Sindlesham AHU cleaning
Cleaning of air handling units, including filters, coils, drain trays, fans and internal surfaces for Sindlesham, with a survey first and a report with pictures at the end. Ask us for a fixed quote.

- Fan sections that haven’t been cleaned in years
- Units needing a clean before a new tenant or handover
Do you need AHU cleaning in Sindlesham?
No filter stops everything. The fine dust that passes the filters lands on the coils, the fan and the internal panels, building up layer by layer.
What we are most often called out for:
- Rooms that smell stuffy when the system runs
- Fan sections that haven’t been cleaned in years
- Units needing a clean before a new tenant or handover
- Filters that are clogged or overdue
School buildings such as Bearwood Primary School are normally done in the holidays, so classrooms aren’t disturbed.
What your quote should include
- Whether the work can be done while the site is closed
- Whether inaccessible sections are listed on the report
- What paperwork you get at the end
- Proof of accreditation you can verify
How we handle AHU cleaning in Sindlesham
Heating and cooling coils trap dust that gets past the filters. A coated coil restricts airflow and makes the unit work harder. We clean coils with methods suited to their condition, taking care not to damage the fins. The work covers dampers and louvres, drain trays and filter sections, and the jobs we see most are air handling units due a clean after building work and dirty fans and fan housings.
In rural areas, ventilation units are often in roof voids or outbuildings, which makes them easy to overlook.
We have been trading since 2009, as a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we carry full insurance.

Landlords, agents and facilities managers
Managing agents often deal with us directly. Send the address, what’s needed and how access works, and we will send a fixed quote.
When the building owner and the occupier are different, the lease normally sets out who maintains what. We are happy to deal with either side, and the report can go to both.
Different parts, different methods
Filters
What’s on the filters is a good clue to what’s further in. They’re photographed before and after for your records.
Heating and cooling coils
Because cooling coils run wet, the dirt on them tends to cling. We clean the coil and the tray beneath it together.
When it’s something else
A few issues sit outside what this work can do:
- Ductwork downstream of the unit, which is a separate clean
- Damaged coils beyond cleaning
- Building management system faults
If in doubt, phone us on 0345 646 2711 or email us and we will say what we think.
What the work covers

The process
Night work is normal for us. Evenings, nights and weekends are when much of our work happens, so the site can open as normal afterwards. The visit itself takes anything from half a day for one small unit to several shifts for a plant room full of them. Pictures of the system and its access let us plan the work in Sindlesham before we set off.
- We look at the unit and the plant area during the survey.
- We sheet the area and the unit is isolated.
- Dirt and debris are removed from each section.
- We clean the coils and clear the tray and drain.
- The unit is closed up and handed back, with a report to follow.
Before we arrive
- Plan for cooking equipment or plant to be off before we arrive
- Let us know about parking and loading
- Let us know about permits to work or site inductions

Why act early in Sindlesham
Dirty coils and fans make the unit strain to move the same air. That means more wear on the motor and rooms that feel less fresh, and a planned clean is far less disruptive than a breakdown. It’s worth booking a check, because nobody sees inside a duct day to day.
When the work has to happen, how we reach it and how big the site is can all change the price. We take each of them into account, and the price is fixed before work begins.

What affects the cost of AHU cleaning
Every site gets its own quote. These are the things that affect it:
- Where the site is and how we reach it
- How easy every part is to reach
- How many systems or sites are involved
- One-off work versus a regular cycle
You will not find a price list here, because each job is priced on what it involves. Call for a fixed quote, and we’ll explain what it covers.
Helping us quote
Photos and a few facts are often enough to price the work. Useful things to send:
- Detail shots of panels, filters and grilles
- Any symptoms, from odd noises to smells or leaks
- A few general shots of the system
- The times we could work without disrupting the site
Some systems can be priced from pictures; others need a survey. Big or complicated sites, and systems that are hard to see in pictures, get a survey first. Either way, you get a fixed price before we start.
