- Plant that needs cleaning after a refit
- Dust built up on fan impellers
What a clean won’t put right
AHU cleaning cannot fix everything, and we’d rather say so up front. It will not put right:
- Damaged coils beyond cleaning
- Faulty motors, drives or bearings
- Dirty ducts beyond the unit itself
Not sure which it is? You can call 0345 646 2711 or drop us a line and we’ll tell you honestly.
What the work covers
- Dampers and louvres
- Filter sections
- Heating and cooling coils
- Drain trays
- Internal panels
- Supply and extract fans
How we handle AHU cleaning in The Moor
Every supply and extract system relies on the air handling unit at its centre: air is pulled in, filtered, conditioned and sent out through the ducts. Whatever builds up inside it travels with that air, which is why we clean the unit itself, not just the ducts. If you are dealing with drain trays holding standing water and air handling units never cleaned inside, we can put it right, from drain trays, supply and extract fans and filter sections onwards.
Work in a small place like The Moor starts with agreeing access and timings, and the ventilation is inspected, cleaned and recorded the same as anywhere.
For insurers and inspectors, the record counts. So every job comes with a written report and photos, plus a TR19® certificate through the BESCA VHE portal where the work is a TR19® Grease clean.

Common problems we fix in The Moor
Most units live out of sight on roofs, in plant rooms or in ceiling voids and are rarely seen by anyone but maintenance staff. It’s easy for a long time to go by without anyone opening the panels.
Common reasons sites call us include:
- Odours coming through the supply air
- Intake sections clogged with outdoor debris
- Units needing a clean before a new tenant or handover
- Dust built up on fan impellers
Wherever a school like Marlborough House School has ducted ventilation, a half-term visit keeps the work out of lesson time.
What to look for in a quote
- Whether the quote is based on a survey or pictures
- What happens if part of the system cannot be accessed
- Whether the whole system is included, or only the parts that are easy to reach
- When they can work, and whether that is outside your opening hours
Ventilation in The Moor buildings
Food Standards Agency records list about 3 caring premises (care homes, nurseries and hospitals) registered as food businesses within roughly a mile and a half of the centre of The Moor. Buildings like these often rely on mechanical ventilation, which TR19® Air covers. About 41 miles out from central London, The Moor is part of the South East area we work across. Evening, overnight and weekend visits are all possible. The Moor’s nearest hospital, Ticehurst House Hospital, is about 4.6 miles west. If you run a surgery, clinic or care home, your ventilation deserves the same care as a hospital’s, on a smaller scale.
Ticehurst House Hospital, about 4.6 miles west, is the nearest hospital to The Moor, and healthcare sites of every size need their supply air kept clean.
The Moor is about 12 miles north of Hastings, in Kent. Sites in The Moor get the same service as everywhere we cover: diagnosis first, a fixed price, out-of-hours working where needed and a written report with pictures. The Moor is one of 922 places in Kent where we work for commercial clients. Our Maidstone page covers sites nearby (16 miles or so).

Leave it or put it right?
A clean unit feeds cleaner air into the ductwork, so the ducts and grilles stay cleaner between cleans. That makes the next inspection of a building in The Moor simpler. Equipment tucked in a roof space or outbuilding near The Moor rarely gets looked at unless someone books it.
Leaving it longer rarely makes the work cheaper. Build-up, wear and faults tend to get worse, not better, which can make the next visit longer. If you’re unsure, give us a ring on 0345 646 2711 or send us an email and we’ll give you an honest view and a fixed quote.

Part by part
Drain trays
Older trays can corrode and start leaking. Their condition goes into the report with photos so you can decide on any repairs.
Fans and fan sections
The fan moves all of the unit’s air, so dirt on it gets spread around. We clean the impeller, housing and surrounding section.
Staff cleaning versus specialist work
A few tasks are always specialist work: entering ducts, working on fans, testing dampers and taking grease readings need training, the right equipment and safe access. Leave those to us.
If your staff spot something between visits, like drips, unusual noise, smells or damaged filters, they should report it rather than try to fix it. We can diagnose it and quote.
What we do, step by step
We turn up at the time agreed with you, which is often after service, overnight or at a weekend. Anything that needs to be off for the work is switched off and left to cool first, and the area around the work is covered and protected. On site, it takes half a day to a full day per unit, with large plant planned over several shifts. If the van will struggle with a lane or gateway near The Moor, let us know and we will plan around it.
- First the unit is surveyed, from pictures or a visit, and the scope agreed.
- The unit is shut down with your site team and the area protected.
- We clean or change the filters as agreed, then clean the coils, fan and internal panels.
- We clean out the drain tray and make sure it drains.
- You get a TR19® certificate and a photo report.
Preparing for the visit
- Let us know about permits to work or site inductions

Getting a quote
Quotes are quick. Call or email with a few details and you’ll typically have a fixed price within one working day. Where a survey is needed, we arrange a time that suits the site.
Advice
Also in The Moor
Keeping the system healthy
To keep the system working properly between visits:
- Book the next check in line with the report
- Flag stale or damp smells in the supply air
- Keep inspection doors on the unit in good order
- Stick to the filter change plan
Keep filter changes on schedule between cleans, because good filters protect everything downstream. Record each change in the maintenance log.
Keep the unit’s doors and panels in working order. If a section is hard to get into, it tends not to get checked.
Common questions in The Moor
Do you clean school ventilation in The Moor in the holidays?
Yes, holiday work suits schools best. Around The Moor, the Food Standards Agency lists about 2 schools and colleges with registered kitchens within a mile and a half or so. Booking early in the term gives the best choice of holiday dates.
Do you work in villages like The Moor?
Yes, smaller places are covered as well as towns. Let us know about access, parking and anything unusual about getting there when you book.
Do you repair air handling units?
We clean the unit and flag faults rather than repair them, with the details in the report.
What happens if you can’t reach some of it?
We record them on the report, with a note of where it is, and we explain what access is needed, such as extra access panels in ductwork.
Can we book visits on a schedule?
Yes. Scheduled maintenance plans are part of what we do, with visits at the interval your system needs. The report from each visit recommends the next date.
Which accreditations do you hold?
CHAS, SafeContractor, ISO 9001 and BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease. We have been trading since 2009 and we are fully insured.
What’s TR19?
TR19® is BESA’s specification for ventilation hygiene. TR19® Grease, a standalone specification since 2019, covers grease in kitchen extract systems, while TR19® Air covers other supply and extract ductwork.
How much does AHU cleaning cost?
We do not publish prices, because the cost depends on the job: how big it is, what state it’s in, how we reach it and the working hours. You get a fixed price before any work starts.
