Common problems we fix in Sudbury

The further the air travels from the cooking, the cooler it gets. As it cools, the grease it carries condenses onto the duct walls, so duct runs keep collecting grease long after the canopy.

What we’re most often called out for:

  • A duct nobody has opened in years
  • A grease test showing the duct is overdue
  • Fat dripping from the ductwork
  • Gaps where access panels were never fitted

Where a hall near Church of St Andrew, or anywhere in Sudbury, hosts lunch clubs or events, its extract gathers grease just as a café’s does.

Questions to ask before you book

  • Whether VAT is included
  • Whether they’re fully insured
  • Whether the work can be done while the site is closed
  • What happens if part of the system cannot be accessed

Ductwork cleaning in Sudbury, done properly

Once air leaves the canopy, it travels through ductwork that most people never see. Every horizontal run and vertical riser collects grease along the way, and that is where a kitchen fire can travel. Our ductwork cleaning reaches inside the runs and risers through access panels, to BESA TR19® Grease. Typical jobs include fat dripping from the ductwork and stale grease odours from the duct, across horizontal duct runs, vertical risers and bends and junctions.

In London, few kitchens can spare a day to close, so work in Sudbury is normally booked for the night or the early hours. Parking, loading and access to the roof are agreed with the building before the night of the clean.

We’re CHAS and SafeContractor accredited, we hold ISO 9001 and we are fully insured. On top of that, we are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, trading since 2009.

Why deal with it now?

TR19® isn’t law, but the duty to manage fire risk is. Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must assess and reduce fire risk, and grease in the duct is part of that. London buildings are shared, so a fire or failure in one system can reach the neighbours above and beside you.

Kitchens, offices, schools and hospitals are all priced the same way: the size of the job, access, condition and working hours. Ask for a fixed quote and we will explain each part.

The process

Night work is normal for us. Evenings, nights and weekends are when much of our work happens, so a kitchen or building can carry on as usual the next day. The visit itself takes a shift or more, depending on the length of the runs and the number of access points. Most London sites cannot stop for the day, so work in Sudbury is usually done overnight, early in the morning or at weekends.

  1. The duct route is surveyed and every access point found.
  2. Grease thickness is measured at set points.
  3. Out of hours, the area is protected and the access panels opened.
  4. Thick grease is scraped out, then the runs and risers are degreased.
  5. We close up, re-test, photograph and record anything out of reach.

Preparing for the visit

  • Tell us where we can park and unload
  • Make sure someone can let us in and lock up afterwards
  • Tell us the best time to work, such as after service or at a weekend

For landlords and multi-site operators

The Fire Safety Order 2005 puts the duty to manage fire risk on the responsible person, which may be the employer, owner, landlord, FM or managing agent. Where responsibility is shared, records matter even more.

From a single site to a large estate, the standard is the same: the system surveyed, the price fixed, the visit fitted around trading and everything written up afterwards.

How we price ductwork cleaning

Sites vary more than people expect. What affects the quote:

  • Whether several sites go on one quote
  • Whether we need access equipment or extra panels
  • The scale of the work
  • When the work can happen, such as evenings, overnight or weekends

Working hours, access and the scale of the site can all change the price. Each of those is built into the quote and give you a fixed price before work begins.

What we need to know

Photos and a few facts are often enough to price the work. Send what you can of the following:

  • Any previous report or certificate
  • A few general shots of the system
  • Close-ups of filters, grilles, hatches or access panels
  • Your opening hours and when the area is out of use

Here’s what helps us quote: where the site is, what it is and its opening hours, pictures of the system and any previous report or certificate. Then give us a ring on 0345 646 2711 or drop us a line.

Kitchen extracts in Sudbury

The Food Standards Agency lists about 20 pubs and bars as registered food businesses within 1.5 miles or so of the middle of Sudbury. Wherever they cook, the canopy, duct and fan collect grease just as a restaurant’s do. London Fire Brigade covers Sudbury. Its fire safety officers can audit commercial kitchens, and grease in the extract is part of a kitchen’s fire risk. Overnight is the normal time to clean a London kitchen extract, so trading isn’t affected.

If you run catering at a healthcare site, such as a hospital like Clementine Churchill Hospital about 0.9 miles north-west, the extract may need cleaning more often than a part-time kitchen. School kitchens, at schools like Sudbury Primary School for example, are normally cleaned in the holidays so no lunches are lost.

Sudbury: your questions answered

Do you work overnight in Sudbury?

Yes, out-of-hours work is a big part of what we do. The work in Sudbury can fit around your hours. Your opening times are the first thing we ask for.

Who is the fire and rescue service for Sudbury?

Sudbury is in the area of London Fire Brigade. A recent cleaning certificate and a note of the next clean date show that grease in the extract is being managed.

Is TR19 a legal requirement?

Not in itself. Insurers, fire officers and EHOs look to TR19® as the benchmark, and many insurers ask for proof of cleaning to it. The law behind it is the Fire Safety Order 2005 in England and Wales.

Do I get a certificate for ductwork cleaning?

When the duct is cleaned as part of a full TR19 clean, you get a TR19 certificate and a photo report. It includes readings, photos and any unreachable sections.

Are you accredited?

CHAS, SafeContractor, ISO 9001 and BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease. We have been trading since 2009 and we are fully insured.

Do you install duct access panels?

Yes. The survey or clean shows where sections couldn’t be reached, and fitting them means future cleans are more complete.

What does TR19 mean?

TR19® is the BESA specification for keeping ventilation systems clean. TR19® Grease, a standalone specification since 2019, covers grease in kitchen extract systems, while TR19® Air covers other supply and extract ductwork.

Do we need to close while you work?

Not usually. We need the work area to ourselves while we are on site, so the visit goes in a quiet slot.

Looking after it afterwards

A little care between visits keeps the system in better shape. We recommend:

  • Leave a way through to the access panels
  • Report any grease dripping from duct joints
  • Don’t switch the extract off early
  • Check readings when the menu changes

After the clean, the same points are tested again, giving you before and after readings. Before and after photos sit next to the numbers.

Keep the fan on throughout service. When the air stops, grease settles in the duct, so switching off early adds to the build-up.

When it’s something else

To be straight with you, some problems need a different fix:

  • A damper stuck open in the duct
  • A duct that is too small or badly routed for the kitchen (a design issue)
  • A failed fan motor at the end of the duct (a fan repair job)

Not sure which it is? You can phone us on 0345 646 2711 or drop us a line and we will tell you honestly.
