AHU cleaning in The Flints

What staff can safely do

Some jobs should never be done in-house: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease call for the right kit, training and safe access. That’s our job.

Good housekeeping makes our visits easier, not unnecessary. Regular in-house cleaning slows the build-up, but hidden parts of the system still need specialist attention.

How we handle AHU cleaning in The Flints

Units vary a lot in size, age and layout, whether it’s a compact unit in a ceiling void or a big unit on the roof. We look at the unit first, from photos or a site visit, and send you a fixed quote, so you know where you stand. The work covers heating and cooling coils, internal panels and drain trays, and people most often call us about stale or musty smells from the ventilation and drain trays holding standing water.

Rural buildings with mechanical ventilation, such as care homes and country hotels, often keep their units in roof spaces or outbuildings, where filters and drain trays get forgotten.

It’s worth checking any contractor’s accreditations. Ours are BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease, plus CHAS, SafeContractor and ISO 9001, and we’re fully insured.

The process

We start by comparing what we find with the survey or your photos. If anything is different, we talk it through with the person on site before carrying on. From there, it takes anything from half a day for one small unit to several shifts for a plant room full of them. We agree a date with you, plan the drive to The Flints and turn up when the site is quiet.

  1. First the unit is surveyed, from photos or a visit, and the scope agreed.
  2. We arrange the shutdown with your staff and sheet the area.
  3. Filters are dealt with as agreed, and the coils, fan and casing cleaned.
  4. Drain trays are cleared and cleaned and the outlet checked.
  5. We close up the unit and send the certificate and before and after pictures.

Preparing for the visit

  • Let us know when the site is closed or quiet
  • Dig out any earlier paperwork for the system
  • Clear loose items from the work area

Getting a quote

Some systems can be priced from photos; others need a survey. Big or complicated sites, and systems that are hard to see in pictures, get a survey first. Either way, the quote is fixed before any work is booked.

Advice

Multi-site and managed buildings

From a single site to a large estate, the standard is the same: a survey first, a fixed quote, the work timed around the site and a report with pictures.

Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must assess and reduce fire risk, which may be the employer, owner, landlord, FM or managing agent. Where responsibility is shared, records matter even more.

The Flints: your questions answered

Will you come out to The Flints?

Yes. The Flints is within the area we cover across London and the South East. The journey is planned ahead, so a few details about the route help.

Can the work in The Flints be done at night or at weekends?

Yes, evening, overnight and weekend work is normal for us. The site is handed back ready to open. When you ring 0345 646 2711 or use the quote form, mention when the site is quiet.

Can you clean the ducts connected to the AHU?

Yes, the ductwork, grilles and diffusers the unit serves. We’ll tell you after the survey whether the ducts need it.

Can you fix a faulty AHU?

Our AHU work is cleaning rather than mechanical repair. Any faults we notice are recorded so your maintenance contractor can deal with it.

What types of premises do you cover?

We work for restaurants, pubs, hotels, schools, colleges, hospitals, care homes, offices and shops, plus food production and leisure sites.

What do you need from me for a quote?

Just the basics: where it is, what kind of site, when it’s open and the access. Photos and any previous paperwork make it quicker. Then ring 0345 646 2711 or send us an email.

What does AHU cleaning cost?

It depends on the site, so we quote each one individually. To get one, phone us on 0345 646 2711 or email us and tell us about the site and its opening hours.

Can you come out in an emergency?

Yes, day and night, every day of the year. Office hours are Monday to Friday, 8am to 6pm, with the emergency line covering every other hour.

Why act early in The Flints

Dirty coils and fans make the unit strain to move the same air. That means more wear on the motor and rooms that feel less fresh, and a planned clean is far less disruptive than a breakdown. Systems in rural buildings are often out of sight and out of mind.

What you pay reflects the actual work. That’s why every job is surveyed first, and the price is agreed before work begins.

Signs you need AHU cleaning in The Flints

It matters for two reasons: the unit supplies the air people breathe, and a dirty unit has to work harder. For the people using the building every day, that is the air they breathe for hours on end.

Any of these means the system needs a check-up:

  • Units needing a clean before a new tenant or handover
  • Dirty fans and fan housings
  • Air handling units with blocked filters
  • Units that have only ever had filter changes

Wherever a school like Offley Endowed Primary School has ducted ventilation, a half-term visit keeps the work out of lesson time.

What to look for in a quote

  • Whether a written report and pictures are included
  • Whether the quote shows VAT
  • Exactly which parts of the system are covered
  • Whether inaccessible sections are listed on the report

Choosing a duct cleaning contractor

Part by part

Filters

Dirty filters cut airflow and let dirt slip past their frames. We clean the frames and rails so the filters sit tight.

Rooftop and plant room units

Smaller units in ceiling voids are part of the work as well. The space underneath is protected with sheeting first.

How we price AHU cleaning

There’s no set price list, because sites vary so much. What we look at:

  • Travel, parking and unloading
  • Site requirements such as sign-in and permits
  • The scale of the work
  • The condition we find in the survey

Every site is different, so each one gets its own fixed quote. Size, access, the condition of the system and when we can work all play a part.

What we need to know

What to send for a quote:

  • The times we could work without disrupting the site
  • The postcode and the type of business
  • Where the plant sits or the system leaves the building, such as a roof or outside wall
  • Photos showing the whole system and its surroundings

Here’s what helps us quote: the address, the type of site and when it’s open, a few photos and any previous report or certificate. Once you have those, ring 0345 646 2711 or drop us a line.
