Ductwork cleaning for sites in Hornsey

How the job changes from site to site

Access panels

Every section of duct is cleaned through an access panel. Where there are none, those sections can’t be cleaned and the report has to say so.

Vertical risers

Risers carry the extract up through the building to the roof. Grease collects on the walls and at the foot of the riser, so the base is one of our test points.

Ductwork cleaning in Hornsey, done properly

We treat ductwork like a doctor treats arteries: diagnose where grease has built up, clear it and confirm the result. Readings taken before and after show the difference, alongside before and after pictures. Common call-outs are for a duct nobody has opened in years and high readings at a recent grease test, on horizontal duct runs, vertical risers and access panels.

London kitchens are often tucked into basements or the back of a building, and the duct may run up through several floors before it discharges at the roof. For a kitchen in Hornsey, that typically means a longer system to clean and more access panels to plan around.

We’re CHAS and SafeContractor accredited, we hold ISO 9001 and we are fully insured. We’re also a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, trading since 2009.

The process

When we arrive, we check the system against the survey or the pictures you sent. If anything is different, we talk it through with the person on site before carrying on. From there, it takes a shift or more, depending on the length of the runs and the number of access points. Before any visit in Hornsey, we agree where the van can stop and how equipment reaches the system.

  1. We map the duct route and check where the access panels are.
  2. We measure grease thickness at set points before cleaning.
  3. We open the panels and scrape out the heaviest grease.
  4. Next the ducts and risers are degreased, using whatever suits the deposit.
  5. Readings and photos are repeated and any section we couldn’t reach is recorded.

Advice

How we price ductwork cleaning

The survey tells us what the work involves. We look at:

  • Site rules, permits and inductions
  • The scale of the work
  • One-off work versus a regular cycle
  • How many systems or sites are involved

You won’t find a price list here, because each job is priced on what it involves. Call for a fixed quote, and we will talk you through it.

What we need to know

The more you tell us, the more accurate the quote. With your enquiry, please include:

  • Any access panels or hatches you can see
  • Your opening hours and when the area is out of use
  • Where the plant sits or the system leaves the building, such as a roof or outside wall
  • Problems your staff have spotted

Some systems can be priced from pictures; others need a survey. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, the quote is fixed before any work is booked.

What your team can do, and what needs us

Keep a record of what your team does. A dated log of in-house cleaning and checks shows an inspector that the system is looked after between visits, next to our reports.

For ventilation and air handling systems, in-house care is mostly about checks: clear grilles, a log of filter changes and reporting anything odd. The inside of ducts and units needs a specialist.

For landlords and multi-site operators

Keeping records across a portfolio is half the battle. Each visit produces a dated report with photos, ready to show insurers, fire officers or EHOs.

We work for landlords, managing agents and facilities managers as well as the people running the site. Shared systems, like a riser serving several units, need a clear agreement on who books the work, and we can quote for the whole system.

Questions from Hornsey

Is parking a problem for work in Hornsey?

A loading bay, a visitor permit or off-street space near the site in Hornsey makes the visit easier to plan. If the building has a loading slot system, we’ll book into it.

Do you work at weekends in Hornsey?

Yes, out-of-hours work is a big part of what we do. It means the site in Hornsey keeps running as normal. When you ring 0345 646 2711 or drop us a line, mention when the site is quiet.

Is TR19 a legal requirement?

No, not in itself. TR19® is the benchmark insurers, fire officers and EHOs check against, and many insurers ask for proof of cleaning to it. The law behind it is the Fire Safety Order 2005 in England and Wales.

Is Hornsey in your area?

Yes. Hornsey is part of the area we cover, as part of our area across London and the South East.

What does TR19 mean?

A BESA specification in two main parts: TR19® Grease for kitchen extracts and TR19® Air for supply and extract systems. It isn’t legislation, but it’s the standard people check against.

What happens if there aren’t enough access panels?

Ductwork needs access to be cleaned. Those parts are listed, and we can install panels so they’re reached next time.

How do you know if the ductwork needs cleaning?

A grease thickness test gives the answer. Using a Wet Film Thickness Test or Deposit Thickness Test, we check the grease at set points. BESA guidance says the mean shouldn’t exceed 200 microns, and 500 or more anywhere needs immediate spot cleaning.

Can extra access doors be added to the duct?

Yes, we install duct access panels. Panels go where they give the best access to sections that couldn’t be reached, and we’ll recommend where.

Keeping the system healthy

After the visit, a few habits help the work last:

  • File each certificate and photo report in the maintenance log
  • Consider fitting panels where the report shows gaps
  • Never cook with a filter missing
  • Keep the fan on while anything is cooking

Every panel we open is refitted when we finish, and the surrounding area is left clean. Waste grease and water are taken away.

The less grease gets past the canopy, the cleaner the duct stays. Clean, properly seated filters are the duct’s best protection.

When something else is needed

A few issues sit outside what this work can do:

  • Fire dampers that do not close (they need testing and remedials)
  • Duct sealed behind fixed ceilings or walls
  • Ductwork that’s corroded, split or holed (that needs a ductwork contractor)

If you are not sure, just call 0345 646 2711 or send us an email and we will give you a straight answer.

Hornsey kitchens: local notes

Food Standards Agency records list about 434 cafés, restaurants and staff canteens and about 129 sandwich bars and takeaways within roughly a mile and a half of the centre of Hornsey. Wherever those kitchens cook under a canopy, the horizontal runs and risers need cleaning as well as the hood. Environmental health officers from Haringey council inspect food businesses in Hornsey. A greasy canopy or dripping filters are the sort of thing an inspection can pick up. Our report lists what was cleaned and when, which is useful to have ready. The fire and rescue service for Hornsey is London Fire Brigade. Its fire safety officers can audit commercial kitchens, and grease in the extract is part of a kitchen’s fire risk.

For kitchens close to Hornsey station, where the day often starts early and ends late, the extract can be cleaned overnight. A hall kitchen that only cooks for events, whether near Church of Holy Innocents or elsewhere in Hornsey, still needs its extract cleaned, just less often. Healthcare kitchens, like those at hospitals such as Hornsey Central Hospital (about 0.7 miles west), often cook for long hours, which puts them in BESA’s heavier-use bands.
