Ductwork cleaning in Hockenden

Ductwork cleaning in Hockenden

We have been trading since 2009, working across London and the South East. We’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, with each certificate issued through the BESCA portal. Typical jobs include grease pooling at the foot of the riser and grease leaking from duct joints, on access panels, multi-storey ducts and attenuators.

Rural kitchens often have long, low duct runs through a roof space or along an outside wall, and those horizontal sections are where grease settles. Access, parking and timings are agreed before the day.

Insurers, fire officers and environmental health officers all look at records. So every job comes with a written report and pictures, and grease extract cleans come with a TR19® certificate issued through the BESCA Vent Hygiene Elite portal.

What we do, step by step

We turn up at the time agreed with you, which is often after service, overnight or at a weekend. Anything that needs to be off for the work is switched off and left to cool first, and the area around the work is covered and protected. The work itself takes a shift or more, depending on the length of the runs and the number of access points. Somewhere like Hockenden, lanes, gates and parking are worth mentioning in advance.

  1. We map the duct route and check where the access panels are.
  2. Set points along the runs are tested for grease.
  3. Access panels are opened and heavy deposits scraped out by hand.
  4. Next the ducts and risers are degreased, using whatever suits the deposit.
  5. Readings and photos are repeated and any section we couldn’t reach is recorded.

Some systems can be priced from photos; others need a survey. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, you get a fixed price before any work starts.

What affects the cost of ductwork cleaning

Sites vary more than people expect. The main factors:

  • A single visit or a regular plan
  • How big the system is
  • How many systems or sites are involved
  • The condition we find in the survey

You will not find a price list here, because each job is priced on what it involves. Call for a fixed quote, and we will talk you through it.

Asking for a quote

You do not need the technical terms. Just send:

  • Close-ups of filters, grilles, hatches or access panels
  • The postcode and the type of business
  • Your last certificate, test record or report
  • Anything you’ve noticed, such as smells, noise, drips or poor airflow

Getting a quote does not take long. Send a few details and pictures, and we typically reply with a fixed quote within one working day. If we need to see the system first, we book a survey around your hours.

What ductwork cleaning looks like in Hockenden

There are about 28 cafés, restaurants and staff canteens and about 15 takeaways within 1.5 miles or so of the middle of Hockenden, according to the Food Standards Agency’s register. Each kitchen that cooks under a canopy sends grease-laden air into a duct, where it cools and settles. Hockenden is covered by Kent Fire and Rescue Service. The Fire Safety Order puts the duty on whoever runs a kitchen to control its fire risk, and a greasy duct is fuel. In Hockenden, food businesses are inspected by environmental health officers from Sevenoaks council. An officer looking round a kitchen will see the canopy, and grease there is hard to miss. Our report lists what was cleaned and when, which is useful to have ready.

Kitchens that cook twelve hours or more a day, as some healthcare kitchens do, fall into BESA’s three-monthly minimum; Queen Mary's Hospital is the nearest hospital to Hockenden, about 2.4 miles north-west. A hall kitchen that only cooks for events, whether near St Mary the Virgin or elsewhere in Hockenden, still needs its extract cleaned, just less often.

Hockenden is about 2 miles north-east of Orpington, in Kent. For a walk, there’s The Warren and Summer Hill.

What the work involves, part by part

Bends and transitions

Wherever the duct turns or changes size, grease builds up. The air slows and drops its load, so these points get extra attention.

Attenuators and discharge

At the end of the duct is the discharge. It can gather grease and mark the wall or roof around it, so it’s cleaned as far as safe access allows.

Questions from Hockenden

Can you come to Hockenden after we close?

Yes, evening, overnight and weekend work is normal for us. It means the site in Hockenden keeps running as normal. Just call 0345 646 2711 or use the quote form with your opening times and we’ll plan around them.

Do you clean school canteen extracts around Hockenden out of term?

Yes. The holidays are the usual time for school work. Around Hockenden, the Food Standards Agency lists about 8 schools and colleges with registered kitchens within a mile and a half or so. Tell us your holiday dates and we will book the visit for when the site is empty.

What’s involved in cleaning extract ducts?

Each section is cleaned through its own panel. Grease is scraped out first, then degreased, with readings taken before and after.

Are you accredited?

We hold CHAS, SafeContractor and ISO 9001, and we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. Vent Hygiene Elite is run by BESCA and independently audited.

What does ductwork cleaning cost?

The cost depends on the size of the system, its condition, access and timing. Ask us for a fixed quote and we will normally reply within one working day.

Are you insured?

Yes. Full insurance covers our work and have been trading since 2009.

Is TR19 a legal requirement?

No. The law sets the duty, and TR19® is the recognised benchmark for meeting it. Under the Fire Safety Order 2005, the responsible person must reduce fire risk, and many insurers can refuse or reduce a claim without proof of cleaning.

What happens if there aren’t enough access panels?

We clean everything we can reach and record what we cannot. Extra panels can be installed, and we can do that for you.

Between visits

So the system stays in good health:

  • Keep the fan on while anything is cooking
  • Make sure filters are seated properly
  • Consider fitting panels where the report shows gaps
  • Have the grease measured if cooking hours go up

Keep the certificate and report with the fire risk assessment. It’s the evidence an insurer or inspector may ask for, and the photos make the duct’s condition easy to see.

Extra access panels mean more of the duct gets cleaned each time. Grease you can reach is grease that gets removed.

Landlords, agents and facilities managers

From a single site to a large estate, the standard is the same: diagnosis, a fixed price, work booked around your hours and a written report with photos.

Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must assess and reduce fire risk, and that can be the employer, the owner, a landlord, a facilities manager or a managing agent. Where responsibility is shared, records matter even more.

What happens if it’s left?

Under BESA guidance, the mean grease level should stay at or below 200 microns between cleans. Anywhere that reaches 500 microns or more needs immediate spot cleaning. Putting off the clean only pushes readings higher. If the system at a site near Hockenden fails, there may be nowhere nearby to move to.

The cost depends on how big the system is, what state it’s in and how easy it is to reach. You get a fixed price before work begins, so you know where you stand.

Do you need ductwork cleaning in Hockenden?

The further the air travels from the cooking, the cooler it gets. Cooling air drops its grease onto the inside of the duct, which is why ducts go on gathering grease well beyond the filters.

What we are most often called out for:

  • Proof of duct cleaning for the insurer
  • Fat dripping from the ductwork
  • Duct runs that cannot be reached
  • Thick crusts of old grease along the duct

Older buildings often hide long, awkward duct runs, and if you run a kitchen at a historic venue in the area (Hall Place and Gardens is about 3.2 miles north), access may need planning.

Before you book anyone

  • Whether they’re fully insured
  • Whether a survey comes first
  • Which accreditations they hold, and whether you can check them
