AHU cleaning across Bloodden

AHU cleaning for kitchens and businesses in Bloodden

A cooling coil drips condensate into a tray that should drain away. When the drain blocks, water sits there and the tray turns slimy, in the airstream that feeds the building. Clearing and cleaning the tray is central to every AHU clean. If you have plant that needs cleaning after a refit and blocked condensate drains and slimy trays, we can help.

In rural areas, ventilation units are often in roof voids or outbuildings, where filters and drain trays get forgotten.

The sign-off is always in writing: a dated report with photos of the work, plus a certificate through the BESCA Vent Hygiene Elite portal when the work is a TR19® Grease clean. It shows what was done and what, if anything, couldn’t be reached.

What affects the cost of AHU cleaning

Some jobs are bigger than they look, and some smaller. The main factors:

  • Site rules, permits and inductions
  • How many systems or sites are involved
  • What state the system is in
  • Whether it’s a one-off visit or part of a schedule

No two sites are the same, so each one gets its own fixed quote. The size of the job, how we reach it, its condition and the working hours all make a difference.

Helping us quote

Many jobs can be priced from pictures and some basics. Send what you can of the following:

  • Where the site is and what kind of site it is
  • The roof, plant room or outside wall the system runs to
  • Problems your staff have spotted
  • The times we could work without disrupting the site

Quotes are quick. Send a few details and pictures, and we usually reply with a fixed quote within one working day. If we need to see the system first, we book a survey around your hours.

Common problems we fix in Bloodden

Air handling units are typically tucked away on roofs, in plant rooms or above ceilings and are rarely seen by anyone but maintenance staff. Months can pass without anyone looking inside.

What we are most often called out for:

  • Units that have only ever had filter changes
  • Rooms that smell stuffy when the system runs
  • Air handling units due a clean after building work
  • Leaves and litter drawn into the unit

If you manage a school such as Adisham Church of England Primary School, ventilation cleaning is best booked for the holidays.

Questions to ask before booking

  • Whether a written report and photos are included
  • What hours they’ll be on site
  • Whether a survey comes first
  • How VAT is shown on the quote

Landlords, agents and facilities managers

Where a tenant occupies the premises but the landlord owns the building, it’s worth checking the lease for who maintains the systems. We are happy to deal with either side, and the report can go to both.

If you look after several sites, we can plan visits across the whole estate and price them together. Each site gets its own report and pictures, so each one has its own record.

Ventilation in Bloodden buildings

The FSA’s food hygiene register lists about 3 schools, colleges and universities and about 5 care, childcare and hospital premises with registered kitchens or food service across Bloodden and its immediate surroundings (about a mile and a half). Where buildings like these have air handling units, filters, coils and drain trays need regular attention. We cover Bloodden, about 58 miles from central London, as part of our work across London and the South East. Evening, overnight and weekend visits are all possible. St Martins Hospital is the nearest hospital, about 4.5 miles north-west of Bloodden. Hospitals show how much a building can rely on its ventilation, and smaller healthcare sites rely on theirs too.

Healthcare buildings such as St Martins Hospital, about 4.5 miles north-west, depend on their ventilation; if you manage a surgery, clinic or care home near Bloodden, yours matters too. If you run an office near Adisham station, its supply ductwork can gather dust for years before anyone looks inside.

How the job changes from site to site

Rooftop and plant room units

Rooftop units take the weather, and intakes can collect leaves and debris. The intake section gets particular attention.

Heating and cooling coils

Cooling coils stay damp in use, so dirt on them can turn sticky. The coil and its drain tray are cleaned as one job.

Why it’s worth doing now in Bloodden

A clean unit feeds cleaner air into the ductwork, so the ducts and grilles stay cleaner between cleans. It also means the next inspection has less to find. It’s simpler to plan the work at Bloodden now than to arrange it in a hurry later.

Questions from Bloodden

Do you cover smaller places like Bloodden?

Yes. Villages and rural sites across the South East are part of our work, Bloodden included. The journey is planned ahead, so a few details about the route help.

Do you work at weekends in Bloodden?

Yes, evening, overnight and weekend work is normal for us. The work in Bloodden can fit around your hours. Your opening times are the first thing we ask for.

What information do you need?

A short description and a few photos, with the address and opening hours. If we need more, we’ll ask.

How much notice do you need?

For planned work, earlier is better, particularly if your next visit is nearly due. For emergencies, we take calls 24/7.

Does the AHU have to be shut down for cleaning?

Yes. The unit has to be shut down and isolated before it’s opened. The shutdown is planned with whoever runs the building.

What do you do with what you remove?

Waste is contained during the work and removed when we leave, including grease, debris and dirty water. None of it is left on site.

How long does an AHU clean take?

It takes from a few hours for a compact unit to a day or more for a large one. Size, layout and how dirty it is decide the rest, and we will confirm the time when we quote.

Can you look after several sites?

Yes. We work across South East England and London, so we can schedule a run of sites as one programme. Every site has its own report.

How it works

The visit has three parts: set-up, the treatment itself and the sign-off. Getting ready means protecting surfaces and switching off what needs to be off, and the sign-off is a written report with pictures. Most of the time goes on the work itself, and that takes a single shift for a typical unit, longer for large or heavily soiled ones. We agree a date with you, plan the drive to Bloodden and turn up when the site is quiet.

  1. First we agree when the unit can be switched off, including evenings or weekends.
  2. We take before photos of each section of the unit.
  3. Filters, coils and internal surfaces are cleaned from intake to discharge.
  4. We finish with the fan section and the drain tray.
  5. After pictures are taken and the certificate issued.

Getting ready for the visit

  • Make sure equipment near the work can be switched off and left to cool
  • Let us know how we reach the system, including roofs, risers and plant rooms
  • Tell us the best time to work, such as after service or at a weekend

Getting a quote

Some systems can be priced from photos; others need a survey. Big or complicated sites, and systems that are hard to see in pictures, get a survey first. Either way, the quote is fixed before any work is booked.

Aftercare tips

After the visit, a few habits help the work last:

  • Keep filter changes on time and recorded
  • Don’t store bins or materials near the intake
  • Keep the certificate and photo report with the plant records
  • Make sure the unit’s access doors open easily

Photos in the report cover the filters, coils, drain tray, fan and casing, along with anything we couldn’t reach. Any defects we noticed, like a leaking tray or damaged lining, are listed.

Have the unit inspected regularly, in line with the risk-based approach of TR19® Air instead of leaving it to guesswork.
