Ventilation duct cleaning in Upper Common, done properly
Supply ducts carry air into the rooms and extract ducts take it away. Dust and debris build up in both, some of which ends up back in the rooms. Our cleaning covers the ducts, grilles and diffusers, to TR19® Air. If you have ductwork that hasn’t been inspected and systems missing access panels, we can help.
Rural buildings with mechanical ventilation, such as care homes and country hotels, often keep their units in roof spaces or outbuildings, which makes them easy to overlook.
Good records are part of the job. Each visit is written up with photos, covering the work done, any areas we couldn’t access and a recommended next date. Keep it with your fire safety records so it’s to hand when an insurer or inspector asks.

Which accreditations do you hold?

Who has the legal duty for fire safety?
In the words of the Fire Safety Order 2005, it’s the responsible person. That is generally the employer or the person in control of the premises, and in shared buildings more than one person can have duties. Your lease and fire risk assessment should make it clear.
Are you fully insured?
Yes, fully. CHAS and SafeContractor accreditation sit alongside it for clients who vet their contractors.
Do you clean grilles and diffusers?
Yes, together with the ductwork. You will see them in the before and after pictures.
How do you protect the area?
We start with protection: floor sheeting and covers over nearby surfaces and equipment. We tidy up and take our waste away before we leave.
Where does the waste go?
Waste is contained during the work and removed when we leave, from grease and debris to used cleaning water. None of it is left on site.

What we do, step by step
We work around your opening hours, not the other way round. We book the visit for a time the area is closed, whether that is an evening, overnight or a weekend. Once we’re in, the area is sheeted and anything that has to be off is turned off and cooled, and the job takes a shift or two for a small system, longer for a whole building. We agree a date with you, plan the drive to Upper Common and turn up when the site is quiet.
- First we check the layout and any past paperwork.
- We inspect the ducts at chosen points to see where cleaning is needed.
- We cover the area below and turn off the system.
- We clean the system and remove the debris from site.
- The report records what was cleaned, anything not reached and a next inspection date.
Preparing for the visit
- Make sure someone can let us in and lock up afterwards
- Move anything stored near the system
- Let us know about parking and loading
How to get a quote
Photos are enough for some jobs, while others need a look on site. Big or complicated sites, and systems that are hard to see in pictures, get a survey first. Either way, the quote is fixed before any work is booked.

Fixed quotes for ventilation duct cleaning in Upper Common
A fixed price needs a few facts first. We check:
- Whether we need access equipment or extra panels
- The size of the system
- How many systems or sites are involved
- What state the system is in
Combining work into one visit or one programme can make for a more efficient booking. Mention every system or site you need covered and we will price it together.
What we need to know
There’s no need for technical detail. It helps if you can send:
- When the site is open and when it’s quiet
- Anything you’ve noticed, such as smells, noise, drips or poor airflow
- Close-ups of filters, grilles, hatches or access panels
- Any previous report or certificate
For a fixed quote, call us on 0345 646 2711, or email photos with the site type, your trading hours and a short description of the system. A few photos and your last certificate or report help a lot. You will normally have a quote within one working day.
Looking after it afterwards
A little care between visits keeps the system in better shape. We recommend:
- Switch the ventilation off or cover grilles during dusty building work
- Keep grilles and diffusers dusted
- Book the next inspection on the date the report recommends
- Store cleaning certificates where auditors can find them
You get a TR19® certificate and a photo report after the clean. BESA advises keeping certificates in the maintenance log, with the date, location and technician on record.
Do not let construction dust into the ventilation by turning it off or covering the openings.
For landlords and multi-site operators
If you look after several sites, we can plan visits across the whole estate and price them together. Every building has its own written report, so each one has its own record.
Records are where multi-site compliance often slips. Each visit produces a dated report with photos, so you can show an insurer or inspector what was done at each site.
