What AHU cleaning cannot fix

A few issues sit outside what this work can do:

  • Airflow problems caused by the system’s design
  • Faulty motors, drives or bearings
  • The supply and extract ducts, quoted separately

Not sure which it is? You can call 0345 646 2711, or email photos and we will tell you honestly.

What we work on in The Green

  • Internal panels
  • Drain trays
  • Supply and extract fans
  • Filter sections
  • Heating and cooling coils
  • Dampers and louvres

AHU cleaning in The Green, done properly

An air handling unit is the heart of a building’s ventilation: air is pulled in, filtered, conditioned and sent out through the ducts. Anything that collects inside the unit can end up in the rooms it serves, so cleaning the unit matters as much as cleaning the ducts. If you have dirty coils holding back the airflow and stale or musty smells from the ventilation, we can put it right, from supply and extract fans, dampers and louvres and internal panels onwards.

In rural areas, ventilation units are often in roof voids or outbuildings, where filters and drain trays get forgotten.

We have been trading since 2009, as a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we carry full insurance.

What happens on the day

Night work is normal for us. A lot of visits happen overnight or at weekends, so a kitchen or building can carry on as usual the next day. On site, the work takes a single shift for a typical unit, longer for large or heavily soiled ones. For a village or hamlet like The Green, tell us about narrow lanes, gates and parking when you book.

  1. We look at the unit and the plant area during the survey.
  2. We sheet the area and the unit is isolated.
  3. Dirt and debris are removed from each section.
  4. We clean the coils and clear the tray and drain.
  5. We close every panel, hand the unit back and send the report and certificate.

Before we arrive

  • Tell us where we can park and unload
  • Let us know when the site is closed or quiet
  • Mention any sign-in, permit or induction we need

Leave it or put it right?

A clogged coil or dirty fan makes the unit work harder for the same airflow. The result is extra wear and a building that doesn’t feel as comfortable, and a planned clean is far less disruptive than a breakdown. Rural sites can’t always move to another kitchen or room when something fails.

Kitchens, offices, schools and hospitals are all priced the same way: how much there is, how we reach it, what state it’s in and when we can work. Call for a fixed quote and we will go through it with you.

Ventilation in The Green buildings

We cover The Green, about 37 miles from central London, as part of our work across London and the South East. The visit is fixed around your opening hours, not ours. The Green’s nearest hospital, William Julien Courtauld Hospital, is about 2.4 miles north-west. If you run a surgery, clinic or care home, your ventilation deserves the same care as a hospital’s, on a smaller scale.

If you manage a school such as Cressing Primary School, ventilation cleaning is best booked for the holidays. William Julien Courtauld Hospital, about 2.4 miles north-west, is the nearest hospital to The Green, and healthcare sites of every size need their supply air kept clean.

The Green is about 3 miles south of Braintree, in Essex. The Green gets the same approach as every site we work on: a survey first, a fixed quote, work timed around your hours and a report with pictures. Looking after it afterwards

Good habits slow the build-up between visits. A few tips:

  • Make sure the unit’s access doors open easily
  • Stick to the filter change plan
  • File each AHU report in the maintenance log
  • Do not store bins or materials near the intake

If the ductwork hasn’t been cleaned, consider it next. Cleaning the unit and ducts together gives the best result, and we can quote for both.

Keep the unit’s doors and panels in working order. Sections that are awkward to open are the ones that get skipped.

For landlords and multi-site operators

Records are where multi-site compliance often slips. Each visit ends with a dated report and photos, so you can show an insurer or inspector what was done at each site.

Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must assess and reduce fire risk, and that can be the employer, the owner, a landlord, a facilities manager or a managing agent. Where responsibility is shared, records matter even more.

What we’re called out for in The Green

Air handling units are normally tucked away on roofs, in plant rooms or above ceilings, so they’re easy to forget about. It’s easy for a long time to go by without anyone opening the panels.

It’s time to book a visit if you see:

  • Dust built up on fan impellers
  • Air handling units with blocked filters
  • Intake sections clogged with outdoor debris
  • Units needing a clean before a new tenant or handover

If you run an office near Cressing station, its supply ductwork can gather dust for years before anyone looks inside.

What to look for in a quote

  • When the next visit should be, and why
  • How areas they can’t reach will be recorded
  • Whether a written report and photos are included
  • Proof of insurance

Our hiring checklist

What affects the quote in The Green

Before we fix a price, we need to know a few things. We look at:

  • Site requirements such as sign-in and permits
  • What state the system is in
  • The scale of the work
  • Where the site is and how we reach it

What you pay depends on how big the system is, the condition it’s in and access to every part of it. We give you a fixed price before we start, so there are no surprises.

What to send for a quote

We can often survey from photos. Try to include:

  • A few general shots of the system
  • Where the site is and what kind of site it is
  • How we’d reach plant on a roof or in a plant room
  • Any symptoms, from odd noises to smells or leaks

Here’s what helps us quote: the address, the type of site and when it’s open, photos of the system and any previous report or certificate. Then ring 0345 646 2711 or send us an email.

We record them on the report, with a note of where it is, and we explain what access is needed, such as extra access panels in ductwork.
