics.
- It’s closed up, run, checked and photographed for the report.
How to prepare
- Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas
- Plan for cooking equipment or plant to be off before we arrive
- Make sure someone can let us in and lock up afterwards

There’s no standard price list, because no two systems are the same. Instead, we look at your site first, from photos or a survey, then send a fixed quote. To get going, give us a ring on 0345 646 2711 or email us.

Leave it or put it right?
An unbalanced fan gets worse, not better. It wears bearings and mounts and can lead to a breakdown and a kitchen cannot cook safely without extraction. A planned clean beats an emergency. In a small place like Fleeden, a system that fails can take a site out of use.
Putting the work off seldom saves money. Build-up, wear and faults tend to get worse, not better, and a neglected system can mean more work. If you are not sure what’s needed, call 0345 646 2711 or drop us a line for straight advice and a fixed quote.

Fleeden questions
Which environmental health team covers Fleeden?
Kitchens in Fleeden are inspected by Ashford council’s environmental health officers. An officer may look up into the canopy, so clean filters on the day and a recent certificate on file both help.
Which fire authority looks after Fleeden?
That is Kent Fire and Rescue Service. Records of extract cleaning are a sensible thing to have ready if a fire safety officer carries out an audit.
How far ahead should we book?
It depends on the time you need and how big the job is. Mention your preferred dates with your enquiry, and for anything urgent, ring our 24/7 emergency line.
What does extract fan cleaning cost?
There’s no set price, as it depends on the job: how big it is, what state it’s in, how we reach it and the working hours. You get a fixed price before any work starts.
What’s the cleaning interval for an extract fan?
At least as often as the rest of the extract, which BESA guidance sets by daily cooking hours: from 3-monthly for heavy use to 12-monthly for light use. Some fans need attention sooner.
What is TR19?
TR19® is BESA’s specification for ventilation hygiene. TR19® Grease, a standalone specification since 2019, covers grease in kitchen extract systems, while TR19® Air covers other supply and extract ductwork.
Where does the waste go?
Anything we remove is contained as we work and taken away with us, including grease, debris and dirty water. We do not leave it behind.
Do you offer maintenance contracts?
Yes. Send details of the systems and how they’re used and we will propose a schedule with a fixed quote.
What affects the quote in Fleeden
Every site gets its own quote. This is what makes a difference:
- Whether it’s a one-off visit or part of a schedule
- The scale of the work
- The number of sites or systems
- Parking and loading at the site
Kitchens, offices, schools and hospitals are all priced the same way: the size of the job, access, condition and working hours. Ask for a fixed quote and we will explain each part.
What to send for a quote
Many jobs can be priced from photos and some basics. Useful things to send:
- Your last certificate, test record or report
- A few general shots of the system
- Where the site is and what kind of site it is
- Your opening hours and when the area is out of use
If you need extract fan cleaning in Fleeden, call 0345 646 2711 or email us. Let us know the site type and the opening hours, and send photos or your last report if you can. We typically send a fixed quote within one working day.
Extract fan cleaning around Fleeden
Fleeden, about 46 miles from central London, is within our usual area. Visits are booked around your hours, evenings and weekends included. It’s Ashford council that sends environmental health officers to food businesses in Fleeden. The cleanliness of the kitchen and its equipment, extraction included, is part of what they check. A TR19® certificate and photo report after each clean gives you a record to show an inspector.
If you run catering at a healthcare site, such as a hospital like William Harvey Hospital about 4.9 miles east, the extract may need cleaning more often than a part-time kitchen. School kitchens, at schools like John Wallis Academy for example, are normally cleaned in the holidays so no lunches are lost. Historic houses near Fleeden, such as Godinton House about 2.2 miles north-east, are a reminder that older buildings with event kitchens can have long, awkward duct routes.

Between visits
So the system stays in good health:
- Don’t store items in front of the fan’s access point
- Report rattles or humming early
- Run the extract throughout cooking
- Make sure the fan is included each time
The area around the fan is left clean, with waste grease removed. On a roof or outside wall, we leave the surrounding area tidy.
The fan stays cleaner when less grease gets past the canopy. Clean, well-seated filters are the fan’s first protection, and replace any that are damaged.
What the work involves, part by part
Kitchens with long cooking hours
When a busy kitchen’s fan fails, cooking stops. Keeping the fan clean is part of avoiding that, and our 24/7 emergency callout is there if it happens anyway.
Fan housings and motors
The housing around the impeller catches grease flung off the blades. We clean it along with the blades.
In-house cleaning or a specialist?
Staff cleaning does not replace a specialist visit; it supports it. Clean filters and tidy surfaces slow the build-up, but the parts you cannot see still need a specialist at the right interval.
Away from the kitchen, the in-house job is mainly checking: clear grilles, a log of filter changes and reporting anything odd. The inside of ducts and units needs a specialist.
