AHU cleaning in Cocking Causeway

AHU cleaning in Cocking Causeway, done properly

Where a building in Cocking Causeway has had little more than filter changes, the coils, fan and casing can be carrying far more dirt than anyone has seen. A full clean deals with all of it. The work covers dampers and louvres, internal panels and filter sections, and the jobs we see most are intake sections clogged with outdoor debris and filters that are clogged or overdue.

For a building in or near Cocking Causeway, access is agreed in advance and the visit is planned around the journey.

Good records are part of the job. You get a written report with pictures after each visit, listing what was done, anything we couldn’t reach and when the next visit is due. File it in your maintenance log so it’s ready for an insurer, fire officer or EHO.

For landlords and multi-site operators

For anyone managing more than one site, we can schedule visits across all of them on one quote. Each site gets its own report and pictures, so records stay tidy.

Running several sites is easier with one contractor. We cover South East England and London, so a run of sites can go into one programme and kept to a regular schedule.

Why it’s worth doing now in Cocking Causeway

If people in a building in Cocking Causeway complain about stuffy or smelly air, the AHU is worth looking at. A clean tackles the source instead of masking it. Out of sight is the usual reason a rural system goes too long without attention.

You won’t find a price list here, because the cost depends on the site in front of us. Call for a fixed quote, and we’ll explain what it covers.

Why book with us

  • Out-of-hours work and a 24/7 emergency line
  • CHAS, SafeContractor and ISO 9001
  • Survey first, then a fixed quote
  • One contact for all your sites in London and the South East

See how cleaning jobs are priced and how to check a contractor.

When it’s something else

A few issues sit outside what this work can do:

  • Coils that are corroded or leaking and need replacing
  • The supply and extract ducts, quoted separately
  • Controls and BMS settings that run the unit

If in doubt, call 0345 646 2711 or use the quote form and we will say what we think before you book.

Parts of the system we cover

  • Supply and extract fans
  • Heating and cooling coils
  • Drain trays
  • Dampers and louvres
  • Internal panels
  • Filter sections

How the visit works

Before we leave, we walk the area with whoever is on site. We point out anything that couldn’t be reached or needs a follow-up, and it goes on the report too. The visit takes from a few hours for a compact unit to a day or more for a large one. We agree a date with you, plan the drive to Cocking Causeway and turn up when the site is quiet.

  1. First the unit is surveyed, from photos or a visit, and the scope agreed.
  2. With your site team, the unit is switched off and isolated, then the area around it protected.
  3. We clean or change the filters as agreed, then clean the coils, fan and internal panels.
  4. We clean out the drain tray and make sure it drains.
  5. A TR19® certificate and photo report follow the clean.

Getting ready for the visit

  • Allow time for equipment near the work to be turned off and cool down
  • Tell us the best time to work, such as after service or at a weekend
  • Let us know about parking and loading

Ask for a quote

The quickest way to a quote is to send photos: the system from a couple of angles, plus any access panels or hatches. Tell us what kind of site it is and when it’s open, and many jobs can be priced from that alone.

FAQs for Cocking Causeway

Is Cocking Causeway within the area you cover?

Yes. Cocking Causeway is within the area we cover across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you clean school ventilation in Cocking Causeway in the holidays?

Yes, holiday work suits schools best. The FSA’s register shows about 4 schools and colleges with food registrations within roughly a mile and a half of Cocking Causeway. Just call us on 0345 646 2711 or send us an email with your term dates and we’ll plan around them.

Can you come out in an emergency?

Yes. If something urgent happens, like a fan failing or damage after a fire, call our 24/7 line and we’ll talk you through the next steps.

Are you accredited?

Duct Doctor is a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we carry full insurance.

How long will the unit be out of action?

As a guide, it takes a single shift for a typical unit, longer for large or heavily soiled ones. The shutdown is planned to fit, out of hours if needed.

What about areas you cannot get to?

The report shows them clearly. In ductwork, new access panels are often the answer, and we can fit those.

Can you clean the ducts connected to the AHU?

Yes. We reach the ducts through access panels, and any sections we can’t reach are noted in the report, and new panels can be fitted.

When should our AHU next be cleaned?

There’s no single answer; it comes down to the building and the unit. Inspection tells you when cleaning is needed, and the report recommends a next date.

How we price AHU cleaning

The survey tells us what the work involves. The main factors are:

  • The condition we find in the survey
  • The scale of the work
  • Whether we need access equipment or extra panels
  • The times the site is available

One small site or a whole estate, we price it on the same basis: what needs doing, how we get to it and when. The price is fixed before work begins.

Helping us quote

To speed up the quote, send us:

  • Photos showing the whole system and its surroundings
  • Anything you’ve noticed, such as smells, noise, drips or poor airflow
  • Close-ups of filters, grilles, hatches or access panels
  • Where the site is and what kind of site it is

Need a price for AHU cleaning? Please ring 0345 646 2711, or send details by email with a few details about the site. We’ll explain what we’d do and send a fixed quote before anything is booked.

In-house cleaning or a specialist?

Some jobs should never be done in-house: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease call for the right kit, training and safe access. Leave those to us.

Away from the kitchen, the in-house job is mainly checking: clear grilles, a log of filter changes and reporting anything odd. Cleaning inside ducts and units is specialist work.

Signs you need AHU cleaning in Cocking Causeway

Filters catch most of the dust, but not all of it. The fine dust that passes the filters lands on the coils, the fan and the internal panels, a little more each month.

What we’re most often called out for:

  • Units that have only ever had filter changes
  • Filters that are clogged or overdue
  • Dust-coated heating and cooling coils
  • Rooms that smell stuffy when the system runs

School buildings such as Midhurst CofE Primary School are normally done in the holidays, so classrooms are not disturbed.

Questions to ask before booking

  • Proof of insurance
  • Whether they recommend a next date
  • Exactly which parts of the system are covered
  • Whether inaccessible sections are listed on the report
