Need AHU cleaning in Brighton?

How the job changes from site to site

Heating and cooling coils

A dirty coil holds back the air and makes heating and cooling less effective. Cleaning restores the open path through the fins.

Internal casing and panels

Dust settles on every internal surface of the unit. We clean each section from intake to discharge.

AHU cleaning for kitchens and businesses in Brighton

Drain trays under cooling coils are meant to empty. If the outlet blocks, standing water and slime build up, in the airstream that feeds the building. Cleaning and clearing it is a key part of the job. Typical jobs include dust-coated heating and cooling coils and rooms that smell stuffy when the system runs, across dampers and louvres, drain trays and supply and extract fans.

Offices, schools and hotels in Brighton stay in use while their ventilation is cleaned, so it’s phased floor by floor or done out of hours.

A written report with pictures follows each visit, so there’s a dated record of the work. Kitchen extract cleaning to TR19® Grease is certificated through the BESCA Vent Hygiene Elite portal.

For landlords and multi-site operators

Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must assess and reduce fire risk, and that can be the employer, the owner, a landlord, a facilities manager or a managing agent. With shared responsibility, good records help everyone.

Facilities teams in offices, schools and healthcare sites book us too across Brighton and Hove. Larger estates can be phased building by building around the people who use them.

Fixed quotes for AHU cleaning in Brighton

Before we fix a price, we need to know a few things. We check:

  • One-off work versus a regular cycle
  • The size of the system
  • Working hours and out-of-hours timing
  • What state the system is in

You will not find a price list here, because the cost depends on the site in front of us. For a fixed quote, ring 0345 646 2711, or email photos, and we’ll talk you through it.

Helping us quote

Before you ask for a quote, gather:

  • Where the site is and what kind of site it is
  • Your last certificate, test record or report
  • Detail shots of panels, filters and grilles
  • How we’d reach plant on a roof or in a plant room

The quickest way to a quote is to send pictures: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Tell us what kind of site it is and when it’s open, and many jobs can be priced from that alone.

Keeping the system healthy

Once we’ve finished, these simple steps help:

  • Look at the condensate drain whenever the unit is serviced
  • Report musty smells from the vents right away
  • Diary the inspection date recommended in the report
  • Stick to the filter change plan

Keep filter changes on schedule between cleans, because good filters protect everything downstream. Log every change so it’s easy to see when the next is due.

Keep the unit’s doors and panels in working order. If a section is hard to get into, it tends not to get checked.

Why act early in Brighton

Cleaning a unit while it only has light dust is quick. Leave it for years and dirt bakes onto coils and casings, particularly where damp has made it stick. A gap in the records is hard to explain after an incident, so it pays to keep the work current.

What you pay reflects the actual work. That is why we survey first, from photos or on site, and the price is agreed before work begins.

Why book with us

  • Fixed quotes, typically within one working day
  • One number for every site across the South East and London

What we do, step by step

A visit follows the same order every time: sheeting and protection first, isolate whatever needs isolating, do the work, clear away and leave you the report. On site, the work takes from a few hours for a compact unit to a day or more for a large one. A big building in Brighton doesn’t have to shut: the work can be spread across a few evenings or weekends.

  1. We agree a shutdown window that suits the building.
  2. We take before photos of each section of the unit.
  3. We work through the unit from the intake to the outlet.
  4. The fan and drain tray are cleaned and the drain checked.
  5. After photos are taken and the certificate issued.

How to prepare

  • Name a contact who can let us in at the agreed time
  • Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas
  • Clear the space around the work

Getting a quote

Getting a quote does not take long. Send a few details and photos, and we normally reply with a fixed quote within one working day. Where a survey is needed, we arrange a time that suits the site.

What a clean won’t put right

An honest diagnosis matters more to us than a booking, so here’s what AHU cleaning won’t do:

  • Dirty ducts beyond the unit itself
  • Airflow problems caused by the system’s design
  • Breakdowns that need a mechanical engineer

Not sure which it is? You can call 0345 646 2711, or send details by email and we will tell you honestly.

What the work covers

  • Internal panels
  • Filter sections
  • Dampers and louvres
  • Supply and extract fans
  • Drain trays
  • Heating and cooling coils

Yes. The unit has to be shut down and isolated before it’s opened. The shutdown is planned with whoever runs the building.

Yes. Ventilation ductwork cleaning to TR19® Air is part of what we do. It’s often worth doing both at once, and we can quote for both.
