About our ductwork cleaning in Smarden

Between the canopy and the fan runs the ductwork, hidden above ceilings and inside walls. Grease settles along every metre of it and a fire in the duct can spread through the building. We clean it from the inside, through access panels, to BESA TR19® Grease. The work covers attenuators, access panels and bends and junctions, and people most often call us about proof of duct cleaning for the insurer and hardened, baked-on grease in long horizontal runs.

Work in a small place like Smarden starts with a call to agree access and timings, and the clean itself is the same full TR19® job as in any town: canopy to discharge, then a TR19® certificate and a photo report.

The report is your system’s health record: dated, with pictures, and showing what was done. For TR19® Grease cleans, the certificate comes through the BESCA Vent Hygiene Elite portal and sits alongside the report.

Landlords, agents and facilities managers

Running several sites is easier with one contractor. We work across London and the South East, so a run of sites can go into one programme and kept on a regular cycle.

When the building owner and the occupier are different, the lease normally sets out who maintains what. We are happy to deal with either side, and the report can go to both.

Smarden questions

Which fire service covers Smarden?

That is Kent Fire and Rescue Service. A recent cleaning certificate and a note of the next clean date show that grease in the extract is being managed.

Which council inspects kitchens in Smarden?

The local authority for Smarden is Ashford council, and its environmental health team does the inspecting. Have your latest TR19® certificate and photo report to hand, as an officer may ask how the extract is maintained.

What information do you need?

Where the site is, what it is and when it’s open, along with a few pictures and any previous report.

Do you offer emergency callouts?

Yes. Our emergency line runs 24/7, for problems that cannot wait. Ring any time and tell us what’s happened.

Can we book visits on a schedule?

Yes, of course. Tell us what you have and how it’s used and we will propose a schedule with a fixed quote.

Are you insured?

Yes. Full insurance covers our work and have been trading since 2009.

How long does it take to clean extract ducts?

Allow a shift or more, depending on the length of the runs and the number of access points. The survey tells us how long your duct needs.

What’s TR19?

TR19® is BESA’s specification for ventilation hygiene. Since 2019, TR19® Grease has been a standalone specification for grease in kitchen extract systems, and TR19® Air covers general supply and extract systems.

How it works

Before we leave, we walk the area with whoever is on site. Anything we couldn’t reach or that needs attention is pointed out there and then, and the same goes into the written report. All told, the work takes from a few hours to more than one visit, depending on duct length and access. If you can send pictures, we can arrive in Smarden knowing what to expect.

  1. We trace the duct and find every way in.
  2. We take grease readings along the route.
  3. Once the kitchen has closed, we protect the area and open the panels.
  4. Thick grease is scraped out, then the runs and risers are degreased.
  5. We close up, re-test, photograph and record anything out of reach.

How to prepare

  • Clear loose items from the work area
  • Tell us where we can park and unload
  • Mention any sign-in, permit or induction we need

How to get a quote

To get a fixed quote, call 0345 646 2711 or send us an email with the site type, your trading hours and a short description of the system. Photos and the last report, if you have one, make the quote quicker. You’ll usually have a quote within one working day.

Smarden kitchens: local notes

The FSA’s food hygiene register shows about 4 cafés, restaurants and staff canteens in Smarden and the streets around it, up to about 1.5 miles out. Each kitchen that cooks under a canopy sends grease-laden air into a duct, where it cools and settles. Smarden sits within the area of Kent Fire and Rescue Service. The Fire Safety Order puts the duty on whoever runs a kitchen to control its fire risk, and a greasy duct is fuel. In Smarden, food businesses are inspected by environmental health officers from Ashford council. The cleanliness of the kitchen and its equipment, extraction included, is part of what they check. Before-and-after pictures from each clean are a simple way to show the extract is in hand.

Term dates shape school work: for a school like Smarden Primary School, an extract clean fits neatly into a half-term or summer break. Church and community hall kitchens, near Church of St Michael or anywhere around Smarden, are easy to forget, but their extracts collect grease like any other.

Smarden is about 8 miles west of Ashford, in Kent. Anywhere in TN27, we can take on ductwork cleaning. Smarden is one of 922 towns, villages and districts in Kent where we work for ductwork cleaning. There’s also a page for Maidstone, roughly 11 miles from Smarden.

We also cover Biddenden Green (1 mile north-east), Smarden Bell (1 mile north-west), Monk's Hill (1 mile south-west), Swift's Green (1 mile north-west) and Standen (2 miles south-west). Common problems we fix in Smarden

A greasy duct is a fire path, in Smarden as anywhere. Once it lights, fire can spread along the duct and into other areas, which is why the responsible person needs it under control.

Common reasons sites call us include:

  • A duct nobody has opened in years
  • Hardened, baked-on grease in long horizontal runs
  • Grease leaking from duct joints
  • Grease pooling at the foot of the riser

If you run catering at a healthcare site, such as a hospital like Benenden Hospital about 5.3 miles south-west, the extract may need cleaning more often than a part-time kitchen.

Questions to ask before you book

  • Whether a written report and pictures are included
  • How areas they cannot reach will be recorded
  • Whether the quote is based on a survey or pictures
  • Whether they’re fully insured

How to choose an extract cleaning contractor

What affects the cost of ductwork cleaning

The quote reflects the site in front of us. We consider:

  • Parking and loading at the site
  • A single visit or a regular plan
  • The condition of the system
  • Whether we need access equipment or extra panels

What you pay depends on how big the system is, the condition it’s in and how easy it is to reach. You get a fixed price before any work starts, so you know where you stand.

What we need to know

Before you ask for a quote, gather:

  • How we’d reach plant on a roof or in a plant room
  • Your last certificate, test record or report
  • When the site is open and when it’s quiet
  • Any symptoms, from odd noises to smells or leaks

Some systems can be priced from photos; others need a survey. Big or complicated sites, and systems that are hard to see in photos, get a survey first. Either way, the quote is fixed before any work is booked.

What a clean will not put right

We won’t sell you work that doesn’t address the problem, so here are the limits:

  • A duct that is too small or badly routed for the kitchen (a design issue)
  • Ductwork that’s corroded, split or holed (that needs a ductwork contractor)
  • A worn-out fan that needs replacing

Not sure which it is? You can call us on 0345 646 2711 or email us and we will tell you honestly before booking.

Parts of the system we cover

  • Access panels
  • Attenuators
  • Horizontal duct runs
  • Multi-storey ducts
  • Bends and junctions
  • Vertical risers

How the job changes from site to site

Access panels

After cleaning, every panel is closed and sealed, so grease and air stay inside the duct. A damaged panel is noted on the report.

Bends and transitions

Grease tends to pile up at elbows. We clean it back by hand and with degreaser, and test it before and after.

Leave it or put it right?

TR19® is not law, but the duty to manage fire risk is. The Fire Safety Order 2005 makes the responsible person assess and reduce fire risk, and grease in the duct is part of that. It’s simpler to plan the work at Smarden now than to arrange it in a hurry later.

Kitchens, offices, schools and hospitals are all priced the same way: the size of the job, access, condition and working hours. Call for a fixed quote and we will go through it with you.
