What affects the cost of AHU cleaning

We don’t publish a price list, because sites vary so much. What we look at:

  • How many systems or sites are involved
  • The condition we find in the survey
  • The times the site is available
  • One-off work versus a regular cycle

The price reflects the work, not guesswork. That’s why every job is surveyed first, and the price is agreed before work begins.

What we need to know

To speed up the quote, please include:

  • Detail shots of panels, filters and grilles
  • Problems your staff have spotted
  • How we’d reach plant on a roof or in a plant room
  • Photos showing the whole system and its surroundings

Getting a quote does not take long. Send a few details and pictures, and we normally reply with a fixed quote within one working day. Where a survey is needed, we arrange a time that suits the site.

AHU cleaning in Soake

A cooling coil drips condensate into a tray that should drain away. When the drain blocks, water sits there and the tray turns slimy, right in the path of the air going into the building. Clearing and cleaning the tray is central to every AHU clean. The work covers supply and extract fans, filter sections and drain trays, and people most often call us about leaves and litter drawn into the unit and dirty coils holding back the airflow.

Work in a small place like Soake starts with agreeing access and timings.

Our accreditations include CHAS, SafeContractor and ISO 9001, and we’re fully insured. We’re also a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, trading since 2009.

Different parts, different methods

Internal casing and panels

Access doors and panels are opened in turn and closed properly afterwards before the unit is handed back.

Heating and cooling coils

Because cooling coils run wet, the dirt on them tends to cling. We clean the coil and the tray beneath it together.

In-house cleaning or a specialist?

Logging matters as much as cleaning. A dated log of in-house cleaning and checks shows an inspector that the system is looked after between visits, alongside our reports.

Staff cleaning and specialist work aren’t the same thing. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but they don’t reach the grease that builds up further in. Reaching it takes a specialist with the right equipment.

Common questions in Soake

Can you come to Soake after we close?

Yes, nights and weekends are routine for us. It means the site in Soake keeps running as normal. Your opening times are the first thing we ask for.

Do you cover smaller places like Soake?

Yes, we work in villages as well as towns, and Soake is covered. Let us know about access, parking and anything unusual about getting there when you book.

How much does AHU cleaning cost?

There’s no set price, as it depends on the job: how big it is, what state it’s in, how we reach it and the working hours. You get a fixed price before any work starts.

What happens if you cannot reach some of it?

We never leave them off the paperwork. You’ll know exactly which parts weren’t reached and why, and we can quote to improve the access.

Will the ventilation be off while you clean?

Yes. The fan must be stopped and the unit isolated, so we plan it for a time that suits the building.

Do you have insurance?

Yes. We carry full insurance, and we have been trading since 2009.

Is there a report after cleaning?

Yes. Every clean comes with a TR19® certificate and a photo report. Keep them in the maintenance log.

How often do AHUs need cleaning?

There’s no single answer; it comes down to the building and the unit. Inspection tells you when cleaning is needed, and we’ll suggest an interval after the first clean.

Soake buildings and their air

Going by the FSA’s register, there are about 10 schools, colleges and universities and about 23 caring premises (care homes, nurseries and hospitals) serving food in and around Soake, up to about a mile and a half out. Many buildings of this kind have supply and extract ductwork that gathers dust and needs inspecting. Soake’s nearest hospital, Queen Alexandra Hospital, is about 3.2 miles south. Hospitals show how much a building can rely on its ventilation, and smaller healthcare sites rely on theirs too. Soake is about 59 miles from central London, well within the area we cover across London and the South East. A survey and a fixed quote come first, then the visit at a time that suits you.

Healthcare ventilation, from large hospitals like Queen Alexandra Hospital (about 3.2 miles south) to small clinics, depends on clean filters, coils and ducts. If you manage a school such as Denmead Junior School, ventilation cleaning is best booked for the holidays.

What we do, step by step

At the end of the visit, someone from your team can look over the work with us. We point out anything that couldn’t be reached or needs a follow-up, and the same goes into the written report. The visit takes from a few hours for a compact unit to a day or more for a large one. Seeing the system in photos first means the trip to Soake can be planned properly.

  1. We agree a shutdown window that suits the building.
  2. We take before photos of each section of the unit.
  3. Filters, coils and internal surfaces are cleaned from intake to discharge.
  4. The fan and drain tray are cleaned and the drain checked.
  5. After photos are taken and the certificate issued.

Getting ready for the visit

  • Mention any locked doors, roof access or ceiling voids
  • Clear loose items from the work area
  • Agree a time when the area can be out of use

How to get a quote

Some systems can be priced from photos; others need a survey. Big or complicated sites, and systems that are hard to see in photos, get a survey first. Either way, you get a fixed price before any work starts.

Advice

Why act early in Soake

Standing water in a drain tray does not clear itself. Leave it and you risk overflows, leaks into the space below and odours carried round the building. Dealing with it early keeps the clean straightforward. Our emergency line runs 24/7, but a planned visit to Soake is calmer for everyone.

When the work has to happen, how we reach it and how big the site is can all change the price. Each of those is built into the quote, and the price is fixed before work begins.

Why book with us

  • Fixed quotes from a survey or photos
  • We diagnose before we treat
  • We are fully insured
  • Accredited under CHAS and SafeContractor, with ISO 9001

Read what affects the cost or our accreditations and certificates.

What a clean won’t put right

Before booking, it helps to know what’s not included:

  • Airflow problems caused by the system’s design
  • Faulty motors, drives or bearings
  • Dirty ducts beyond the unit itself

If you are not sure, just call 0345 646 2711 or drop us a line and we will give you a straight answer.

Parts of the system we cover

  • Filter sections
  • Drain trays
  • Internal panels
  • Dampers and louvres
  • Heating and cooling coils
  • Supply and extract fans

Keeping the system healthy

Results last longer with the right care. Here’s what we suggest:

  • Flag stale or damp smells in the supply air
  • Don’t store bins or materials near the intake
  • Keep filter changes on time and recorded
  • Plan the next inspection before the last report gets filed away

We recommend when the unit should next be inspected or cleaned, taking into account how dirty it was. Under TR19® Air the timing is set by inspection and risk, not a fixed calendar.

Check drain trays and condensate drains during routine maintenance. A drain that’s cleared early never gets to the slime stage.
