AHU cleaning in Yarmouth

AHU cleaning in Yarmouth

The fan pushes every bit of air in the system, so dirt on the impeller and housing gets spread around. We clean the fan section along with the rest of the unit, with the unit switched off and made safe first. If you are dealing with air handling units with blocked filters and drain trays holding standing water, we can help, from heating and cooling coils, internal panels and filter sections onwards.

In a village or hamlet like Yarmouth, few buildings have mechanical ventilation, but those that do need it inspected and cleaned like any other.

The report is your system’s health record: a dated account with pictures of everything we did. Grease extract cleans are also certificated to TR19® Grease through the BESCA VHE portal, ready for your insurer.

What AHU cleaning can’t fix

Before booking, it helps to know what’s not included:

  • Mechanical faults with motors, belts or bearings
  • Ductwork downstream of the unit, which is a separate clean
  • A system that is undersized for the building

Not sure which it is? You can call 0345 646 2711 or send us an email and we will tell you honestly.

Parts of the system we cover

  • Internal panels
  • Supply and extract fans
  • Dampers and louvres
  • Heating and cooling coils
  • Drain trays
  • Filter sections

How the visit works

Everything the job needs comes with us, from protective sheeting to tools and access equipment. You only need to give us clear access and switch off what needs to be off. On site, the work takes half a day to a full day per unit, with large plant planned over several shifts. Visits to a village like Yarmouth are booked in advance, at a time that suits whoever runs the site.

  1. The survey covers the unit, its access and how it can be shut down.
  2. The area is protected and the unit made safe.
  3. Each section is cleaned of dust, debris and slime.
  4. Coils and trays are cleaned and the condensate drain cleared.
  5. We close every panel, hand the unit back and send the report and certificate.

Preparing for the visit

  • Make sure someone can let us in and lock up afterwards
  • Mention any sign-in, permit or induction we need
  • Have your last certificate or report to hand

How to get a quote

Quoting starts with a diagnosis, from your pictures and details or, where that isn’t enough, a survey on site. After that, you get a fixed price for the work, before any work starts.

Advice

Leave it or put it right?

A slimy drain tray only gets worse. Left alone, it can overflow, leak into the plant area or ceiling below and spread smells through the system. Dealing with it early keeps the clean straightforward. In a place like Yarmouth, ductwork and fans are easy to forget until something goes wrong.

No two sites are the same, so we price each one individually. Size, access, the condition of the system and when we can work all make a difference.

What staff can safely do

Some jobs should never be done in-house: entering ducts, working on fans, testing dampers and taking grease readings need training, the right equipment and safe access. Leave those to us.

If your staff spot something between visits, such as dripping grease, a noisy fan, a smell or a filter that won’t come clean, it’s best reported rather than tackled in-house. We can diagnose it and quote.

AHU cleaning in Yarmouth: local notes

There are about 4 hotels and guest houses on the FSA’s food hygiene register within roughly a mile and a half of the centre of Yarmouth. Classrooms, bedrooms and care spaces are often served by ducted air, and that ductwork collects dust over time. Yarmouth’s nearest hospital, Lymington New Forest Hospital, is about 4.9 miles north-west. If you run a surgery, clinic or care home, your ventilation deserves the same care as a hospital’s, on a smaller scale.

For schools like Yarmouth Church of England Aided Primary School, the holidays are the usual time to inspect and clean ventilation. Healthcare ventilation, from large hospitals like Lymington New Forest Hospital (about 4.9 miles north-west) to small clinics, depends on clean filters, coils and ducts.

How the job changes from site to site

Fans and fan sections

Build-up on fan blades can upset the balance and add wear. A clean fan runs more smoothly.

Internal casing and panels

Access doors and panels are opened in turn and closed properly afterwards, and check every one is shut.

Managing agents and facilities teams in Yarmouth

Facilities teams in offices, schools and healthcare sites book us too in Yarmouth and across the Isle of Wight. Larger estates can be phased building by building to keep disruption down.

If you look after several sites, we can schedule visits across all of them on one quote. Every building has its own written report, so records stay tidy.

Common questions in Yarmouth

Do you cover Yarmouth for AHU cleaning?

Yes, Yarmouth is within the area we cover across London and the South East. Get in touch with the details and we will arrange a survey.

Do you work overnight in Yarmouth?

Yes, nights and weekends are routine for us. The site is handed back ready to open. When you phone us on 0345 646 2711 or use the quote form, mention when the site is quiet.

How long will the unit be out of action?

Expect it to take anything from half a day for one small unit to several shifts for a plant room full of them. Size, layout and how dirty it is decide the rest, and we will confirm the time when we quote.

Do you offer maintenance contracts?

Yes. Tell us what you have and how it’s used, and we will suggest a schedule and quote for it.

What do you clean inside the unit?

All the internal parts the air touches, from intake to discharge, including coils, fan and drain trays. You get a photo report showing each part before and after.

What is TR19?

It’s BESA’s specification and the benchmark insurers, fire officers and EHOs look to. It covers how systems are inspected, cleaned and checked and expects a risk-based approach.

How much notice should we give?

Book as early as you can for planned work, especially if the next clean or test is due soon. Emergencies are different, because our line is open 24/7.

Can you quote from photos?

In many cases, yes. With good photos, the site type and your last report, we can price many jobs. Where we can’t see enough, we arrange a survey.

Looking after it afterwards

To keep the system working properly between visits:

  • Keep the area around the fresh air intake clear
  • Keep inspection doors on the unit in good order
  • Watch for drips or damp patches near the plant
  • Keep the certificate and photo report with the plant records

We recommend when the unit should next be inspected or cleaned, taking into account how dirty it was. Under TR19® Air the timing is set by inspection and risk, not a fixed calendar.

Keep the unit’s doors and panels in working order. Sections that are awkward to open are the ones that get skipped.
