Ductwork Cleaning in Binsey
One call covers ductwork cleaning in Binsey, from survey to sign-off. CHAS and SafeContractor accredited, ISO 9001 and fully insured.
- Grease pooling at the foot of the riser
- Readings above 200 microns from a grease thickness test
- A rancid smell from the extract duct
How we handle ductwork cleaning in Binsey
Every duct has its own route. A few metres to an outside wall, or a riser up through the building to a roof fan. The survey traces the route and finds every access point before we quote. The work covers horizontal duct runs, bends and junctions and vertical risers, and people most often call us about smells of old cooking grease from the ductwork and grease leaking from duct joints.
Work in a small place like Binsey starts with a call to agree access and timings, and the clean covers the whole system, as it would anywhere: canopy to discharge, then a TR19® certificate and a photo report.
Good records are part of the job. You get a written report with pictures after each visit, covering the work done, any areas we couldn’t access and a recommended next date. Keep it with your fire safety records so it’s ready for an insurer, fire officer or EHO.

When something else is needed
We will always give you a straight diagnosis, so here’s what this work cannot put right:
- A failed fan motor at the end of the duct (a fan repair job)
- Parts of the duct with no way in
- Faulty fire dampers
If in doubt, ring 0345 646 2711 or email us and we will say what we think before booking.

How the visit works
The first job on site is protection: floors, worktops and anything near the work are covered. Then we make the system safe and start. The work on site takes from a few hours to more than one visit, depending on duct length and access, and the area is cleaned down before we leave. The timing of a visit to Binsey is set by you, and the travel is our side of the planning.
- We start by working out how the duct runs and where it can be opened.
- Grease readings are taken at set points along the duct.
- We open the panels and scrape out the heaviest grease.
- The duct is degreased with the method that suits the grease, from degreasers to hot water or steam.
- Readings and photos are repeated and any section we couldn’t reach is recorded.
How to prepare
- Mention any sign-in, permit or induction we need
- Clear the space around the work
- Make sure equipment near the work can be switched off and left to cool

Binsey questions
Can school kitchens in Binsey be cleaned in the holidays?
Yes. Half-terms and the summer break are the natural time for school work. With about 6 schools and colleges on the FSA’s register within roughly a mile and a half of Binsey, it pays to plan holiday dates ahead. Just call 0345 646 2711 or drop us a line with your term dates and we will plan around them.
Can you work in Binsey outside opening hours?
Yes. We work evenings, overnight and at weekends. The work in Binsey can fit around your hours. When you call us on 0345 646 2711 or email us, mention when the site is quiet.
How long does ductwork cleaning take?
A short duct can be cleaned in a few hours, while long ducts and tall risers can need more than one visit. Visits are planned out of hours.
Do you offer maintenance contracts?
Yes. We run scheduled maintenance contracts, with visits at the interval your system needs. The report from each visit recommends the next date.
Is a quote from photos possible?
Often, yes. Photos of the system and the access, plus your opening hours and last report, are often enough. Larger or hidden systems need a survey on site first.
Can you look after several sites?
Yes. We work across South East England and London, so we can schedule a run of sites on one programme. Every site has its own report.
What types of premises do you cover?
All kinds of commercial and public premises: kitchens, offices, schools, healthcare, retail, leisure and food production. Work is timed around how each site runs.
What is TR19?
It’s the industry benchmark for cleaning ventilation and kitchen extract systems, written by BESA. It covers how systems are inspected, cleaned and checked and expects a risk-based approach.
Multi-site and managed buildings
For anyone managing more than one site, we can plan visits across the whole estate and price them together. Each site gets its own report and photos, so each one has its own record.
Records are where multi-site compliance often slips. Each visit produces a dated report with pictures, ready to show insurers, fire officers or EHOs.

What else we do in Binsey
Keeping the system healthy
So the system stays in good health:
- File each certificate and photo report in the maintenance log
- Don’t block access panels with shelving or stock
- Keep to the interval on the report
- Don’t switch the extract off early
When the duct is cleaned as part of a full TR19® Grease clean, a TR19 certificate is issued through the BESCA Vent Hygiene Elite portal. It records the date, the location and the technician.
Some signs mean the duct needs attention sooner: grease leaking from duct joints, smells, or a fan that sounds rough. Testing will show whether any section has reached 500 microns.
Different parts, different methods
Horizontal duct runs
Horizontal runs carry the extract along ceilings and through voids. Grease drops out of the slowing air along them, and we clean them section by section through access panels.
Attenuators and discharge
The discharge is where the duct ends and air leaves the building. Grease can collect there and stain the area around it, so it’s cleaned as far as safe access allows.
Ductwork cleaning around Binsey
According to Food Standards Agency records, there are about 14 pubs, bars and clubs and about 3 hotels and B&Bs in and around Binsey, up to about a mile and a half out. Wherever they cook, the canopy, duct and fan collect grease just as a restaurant’s do. Oxfordshire Fire and Rescue Service covers Binsey. In most workplaces, including commercial kitchens, it’s the fire and rescue authority that enforces the Fire Safety Order. It’s Oxford City council that sends environmental health officers to food businesses in Binsey. The cleanliness of the kitchen and its equipment, extraction included, is part of what they check. A dated certificate in the maintenance file answers the question before it’s asked.
Healthcare kitchens can’t easily close, so their extracts are cleaned overnight or between meal services; the nearest hospital to Binsey is Radcliffe Infirmary, about 1.6 miles south-east. If you look after a school kitchen, at a school such as Botley School or anywhere near Binsey, the holidays are the usual time for a TR19® clean. Volunteers running a hall kitchen near Church of St Margaret, or anywhere in Binsey, may not know when the extract was last cleaned, and a grease test settles it.

Staff cleaning versus specialist work
If your staff spot something between visits, such as dripping grease, a noisy fan, a smell or a filter that will not come clean, they should report it rather than try to fix it. We can diagnose it and quote.
Day-to-day cleaning is something your team can do: wiping down canopy surfaces, cleaning filters and keeping a simple log. What they can’t safely do is clean inside the ductwork, the fan or the risers, and that’s where we come in.
What affects the quote in Binsey
The survey tells us what the work involves. We look at:
- Where the site is and how we reach it
- What state the system is in
- Whether we need access equipment or extra panels
- Any permits to work or inductions
No two sites are the same, so we price each one individually. The size of the job, how we reach it, its condition and the working hours all play a part.
Asking for a quote
To help us quote quickly, send us:
- Any previous report or certificate
- Your opening hours and when the area is out of use
- Anything you’ve noticed, such as smells, noise, drips or poor airflow
- Photos showing the whole system and its surroundings
Photos are the quickest way to a quote: the system from a couple of angles, plus any access panels or hatches. Add the site type and your opening hours, and many jobs can be priced from that alone.
