Managing agents and facilities teams in Portsmouth
The Fire Safety Order 2005 puts the duty to manage fire risk on the responsible person, which may be the employer, owner, landlord, FM or managing agent. With shared responsibility, good records help everyone.
We work for landlords, managing agents and facilities managers as well as the people running the site. Shared systems, like a riser serving several units, need a clear agreement on who books the work, and we can quote for the whole system.
Ductwork cleaning in Portsmouth, done properly
If the ducts in Portsmouth haven’t been cleaned for a while, or nobody is sure when they were? A few details about the system are a good start when you phone us on 0345 646 2711 or send us an email, and we’ll send you a fixed quote for ductwork cleaning, usually within one working day. If you are dealing with a duct nobody has opened in years and smells of old cooking grease from the ductwork, we can put it right.
Kitchens in a place the size of Portsmouth are cleaned around trading, not the other way round: late at night, early in the morning or on a closed day. Bigger sites can be done kitchen by kitchen, so cooking carries on elsewhere.
Think of the report as the system’s health record: a dated account with photos of everything we did. For TR19® Grease cleans, the certificate comes through the BESCA Vent Hygiene Elite portal, ready for your insurer.

Part by part
Access panels
Extra panels can be installed where there are gaps, so the next clean reaches more of the system. The survey shows where they’re needed.
Bends and transitions
Bends, elbows and changes of size are where grease collects most. The air slows and drops its load, so we clean these points carefully.
Common questions in Portsmouth
Can sea air affect ductwork cleaning in Portsmouth?
It can. Salt air reaches Portsmouth, which is within about 1 mile of the coast, and it speeds up rust. We look at fans, cowls and fixings for rust as well as grease.
Can school kitchens in Portsmouth be cleaned in the holidays?
Yes, holiday work suits schools best. The FSA’s register shows about 48 schools and colleges with food registrations within roughly a mile and a half of Portsmouth. Just give us a ring on 0345 646 2711 or use the quote form with your term dates and we’ll plan around them.
How much does ductwork cleaning cost?
There’s no set price, as it depends on the job: how big it is, what state it’s in, how we reach it and the working hours. We fix the price before work begins.
Can you clean ductwork with no access panels?
Any section we can’t reach is recorded on the report, as TR19 expects. We can fit new access panels so they’re cleaned next time.
Which accreditations do you hold?
BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease, plus CHAS, SafeContractor and ISO 9001. We’ve been trading since 2009 and we’re fully insured.
What should I send you?
A short description and a few photos, with the address and opening hours. If we need more, we’ll ask.
Do you cover Portsmouth?
Yes. Our area takes in London and the counties of South East England, Portsmouth included.
How is kitchen extract ductwork cleaned?
We open each access panel and clean the section it reaches. Grease is scraped out first, then degreased, with readings taken before and after.
What else we do in Portsmouth
Grease, kitchens and Portsmouth
Portsmouth lies within about 1 mile of the sea. Salt air speeds up corrosion of roof-level fans, discharge cowls and their fixings. Look up Portsmouth on the FSA’s food hygiene register and you’ll find about 262 restaurants, cafés and canteens and about 152 sandwich bars and takeaways within 1.5 miles or so of the middle of Portsmouth. Wherever those kitchens cook under a canopy, the horizontal runs and risers need cleaning as well as the hood. Portsmouth is covered by Hampshire and Isle of Wight Fire and Rescue Service. Grease in a kitchen extract is a recognised fire risk, and the fire authority enforces the law on managing it in most commercial premises.
Where a hall near St Wilfrid, or anywhere in Portsmouth, hosts lunch clubs or events, its extract gathers grease just as a café’s does. A kitchen near Fratton station that serves breakfast and dinner can run its extract twelve hours or more, which shortens the cleaning interval.
Portsmouth is in England. Portsmouth gets the same approach as every site we work on: a survey first, a fixed quote, work timed around your hours and a report with pictures. Our area takes in 19 places across Portsmouth, large and small.
All of PO6, PO4, PO1 and PO2 is within our area for ductwork cleaning, from the main roads to the quietest streets. Streets in the area include Church Road, April Square and Rudmore Square, all of which we cover for ductwork cleaning. Green spaces nearby include Milton Locks and Portsdown Hill.
Aftercare tips
Results last longer with the right care. We suggest:
- Ask for a grease thickness test if the kitchen gets busier
- Keep to the interval on the report
- Don’t switch the extract off early
- Never cook with a filter missing
The report names every part of the duct that couldn’t be reached and why. We can fit access panels so those sections are cleaned next time.
Some signs mean the duct needs attention sooner: drips from the ductwork, stale smells or a noisy fan. Testing will show whether any section has reached 500 microns.
When it’s something else
Not every problem is solved by ductwork cleaning, and we’d rather say so up front. It does not solve:
- Faulty fire dampers
- Sections that can’t be reached safely without new access (those are recorded, and panels can be fitted)
- Ductwork that’s corroded, split or holed (that needs a ductwork contractor)
Not sure which it is? You can call 0345 646 2711 or send us an email and we’ll tell you honestly before booking.

What happens on the day
Everything the job needs comes with us, from protective sheeting to tools and access equipment. You only need to give us clear access and switch off what needs to be off. On site, the work takes a shift or more, depending on the length of the runs and the number of access points. Managed buildings in a place the size of Portsmouth often have sign-in, permits-to-work and key holders, and the visit is planned around them.
- First the duct route is traced and every access point noted.
- Set points along the runs are tested for grease.
- We open the panels and scrape out the heaviest grease.
- The duct is degreased with the method that suits the grease, from degreasers to hot water or steam.
- Post-clean readings and photos go into the report, with any unreachable section listed.
Preparing for the visit
- Find the previous report, if there is one
- Mention any locked doors, roof access or ceiling voids
- Mention any sign-in, permit or induction we need
Getting a quote
Some systems can be priced from photos; others need a survey. Big or complicated sites, and systems that are hard to see in pictures, get a survey first. Either way, the quote is fixed before any work is booked.
Advice
Common problems we fix in Portsmouth
Air cools as it moves away from the canopy. As it cools, the grease it carries condenses onto the duct walls, so duct runs keep collecting grease long after the canopy.
It’s time to book a visit if you see:
- A grease test showing the duct is overdue
- Grease seeping out of the duct seams
- Sections of duct with no access panels
- Years of grease along the duct floor
A hospital like Royal Portsmouth Hospital, about 0.7 miles south-west, is the kind of site where a kitchen may cook for patients, staff and visitors all day.
What your quote should include
- How VAT is shown on the quote
- What happens if part of the system can’t be accessed
- If the quote is a fixed price or an estimate
- What paperwork you get at the end
Staff cleaning versus specialist work
A few tasks are always specialist work: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease call for the right kit, training and safe access. That is our job.
Your own staff can handle the daily basics: wiping down canopy surfaces, cleaning filters and keeping a simple log. Inside the ducts, risers and fan is specialist work, which is where we come in.
