AHU cleaning in Newbury's

AHU cleaning in Newbury's, done properly

We clean the parts of the unit where dirt and moisture gather: the filter section, heating and cooling coils, drain trays, fan and casing. You get a TR19® certificate and a photo report showing the unit before and after. Typical jobs include units needing a clean before a new tenant or handover and dust-coated heating and cooling coils, across supply and extract fans, dampers and louvres and filter sections.

Work in a small place like Newbury's starts with agreeing access and timings, and the ventilation is inspected, cleaned and recorded the same as anywhere.

Good records are part of the job. You get a written report with photos after each visit, listing what was done, anything we couldn’t reach and when the next visit is due. File it in your maintenance log so it’s ready for an insurer, fire officer or EHO.

Managing agents and facilities teams in Newbury's

Keeping records across a portfolio is half the battle. Each visit ends with a dated report and pictures, ready to show insurers, fire officers or EHOs.

Multi-site operators often want one contractor and one number. We cover South East England and London, so visits at different addresses can be planned together and kept to a regular schedule.

What we’re called out for in Newbury's

Air handling units are usually tucked away on roofs, in plant rooms or above ceilings and are rarely seen by anyone but maintenance staff. It’s easy for a long time to go by without anyone opening the panels.

Keep an eye out for these warning signs:

  • Units needing a clean before a new tenant or handover
  • Dust built up on fan impellers
  • Odours coming through the supply air
  • Condensate trays that will not empty

For schools like Uplands Community College, the holidays are the usual time to inspect and clean ventilation.

What your quote should include

  • How they set the interval to the next visit
  • Whether the price is fixed
  • Which accreditations they hold, and whether you can check them
  • If they look at the system before pricing

Our hiring checklist

Ventilation in Newbury's buildings

Ticehurst House Hospital is the nearest hospital, about 2.9 miles south-east of Newbury's. Hospitals show how much a building can rely on its ventilation, and smaller healthcare sites rely on theirs too. At about 35 miles from central London, Newbury's sits well inside the area we cover. The visit is fixed around your opening hours, not ours.

Healthcare ventilation, from large hospitals like Ticehurst House Hospital (about 2.9 miles south-east) to small clinics, depends on clean filters, coils and ducts.

What happens if it’s left?

A slimy drain tray only gets worse. Leave it and you risk overflows, leaks into the space below and odours carried round the building. Clearing it now is a much smaller job. With notice, the visit to Newbury's can be fitted around your bookings and events.

When the work has to happen, how we reach it and how big the site is all affect the cost. We take each of them into account, and the price is fixed before any work starts.

Common questions in Newbury's

Can you come to Newbury's after we close?

Yes, out-of-hours work is a big part of what we do. That way a site in Newbury's does not have to lose a day’s trading. Tell us your opening hours when you ask for a quote.

Do you cover smaller places like Newbury's?

Yes, we work in villages as well as towns, and Newbury's is covered. A survey first, from pictures or a visit, means we arrive with the right kit.

Can one contract cover all our sites?

Yes. Send the list of sites and the work at each and we will quote them together.

What about areas you can’t get to?

They’re listed in the report, never skipped quietly. You will know exactly which parts weren’t reached and why, and we can quote to improve the access.

Do you have a 24/7 line?

Yes, any time. If something urgent happens, like a fan failing or damage after a fire, call our 24/7 line and we’ll talk you through the next steps.

What happens to the waste?

It leaves the site with us at the end of the visit. During the work, it’s contained to keep the area clean.

How do you protect the area?

With sheeting and covers, before anything else happens. The work is kept contained and leave the area clean.

How long will the unit be out of action?

Typically the clean takes anything from half a day for one small unit to several shifts for a plant room full of them. We plan the shutdown around that, out of hours if needed.

How it works

We start by comparing what we find with the survey or your photos. Anything unexpected is raised with you before we go further. After that, the work takes one overnight shift for many single units, with bigger plant phased. We agree a date with you, plan the drive to Newbury's and turn up when the site is quiet.

  1. We agree a shutdown window that suits the building.
  2. Before cleaning, each section is photographed.
  3. We work through the unit from the intake to the outlet.
  4. The fan and drain tray are cleaned and the drain checked.
  5. We take after pictures and issue the certificate and report.

How to prepare

  • Mention any sign-in, permit or induction we need
  • Name a contact who can let us in at the agreed time
  • Tell us the best time to work, such as after service or at a weekend

Get a fixed quote

We don’t publish a price list, because every site is different. We look at your system first, from photos or on a visit, then send a fixed quote. To start, call us on 0345 646 2711, or email photos.

Looking after it afterwards

No system stays clean for ever, but care slows the build-up. A few tips:

  • Change filters on schedule and log each change
  • Report water on the plant room floor
  • Keep the area around the fresh air intake clear
  • Diary the inspection date recommended in the report

The report suggests a date for the next inspection or clean, based on what we found. TR19® Air is risk-based, so the interval depends on the unit and how the building is used.

Regular filter changes are the best protection an AHU has. Overloaded filters let more dirt through to the coils and fan.

What affects the quote in Newbury's

Every site gets its own quote. These are the things that affect it:

  • Where the site is and how we reach it
  • Whether it’s a one-off visit or part of a schedule
  • When the work can happen, such as evenings, overnight or weekends
  • Site rules, permits and inductions

What you pay depends on how big the system is, what state it’s in and how easy it is to reach. We give you a fixed price before any work starts, so there are no surprises.

What to send for a quote

When you contact us, it’s useful to have:

  • Anything you’ve noticed, such as smells, noise, drips or poor airflow
  • The postcode and the type of business
  • A few general shots of the system
  • Where the plant sits or the system leaves the building, such as a roof or outside wall

Photos are enough for some jobs, while others need a look on site. Big or complicated sites, and systems that are hard to see in photos, get a survey first. Either way, the quote is fixed before any work is booked.

Different parts, different methods

Fans and fan sections

The fan section is cleaned with the unit switched off and isolated in agreement with the site.

Internal casing and panels

Access doors and panels are opened in turn and closed properly afterwards before the unit is handed back.
