Ductwork cleaning in Brighton, done properly

Duct cleaning is the hardest part of an extract clean, and the part most often skipped. Without enough access panels, long stretches can go years without being touched. We open up every reachable section and record any we cannot reach, so you know exactly where you stand. If you have years of grease along the duct floor and grease seeping out of the duct seams, we can help, from horizontal duct runs, access panels and multi-storey ducts onwards.

A place as big as Brighton has kitchens of every kind, from takeaways and restaurants to school, hotel and staff kitchens. Each cooks for a different number of hours a day, so each needs cleaning at its own interval.

We have been trading since 2009, and we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we carry full insurance.

What staff can safely do

When your team notices a problem between visits, like drips, unusual noise, smells or damaged filters, it’s best reported rather than tackled in-house. We’ll take a look and give you a fixed quote.

For ventilation and air handling systems, in-house care is mostly about checks: keeping grilles clear, noting unusual noise or smells and logging filter changes. The inside of ducts and units needs a specialist.

Managing agents and facilities teams in Brighton

Managing agents often deal with us directly. Send the address, what’s needed and how access works and we will come back with a fixed quote.

We also work for facilities teams across offices, schools and healthcare in Brighton and across Brighton and Hove. Larger estates can be phased building by building to keep disruption down.

What the work involves, part by part

Multi-storey and shared buildings

Ducts in taller or shared buildings often run past other occupiers. We plan access with you and the building manager, so the clean is done safely and quietly.

Attenuators and discharge

Some systems have attenuators to reduce noise, and their linings can soak up grease. We clean what can be reached and note anything that can’t.

What ductwork cleaning can’t fix

An honest diagnosis matters more to us than a booking, so here’s what this work can’t put right:

  • Duct sealed behind fixed ceilings or walls
  • Undersized or badly laid-out ducts
  • An extract fan that has stopped working

Not sure which it is? You can ring 0345 646 2711 or email us and we’ll tell you honestly before you book.

Parts of the system we cover

  • Access panels
  • Vertical risers
  • Multi-storey ducts
  • Attenuators
  • Bends and junctions
  • Horizontal duct runs

Brighton questions

Who carries out food hygiene inspections in Brighton?

In Brighton, it’s Brighton and Hove council that carries out food hygiene inspections. An officer may look up into the canopy, so clean filters on the day and a recent certificate on file both help.

Can the work in Brighton be done at night or at weekends?

Yes, we can come after you close and finish before you open. The site is handed back ready to open. Tell us your opening hours when you ask for a quote.

Is there a survey before the work?

Yes. Photos often do the job, while bigger or harder-to-see systems are surveyed on site.

What paperwork do you give after a duct clean?

When the duct is cleaned as part of a full TR19 clean, you get a TR19 certificate and a photo report. It includes readings, pictures and any unreachable sections.

What accreditations do you have?

BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease, plus CHAS, SafeContractor and ISO 9001. We are fully insured and have been trading since 2009.

What types of premises do you cover?

We work for restaurants, pubs, hotels, schools, colleges, hospitals, care homes, offices and shops, plus food production and leisure sites.

Do you install duct access panels?

Yes, we fit access panels where the duct needs them. That lets the next clean reach sections that were missed, and the report will show where they’re needed.

Who has the legal duty for fire safety?

That depends on who controls the premises. Under the Fire Safety Order 2005, it’s the responsible person, which may be the employer, owner, landlord, facilities manager or managing agent.

Kitchen extracts in Brighton

The coast is only about 1 mile from Brighton. Metal on the roof weathers faster close to the coast, and the extract fan and cowl are no exception. Food Standards Agency records include about 243 bars, pubs and nightclubs and about 44 hotels, B&Bs and guest houses within 1.5 miles or so of the middle of Brighton. A pub or hotel kitchen that cooks every day builds up grease in its extract like any other. Fire safety in Brighton falls to East Sussex Fire and Rescue Service. Grease in a kitchen extract is a recognised fire risk, and the fire authority enforces the law on managing it in most commercial premises.

Church and community hall kitchens, near St Martin's Church or anywhere around Brighton, are easy to forget, but their extracts collect grease like any other. Healthcare kitchens, like those at hospitals such as Brighton General Hospital (about 0.7 miles east), often cook for long hours, which puts them in BESA’s heavier-use bands. For schools such as Fairlight Primary School, kitchen extract cleaning is normally booked for the holidays, when the canteen is closed.

How the visit works

On the day, we arrive at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Equipment that has to be off is switched off and allowed to cool before any work starts, and floors and nearby surfaces are sheeted. The work itself takes a shift or more, depending on the length of the runs and the number of access points. Larger sites in Brighton can be done in phases, out of hours, so part of the building keeps working.

  1. First we diagnose: the route, the access and the grease levels.
  2. You get a fixed price before work starts.
  3. Each section is cleaned in turn through its access panel.
  4. We take extra care at bends and at the foot of risers.
  5. Readings, photos and a recommended next clean date complete the job.

Preparing for the visit

Advice

Aftercare tips

Aftercare is simple, and it helps at the next visit:

  • Make sure filters are seated properly
  • Do not block access panels with shelving or stock
  • Keep your cleaning records together
  • Get panels fitted where the duct couldn’t be cleaned

File the paperwork in the maintenance log. An insurer, fire officer or EHO may ask to see it, and the photos make the duct’s condition easy to see.

Keep the fan on throughout service. When the air stops, grease settles in the duct, so switching off early adds to the build-up.

Why it’s worth doing now in Brighton

BESA guidance says grease shouldn’t exceed a mean of 200 microns between cleans. A reading of 500 microns or more at any point means a spot clean straight away. Putting off the clean only pushes readings higher. Dirt and wear build up fastest on busy sites, and a place the size of Brighton has plenty of those.

A single site or a whole portfolio, the quote is built the same way: the work involved, the access and the timing. The price is fixed before work begins.
