Ductwork cleaning in Bodiam

How we handle ductwork cleaning in Bodiam

Duct cleaning is the hardest part of an extract clean, and the part most often skipped. Without enough access panels, long stretches can go years without being touched. Each section we can reach is cleaned, and any we cannot is written down, so you know exactly where you stand. The work covers attenuators, bends and junctions and vertical risers, and people most often call us about fat dripping from the ductwork and hardened, baked-on grease in long horizontal runs.

In a village or hamlet like Bodiam, the kitchens that need extract cleaning are usually a pub, a school, a care home or a hall kitchen, wherever there is one. Each still has a canopy and duct that collect grease, whatever the size of the place.

It’s worth checking any contractor’s accreditations. We’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we hold CHAS, SafeContractor and ISO 9001, with full insurance on top.

What a clean will not put right

Before you book, it helps to know what’s not included:

  • A worn-out fan that needs replacing
  • Ductwork that was poorly designed
  • Duct sealed behind fixed ceilings or walls

If you are not sure, just call us on 0345 646 2711, or send details by email and we’ll give you a straight answer before you book.

Parts of the system we cover

  • Multi-storey ducts
  • Attenuators
  • Horizontal duct runs
  • Bends and junctions
  • Vertical risers
  • Access panels

What the work involves, part by part

Access panels

Every section of duct is cleaned through an access panel. Where there are none, those sections cannot be cleaned, and TR19 expects them to be recorded.

Multi-storey and shared buildings

A fire in a duct in a shared building can affect far more than one kitchen, so the responsible person has more reason to keep it clean. Your certificate and report give building managers the record they need.

Leave it or put it right?

Old grease in a duct for a kitchen in Bodiam does not stay soft. It bakes into a hard layer that takes far longer to remove, so the later the clean, the bigger the job. A planned visit to Bodiam is easier to arrange than an emergency callout.

No two sites are the same, so we price each one individually. The size of the job, how we reach it, its condition and the working hours all play a part.

What you get with us

  • Fully insured
  • Every job surveyed first
  • In business since 2009
  • Each visit written up, with photos

What affects the quote in Bodiam

Before we fix a price, we need to know a few things. We check:

  • The condition we find in the survey
  • A single visit or a regular plan
  • Site requirements such as sign-in and permits
  • Whether several sites go on one quote

What you pay reflects the actual work. That’s why every job is surveyed first, and why the quote is fixed before we start.

Helping us quote

Many jobs can be priced from photos and some basics. Useful things to send:

  • Any access panels or hatches you can see
  • Any symptoms, from odd noises to smells or leaks
  • Where the plant sits or the system leaves the building, such as a roof or outside wall
  • The times we could work without disrupting the site

The quickest way to a quote is to send pictures: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Tell us what kind of site it is and when it’s open, and we can price many jobs without a visit.

FAQs for Bodiam

Who carries out food hygiene inspections in Bodiam?

The local authority for Bodiam is Rother council, and its environmental health team does the inspecting. How often a business is inspected depends on the risk rating the council gives it, so it’s worth staying ready all year.

Do you work in villages like Bodiam?

Yes. Bodiam is within the area we cover across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

What if part of the duct can’t be reached?

Any section we can’t reach is recorded on the report, in line with TR19. New panels can be fitted to reach them in future.

Do we have to stop cooking while the ducts are cleaned?

Out of hours, at a time that suits the kitchen. Larger systems may be cleaned over several nights, with the kitchen ready to cook each morning.

Is a quote from pictures possible?

In many cases, yes. With good photos, the site type and your last report, we can price many jobs. Where we cannot see enough, we arrange a survey.

What accreditations do you have?

We hold CHAS, SafeContractor and ISO 9001, alongside BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease. Vent Hygiene Elite is run by BESCA and independently audited.

What does TR19 mean?

It’s the industry benchmark for cleaning ventilation and kitchen extract systems, written by BESA. It covers how systems are inspected, cleaned and checked and expects a risk-based approach.

Is there a survey before the work?

Yes. Every job is surveyed first, either from photos and details you send or on a site visit. Then you get a fixed quote.

The process

A visit follows the same order every time: sheeting and protection first, make the system safe, do the work, tidy up and hand over the paperwork. The visit itself takes a few hours for a short run, longer for long runs and tall risers. We agree a date with you, plan the drive to Bodiam and turn up when the site is quiet.

  1. First the duct route is traced and every access point noted.
  2. Grease readings are taken at set points along the duct.
  3. Through the access panels, thick grease is removed by hand first.
  4. The duct is degreased with the method that suits the grease, from degreasers to hot water or steam.
  5. We test again, take photos and note any part that couldn’t be reached.

Getting ready for the visit

  • Tell us where we can park and unload
  • Mention any sign-in, permit or induction we need
  • Make sure equipment near the work can be switched off and left to cool

Related advice

Looking after it afterwards

Think of this as the after-treatment advice, in brief:

  • Keep your cleaning records together
  • Never cook with a filter missing
  • Consider fitting panels where the report shows gaps
  • Do not switch the extract off early

The report gives a recommended next clean date, based on the readings and your daily cooking hours, in line with BESA guidance.

The less grease gets past the canopy, the cleaner the duct stays. Keep the filters clean, well fitted and in place whenever you cook.

The duct above a busy canopy coats itself in grease long before anyone sees it. The fire and rescue service for Bodiam is East Sussex Fire and Rescue Service. Its fire safety officers can audit commercial kitchens, and grease in the extract is part of a kitchen’s fire risk. A TR19® certificate and photo report after each clean gives you a record to show an inspector.

Multi-site and managed buildings

We also work for facilities teams across offices, schools and healthcare in Bodiam and across East Sussex. Larger estates can be phased building by building around the people who use them.

Landlords, managing agents and facilities managers book us, not only the businesses that use the systems. Where a system serves more than one tenant, such as a shared riser, it helps to agree who arranges the work, and we can quote for the whole system.
