How we price AHU cleaning

The diagnosis comes before the price. The main factors are:

  • The times the site is available
  • Whether it’s a one-off visit or part of a schedule
  • The condition we find in the survey
  • Any permits to work or inductions

When the work has to happen, how we reach it and how big the site is all affect the cost. We take each of them into account, and the price is fixed before work begins.

Helping us quote

A few details help us quote accurately. When you get in touch, it helps to send:

  • Any access panels or hatches you can see
  • The paperwork from the last visit, if you have it
  • Problems your staff have spotted
  • The times we could work without disrupting the site

To get a fixed quote, ring 0345 646 2711, or email photos with the site type, your trading hours and a short description of the system. A few pictures and your last certificate or report help a lot. You’ll usually have a quote within one working day.

How we handle AHU cleaning in Iping

Every supply and extract system relies on the air handling unit at its centre: it draws air in, filters it, heats or cools it and pushes it round the ductwork. Whatever builds up inside it travels with that air, which is why we clean the unit itself, not just the ducts. If you are dealing with units that have only ever had filter changes and units needing a clean before a new tenant or handover, we can help.

For a building in or near Iping, access is agreed in advance and the visit is planned around the journey, and the ventilation is inspected, cleaned and recorded the same as anywhere.

We are CHAS and SafeContractor accredited, we hold ISO 9001 and we are fully insured. We’re also a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, trading since 2009.

Your questions about AHU cleaning in Iping

Can you get to a site in Iping?

Yes. Villages and rural sites across the South East are part of our work, Iping included. A survey first, from photos or a visit, means we arrive with the right kit.

Can you work in Iping outside opening hours?

Yes. We work evenings, overnight and at weekends. The site is handed back ready to open. Let us know the hours you’re closed and we will book within them.

Do you need to switch the unit off?

Yes, for the time we’re working on it. Out-of-hours work is available so the building is not left without ventilation when it’s busy.

What happens to the waste?

We take it away at the end of the visit. While we work, it’s kept contained to keep the area clean.

Will we get paperwork for the AHU clean?

Yes. You get a TR19® certificate plus before and after pictures. They’re worth keeping with the plant records.

Do you repair air handling units?

We clean the unit and flag faults rather than repair them, with pictures where it helps.

Which accreditations do you hold?

CHAS, SafeContractor, ISO 9001 and BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease. We’re fully insured and have been trading since 2009.

Which sectors do you work in?

All kinds of commercial and public premises: from restaurants, pubs and hotels to schools, hospitals, care homes, offices, shops and food production sites. Work is timed around how each site runs.

Staff cleaning versus specialist work

Away from the kitchen, the in-house job is mainly checking: keeping grilles clear, noting unusual noise or smells and logging filter changes. The inside of ducts and units needs a specialist.

A few tasks are always specialist work: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease call for the right kit, training and safe access. That’s our job.

Between visits

Here’s the after-treatment advice, short and simple:

  • Keep inspection doors on the unit in good order
  • Watch for drips or damp patches near the plant
  • Book the next check in line with the report
  • File each AHU report in the maintenance log

Restart the unit with your site team or maintenance contractor once we have finished. Keep an eye on the condensate drain over the next few days to make sure it stays clear.

Change or clean filters on time. Overloaded filters let more dirt through to the coils and fan.

Honest limits

We will always give you a straight diagnosis, so here’s what AHU cleaning will not do:

  • Breakdowns that need a mechanical engineer
  • Leaking heating or cooling coils
  • The supply and extract ducts, quoted separately

Not sure which it is? You can call 0345 646 2711 or use the quote form and we will tell you honestly.

What the work covers

  • Heating and cooling coils
  • Filter sections
  • Drain trays
  • Dampers and louvres
  • Internal panels
  • Supply and extract fans

Leave it or put it right?

Tenants, auditors and owners may want proof that the air handling plant is kept clean. Our certificate and photo report give you clear evidence, ready to show anyone who asks. Rural sites can’t always move to another kitchen or room when something fails.

One small site or a whole estate, we price it on the same basis: what needs doing, how we get to it and when. You’ll have a fixed price before we start.

Why us?

  • Full insurance on every job
  • Evenings, overnight and weekends, plus 24/7 emergency callout
  • One contact for all your sites in London and the South East
  • A fixed price before any work starts

How it works

At the end of the visit, someone from your team can look over the work with us. Anything we couldn’t reach or that needs attention is pointed out there and then, and it goes on the report too. All told, the work takes one overnight shift for many single units, with bigger plant phased. For a village or hamlet like Iping, tell us about narrow lanes, gates and parking when you book.

  1. We survey the unit from photos or on site and agree what’s included.
  2. The unit is shut down with your site team and the area protected.
  3. Filters, coils, fan section and casing are cleaned in turn.
  4. Standing water and slime come out of the tray and the drain is checked.
  5. You get a TR19® certificate and a photo report.

Preparing for the visit

  • Find the previous report, if there is one
  • Mention any parking or loading restrictions
  • Let us know when the site is closed or quiet
