AHU cleaning for sites in Smith's Green

AHU cleaning in Smith's Green

Units vary a lot in size, age and layout, whether it’s a compact unit in a ceiling void or a big unit on the roof. We look at the unit first, from photos or a site visit, and give you a fixed quote before any cleaning starts. The work covers supply and extract fans, heating and cooling coils and filter sections, and common reasons people get in touch are rooms that smell stuffy when the system runs and air handling units with blocked filters.

For a building in or near Smith's Green, access is agreed in advance and the visit is planned around the journey, and the ventilation is inspected, cleaned and recorded the same as anywhere.

We have been trading since 2009, as a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we’re fully insured.

Common questions in Smith's Green

Do you clean school ventilation in Smith's Green in the holidays?

Yes. Half-terms and the summer break are the natural time for school work. There are about 3 schools, colleges and universities on the FSA’s food hygiene register within about 1.5 miles of Smith's Green. You can call 0345 646 2711 or use the quote form with the dates the site is empty.

Do you work at weekends in Smith's Green?

Yes, evening, overnight and weekend work is normal for us. Your customers, staff or residents in Smith's Green needn’t be disturbed. When you ring 0345 646 2711 or use the quote form, mention when the site is quiet.

What’s TR19?

TR19® is BESA’s specification for ventilation hygiene. Since 2019, TR19® Grease has been a standalone specification for grease in kitchen extract systems, and TR19® Air covers general supply and extract systems.

Which sectors do you work in?

We work for restaurants, pubs, hotels, schools, colleges, hospitals, care homes, offices and shops, as well as food production and leisure sites.

Do you survey before quoting?

Yes, every time. We diagnose before we treat: the survey tells us what the system needs and how to reach it, and the quote is based on that.

Can you look after several sites?

Yes. Send the list of sites and the work at each and we’ll quote them together.

Can we book visits on a schedule?

Yes, of course. Tell us what you have and how it’s used, and we will suggest a schedule and quote for it.

How long does it take to clean an air handling unit?

The work takes half a day to a full day per unit, with large plant planned over several shifts. Large plant can be split over several shifts, and you can phone us on 0345 646 2711, or send details by email to plan it.

The process

Your staff do not need to do much on the day. A contact on site lets us in at the agreed time and points us to the system, and the rest is down to us. Afterwards, the area is left tidy and the written report follows. Somewhere as small as Smith's Green, the date and timings are agreed with you well before the day.

  1. We start with a survey of the unit and a fixed quote for the work.
  2. With your site team, the unit is switched off and isolated, then the area around it protected.
  3. We clean or change the filters as agreed, then clean the coils, fan and internal panels.
  4. We clean out the drain tray and make sure it drains.
  5. A TR19® certificate and photo report follow the clean.

Getting ready for the visit

  • Let us know how we reach the system, including roofs, risers and plant rooms
  • Have your last certificate or report to hand

Photos are enough for some jobs, while others need a look on site. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, you get a fixed price before any work starts.

Advice

Keeping the system healthy

Looking after the system between visits is straightforward, and it makes the next visit easier:

  • Store the TR19 paperwork where auditors can find it
  • Check the drain tray is emptying during routine visits
  • Plan the next inspection before the last report gets filed away
  • Watch for drips or damp patches near the plant

Photos in the report cover the filters, coils, drain tray, fan and casing, along with anything we couldn’t reach. Any defects we noticed, like a leaking tray or damaged lining, are listed.

Change or clean filters on time. Once filters clog, dirt starts getting past them.

Why it’s worth doing now in Smith's Green

Standing water in a drain tray does not clear itself. Left alone, it can overflow, leak into the plant area or ceiling below and spread smells through the system. Dealing with it early keeps the clean straightforward. Systems in rural buildings are often out of sight and out of mind.

Kitchens, offices, schools and hospitals are all priced the same way: the size of the job, access, condition and working hours. Call for a fixed quote and we’ll go through it with you.

Different parts, different methods

Internal casing and panels

Dust settles on every internal surface of the unit. Each section is cleaned from the intake through to the outlet.

Fans and fan sections

Build-up on fan blades can upset the balance and add wear. A clean fan runs more smoothly.

Landlords, agents and facilities managers

We work for landlords, managing agents and facilities managers as well as the people running the site. Shared systems, like a riser serving several units, need a clear agreement on who books the work, and we are happy to quote for all of it.

Facilities teams in offices, schools and healthcare sites book us too across Essex. Work can be phased by floor, building or site to keep disruption down.

Common problems we fix in Smith's Green

An overdue filter loads up with dirt, which cuts the airflow and can let air slip round the filter. After that, the coils and fan collect what the filter should have caught.

Keep an eye out for these warning signs:

  • Leaves and litter drawn into the unit
  • Filters that are clogged or overdue
  • Rooms that smell stuffy when the system runs
  • Dirty coils holding back the airflow

Healthcare buildings such as Herts and Essex Hospital, about 4.4 miles west, depend on their ventilation; if you manage a surgery, clinic or care home near Smith's Green, yours matters too.

Questions to ask before you book

  • What happens if part of the system cannot be accessed
  • When the next visit should be, and why
  • Whether a written report and photos are included
  • If the quote is a fixed price or an estimate

What affects the cost of AHU cleaning

We don’t publish a price list, because no two systems are the same. What we look at:

  • The size of the system
  • Access, including roofs, risers and ceiling voids
  • Travel, parking and unloading
  • Whether several sites go on one quote

The cost depends on how big the system is, the condition it’s in and how easy it is to reach. We give you a fixed price before work begins, so you know where you stand.

Asking for a quote

When you call or email, these details help:

  • When the site is open and when it’s quiet
  • The postcode and the type of business
  • The roof, plant room or outside wall the system runs to
  • Close-ups of filters, grilles, hatches or access panels

For a fixed quote, call 0345 646 2711 or use the quote form and tell us the type of site, your opening hours and roughly what the system looks like. Photos and the last report, if you have one, make the quote quicker. You will typically have a quote within one working day.
