AHU cleaning in Great Dunmow, done properly

An air handling unit is the heart of a building’s ventilation: air is pulled in, filtered, conditioned and sent out through the ducts. Anything that collects inside the unit can end up in the rooms it serves, which is why we clean the unit itself, not just the ducts. If you’re dealing with stale or musty smells from the ventilation and blocked condensate drains and slimy trays, we can put it right, from filter sections, dampers and louvres and drain trays onwards.

For a building near Great Dunmow, the visit is planned around how it’s used, and the journey is planned ahead. The method does not change: inspect first, clean, then record what was done.

The report is your system’s health record: dated, with photos, and showing what was done. For TR19® Grease cleans, the certificate comes through the BESCA Vent Hygiene Elite portal, ready for your insurer.

How the visit works

We turn up at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Anything that needs to be off for the work is switched off and left to cool before we start, and the area around the work is covered and protected. On site, it takes a single shift for a typical unit, longer for large or heavily soiled ones. In a smaller place like Great Dunmow, parking is rarely the issue, but tell us about gates, roof access and opening hours.

  1. We agree a shutdown window that suits the building.
  2. Before cleaning, each section is photographed.
  3. We work through the unit from the intake to the outlet.
  4. We finish with the fan section and the drain tray.
  5. After photos are taken and the certificate issued.

Before we arrive

  • Let us know when the site is closed or quiet
  • Tell us where we can park and unload
  • Dig out any earlier paperwork for the system

What the work involves, part by part

Drain trays

Drain trays can rust and leak over time. Their condition goes into the report with photos so repairs can be planned.

Heating and cooling coils

Cooling coils stay damp in use, so dirt on them can turn sticky. We clean the coil and the tray beneath it together.

What a clean won’t put right

Not every problem is solved by AHU cleaning, and we’ll tell you before work begins. It doesn’t solve:

  • Breakdowns that need a mechanical engineer
  • Problems with the unit’s controls or sensors
  • Damaged coils beyond cleaning

If you’re not sure, just ring 0345 646 2711, or email photos and we’ll give you a straight answer.

Parts of the system we cover

  • Dampers and louvres
  • Heating and cooling coils
  • Filter sections
  • Supply and extract fans
  • Drain trays
  • Internal panels

Between visits

How long the results last depends on use and care. Here’s what we suggest:

  • Look at the condensate drain whenever the unit is serviced
  • Keep the certificate and photo report with the plant records
  • Keep inspection doors on the unit in good order
  • Note any water around the unit or leaks below it

Restart the unit with your site team or maintenance contractor once we have finished. Check the drain tray is emptying over the first few days to confirm water is draining away.

Keep the area around the intake clear. Anything around the intake is likely to be drawn in.

What staff can safely do

Day-to-day cleaning is something your team can do: wiping canopies, washing grease filters and recording it in a log. Inside the ducts, risers and fan is specialist work, and that’s where we come in.

In-house cleaning and specialist cleaning do different jobs. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but grease that has passed the filters is out of reach. That part needs specialist access and equipment.

Leave it or put it right?

Dirt left in an air handling unit does not stay in the unit. It moves on into the ductwork and out into the rooms, which is why the unit and the ducts are best cleaned together. A site near Great Dunmow that has to close at short notice is hard to cover for.

Every site is different, so each one gets its own fixed quote. Size, access, the condition of the system and when we can work all play a part.

Do you need AHU cleaning in Great Dunmow?

Mechanical servicing keeps a unit running, but it doesn’t always include cleaning the inside. So a unit can be well maintained and still dirty.

If you notice any of these, it’s worth a diagnosis:

  • Stale or musty smells from the ventilation
  • Dust-coated heating and cooling coils
  • Plant that has been serviced but not cleaned
  • Blocked condensate drains and slimy trays

Ventilation work in and around Great Dunmow is risk-based: inspect, then clean what needs it.

What your quote should include

  • If they look at the system before pricing
  • How VAT is shown on the quote
  • Whether the whole system is included, or only the parts that are easy to reach
