Common questions in Eton
Can ventilation in schools around Eton be cleaned out of term?
Yes, out-of-term visits are normal for schools. With about 50 schools and colleges on the FSA’s register within roughly a mile and a half of Eton, it pays to plan holiday dates ahead. Booking early in the term gives the best choice of holiday dates.
Can the work in Eton be done at night or at weekends?
Yes, evening, overnight and weekend work is normal for us. That way a site in Eton doesn’t have to lose a day’s trading. When you call us on 0345 646 2711 or email us, mention when the site is quiet.
Is a quote from pictures possible?
Typically, yes. Send wide shots, close-ups of any access panels and anything that worries you, and a fixed quote normally follows within one working day. Some sites still need a visit, and we will say so.
How much notice do you need?
It depends on the time you need and how big the job is. Mention your preferred dates with your enquiry, and if it’s an emergency, call us any time.
What accreditations do you have?
CHAS, SafeContractor, ISO 9001 and BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease. We have been trading since 2009 and we are fully insured.
Do you look at the system first?
Yes, always. We diagnose before we treat: the survey shows what needs doing and what access we need and the fixed quote is built on it.
What does AHU cleaning cost?
Size, condition, access and working hours all affect the cost. Ask us for a fixed quote and we’ll typically reply within one working day.
What’s TR19?
BESA’s ventilation hygiene specification, with two parts that matter most here: TR19® Grease for kitchen extract systems and TR19® Air for general ventilation. It isn’t legislation, but it’s the standard people check against.
AHU cleaning for kitchens and businesses in Eton
Think of an AHU clean as a full check-up for the ventilation. We look inside each section, clean what we find and record it with photos, so the report shows exactly what was done. Common call-outs are for stale or musty smells from the ventilation and dust-coated heating and cooling coils, on dampers and louvres, supply and extract fans and filter sections.
Rural buildings with mechanical ventilation, such as care homes and country hotels, often keep their units in roof spaces or outbuildings, which makes them easy to overlook.
Good records are part of the job. You get a written report with pictures after every visit, covering the work done, any areas we couldn’t access and a recommended next date. File it in your maintenance log so it’s ready for an insurer, fire officer or EHO.

Eton buildings and their air
Going by the FSA’s register, there are about 50 schools, colleges and universities, about 21 caring premises (care homes, nurseries and hospitals) and about 15 hotels, B&Bs and guest houses serving food in and around Eton, up to about a mile and a half out. Where buildings like these have air handling units, filters, coils and drain trays need regular attention. About 22 miles out from central London, Eton is part of the South East area we work across. Visits are booked around your hours, evenings and weekends included. For Eton, the closest hospital is Upton Hospital, roughly 1.1 miles north-east. Healthcare ventilation is a good example of why supply ducts need inspecting: the air goes straight to patients.
Healthcare ventilation, from large hospitals like Upton Hospital (about 1.1 miles north-east) to small clinics, depends on clean filters, coils and ducts. Wherever a school like Eton Porny CofE First School has ducted ventilation, a half-term visit keeps the work out of lesson time. For workplaces around Windsor & Eton Riverside station with mechanical ventilation, cleaning can be done in the evening or at weekends.
Eton is about 1 mile north-east of Windsor, in Windsor and Maidenhead. Eton gets the same approach as every site we work on: a survey first, a fixed quote, work timed around your hours and a report with pictures. We cover 57 places across Windsor and Maidenhead, from busy centres to quieter spots. There’s also a page for Reading, roughly 16 miles from Eton.
Postcode districts we cover here for AHU cleaning: SL4. Streets in the area include High Street, Eton Square and Common Lane, and we cover them all for AHU cleaning. Being close to the A332 and B3022, Eton is simple for us to get to for AHU cleaning. If your site is just outside Eton, we cover Clewer (1 mile south-west), Eton Wick (1 mile west), Windsor (1 mile south-west), Boveney (2 miles west) and Dedworth (2 miles south-west). Larger places within reach include Maidenhead (6 miles west), Boyn Hill (6 miles west), North Ascot (6 miles south-west), Cookham (7 miles north-west), Furze Platt (6 miles north-west) and Broomhall (7 miles south).
Around Eton
We work in commercial kitchens and buildings around The Goswells, St George's School and Christopher Hotel and the streets around them. For rail, the closest station is Windsor & Eton Riverside station, roughly 0.5 miles south of the centre. A little further out are Museum of Eton Life (under half a mile south) and Windsor Castle (0.7 miles south). For a walk, there’s Taplow Lake and Bray Pit.
What affects the cost of AHU cleaning
A fixed price needs a few facts first. We check:
- Site rules, permits and inductions
- Working hours and out-of-hours timing
- The condition we find in the survey
- The scale of the work
We do not list prices on the website, because each job is priced on what it involves. For a fixed quote, ring 0345 646 2711 or email us, and we’ll explain what it covers.
What we need to know
What to send for a quote:
- Where the plant sits or the system leaves the building, such as a roof or outside wall
- The postcode and the type of business
- Any previous report or certificate
- Problems your staff have spotted
For a fixed quote, give us a ring on 0345 646 2711, or email photos with the site type, your trading hours and a short description of the system. Photos and the last report, if you have one, make the quote quicker. You will normally have a quote within one working day.
Why deal with it now?
Dirt left in an air handling unit doesn’t stay in the unit. It’s carried through the ductwork and out of the grilles, so cleaning the ducts without the unit only goes so far. Rural sites cannot always move to another kitchen or room when something fails.
No two sites are the same, so we price each one individually. The size of the job, how we reach it, its condition and the working hours all make a difference.

Part by part
Drain trays
A tray that does not drain becomes a pool of stagnant water in the airstream. We clean it and report anything about the tray or drain that needs fixing.
Heating and cooling coils
Heating and cooling coils have tightly packed fins that trap fine dust. They’re cleaned using methods that will not bend or flatten the fins.
What happens on the day
We’re used to working while the site is closed. Evenings, nights and weekends are when much of our work happens, so the site can open as normal afterwards. On site, the work takes from a few hours for a compact unit to a day or more for a large one. Somewhere like Eton, lanes, gates and parking are worth mentioning in advance.
- We agree a shutdown window that suits the building.
- We take before photos of each section of the unit.
- We work through the unit from the intake to the outlet.
- We finish with the fan section and the drain tray.
- We take after photos and issue the certificate and report.
Getting ready for the visit
- Have your last certificate or report to hand
- Make sure someone can let us in and lock up afterwards
- Allow time for equipment near the work to be turned off and cool down
How to get a quote
We do not publish a price list, because no two systems are the same. We look at your system first, from pictures or on a visit, then send a fixed quote. To get going, call us on 0345 646 2711 or drop us a line.
Advice
Multi-site and managed buildings
If you look after several sites, we can plan visits across the whole estate and price them together. Each site gets its own report and photos, so records stay tidy.
Whether it’s one building or many, the standard is the same: the system surveyed, the price fixed, the visit fitted around trading and everything written up afterwards.
Between visits
Think of this as the after-treatment advice, in brief:
- Report water on the plant room floor
- Flag stale or damp smells in the supply air
- Store the TR19 paperwork where auditors can find it
- Diary the inspection date recommended in the report
When we have closed the unit up, it can be restarted with your site team. Check the drain tray is emptying over the first few days to confirm water is draining away.
Regular filter changes are the best protection an AHU has. Overloaded filters let more dirt through to the coils and fan.
