AHU cleaning in Challock

If the units serving a building in Challock have only had filter changes for years, there may be dirt on the coils, fan and casing that nobody has looked at. A full clean deals with all of it. If you have leaves and litter drawn into the unit and plant that has been serviced but not cleaned, we can put it right.

In rural areas, ventilation units are often in roof voids or outbuildings, where filters and drain trays get forgotten.

Each visit ends with a written report and photos, so there’s a dated record of the work. Where the work is a TR19® Grease clean, the certificate is issued through the BESCA Vent Hygiene Elite portal.

How it works

At the end of the visit, someone from your team can look over the work with us. Anything we couldn’t reach or that needs attention is pointed out there and then, and it goes on the report too. The visit takes one overnight shift for many single units, with bigger plant phased. Photos of the system and how to reach it help us plan a visit to Challock.

  1. The survey covers the unit, its access and how it can be shut down.
  2. We sheet the area and the unit is isolated.
  3. Each section is cleaned of dust, debris and slime.
  4. Coils and trays are cleaned and the condensate drain cleared.
  5. The unit is closed up and handed back, with a report to follow.

How to prepare

  • Tell us where we can park and unload
  • Have your last certificate or report to hand
  • Make sure equipment near the work can be switched off and left to cool

Some systems can be priced from pictures; others need a survey. Big or complicated sites, and systems that are hard to see in photos, get a survey first. Either way, you get a fixed price before work begins.

In-house cleaning or a specialist?

Day-to-day cleaning is something your team can do: wiping down canopy surfaces, cleaning filters and keeping a simple log. Inside the ducts, risers and fan is specialist work, which is where we come in.

In-house cleaning and specialist cleaning do different jobs. Wiping filters daily and washing them weekly keeps the visible parts in order, but grease that has passed the filters is out of reach. Reaching it takes a specialist with the right equipment.

Multi-site and managed buildings

We also work for facilities teams across offices, schools and healthcare in Challock and across Kent. Work can be phased by floor, building or site to keep disruption down.

The Fire Safety Order 2005 puts the duty to manage fire risk on the responsible person, which may be the employer, owner, landlord, FM or managing agent. With shared responsibility, good records help everyone.

Between visits

Simple habits between visits make a real difference. Our advice:

  • Keep filter changes on time and recorded
  • File each AHU report in the maintenance log
  • Make sure condensate is draining away
  • Keep the area around the fresh air intake clear

When we have closed the unit up, it can be restarted with your site team. Check the drain tray is emptying over the first few days to make sure it stays clear.

Don’t let leaves, litter or stored materials build up near the fresh air intake. Anything around the intake is likely to be drawn in.

When something else is needed

We will always give you a straight diagnosis, so here’s what AHU cleaning won’t do:

  • Controls and BMS settings that run the unit
  • Damaged coils beyond cleaning
  • Ventilation that was badly designed in the first place

If you are not sure, just ring 0345 646 2711 or email us and we’ll give you a straight answer.

Parts of the system we cover

  • Supply and extract fans
  • Heating and cooling coils
  • Drain trays
  • Filter sections
  • Internal panels
  • Dampers and louvres

Fixed quotes for AHU cleaning in Challock

Before we fix a price, we need to know a few things. We look at:

  • Site requirements such as sign-in and permits
  • Where the site is and how we reach it
  • Whether it’s a one-off visit or part of a schedule
  • Whether we need access equipment or extra panels

Combining work into one visit or one programme often makes better use of the time. Mention every system or site you need covered, and you’ll get one fixed quote.

Helping us quote

When you call or email, these details help:

  • Where the site is and what kind of site it is
  • The times we could work without disrupting the site
  • Photos showing the whole system and its surroundings
  • Where the plant sits or the system leaves the building, such as a roof or outside wall

For a fixed quote, ring 0345 646 2711 or use the quote form with the site type, your trading hours and a short description of the system. Photos and the last report, if you have one, make the quote quicker. You’ll normally have a quote within one working day.

Leave it or put it right?

When the unit is clean, less dirt reaches the ducts, so the whole system stays cleaner for longer. It also means the next inspection has less to find. Somewhere as small as Challock, losing a kitchen or building to a fault is felt by everyone who uses it.

What you pay reflects the actual work. That’s why every job is surveyed first, and why the quote is fixed before work begins.
