About our ventilation duct cleaning in Ratling

Toilet, washroom and general extract ducts gather dust, fluff and debris. Supply ducts carry anything the filters miss. Both are cleaned, with the area protected and the mess contained. If you have systems with no record of inspection or cleaning and rooms that feel airless when the system runs, we can help, from supply ductwork, hospitals and care homes and toilet extract systems onwards.

Somewhere as small as Ratling, ducted ventilation is normally limited to a school, a care home, a surgery or a converted business building, wherever there is one, but where it’s fitted, it needs the same inspection and cleaning as anywhere.

Insurers, fire officers and environmental health officers all look at records. That’s why every job is written up in a report with photos, plus a TR19® certificate through the BESCA VHE portal where the work is a TR19® Grease clean.

What we do, step by step

Protection comes first: sheeting goes over floors and surfaces close to the work. After that, the system is made safe and the work begins. The work on site takes a shift or two for a small system, longer for a whole building, and the area is cleaned down before we leave. Pictures of the system and its access let us plan the work in Ratling before we set off.

  1. First we plan when the work can happen, often out of hours.
  2. Access panels are opened along each run.
  3. We photograph the ducts, then clean each section in turn.
  4. We clean the grilles and diffusers and put them back.
  5. We take after photos and send the certificate and report.

How to prepare

  • Clear the space around the work
  • Let us know how we reach the system, including roofs, risers and plant rooms
  • Make sure someone can let us in and lock up afterwards

What we work on in Ratling

  • Supply ductwork
  • Toilet extract systems
  • General extract ductwork
  • Hospitals and care homes
  • Offices and schools
  • Grilles and diffusers

What affects the quote in Ratling

We don’t publish a price list, because sites vary so much. What we look at:

  • The number of sites or systems
  • Any permits to work or inductions
  • Working hours and out-of-hours timing
  • Whether it’s a one-off visit or part of a schedule

A single site or a whole portfolio, we price it on the same basis: what needs doing, how we get to it and when. The price is fixed before we start.

Asking for a quote

When you call or email, these details help:

  • Detail shots of panels, filters and grilles
  • Wide photos of the system and the area around it
  • Where the site is and what kind of site it is
  • Anything you’ve noticed, such as smells, noise, drips or poor airflow

To help us quote: where the site is, what it is and its opening hours, a few pictures and any previous report or certificate. Then call 0345 646 2711, or send details by email.

Ratling questions

Can you come to Ratling after we close?

Yes. We work evenings, overnight and at weekends. Your customers, staff or residents in Ratling needn’t be disturbed. Your opening times are the first thing we ask for.

Do you clean school ventilation in Ratling in the holidays?

Yes. Half-terms and the summer break are the natural time for school work. Food Standards Agency records list about 4 schools, colleges and universities with registered kitchens within about a mile and a half of Ratling. Just phone us on 0345 646 2711, or email photos with your term dates and we’ll plan around them.

What if parts of the system can’t be reached?

We never leave them off the paperwork. The report says which parts couldn’t be reached and why, along with a quote to put access in.

What is TR19® Air?

TR19® Air deals with general ventilation, while TR19® Grease deals with kitchen extract. Under TR19® Air, inspection decides when cleaning is needed.

Is TR19 cleaning required by law?

No. TR19® itself isn’t law; it’s a BESA specification. The legal duty comes from the Regulatory Reform (Fire Safety) Order 2005: the responsible person must assess and reduce fire risk, and TR19® is the benchmark for showing that grease in the extract is under control.

How much does ventilation duct cleaning cost in Ratling?

The cost depends on the size of the system, its condition, access and timing. Call for a fixed quote and we’ll usually reply within one working day.

Do you clean grilles and diffusers?

Yes. Grilles and diffusers are cleaned as part of the job, so dust isn’t left at the outlets.

How often should ventilation ductwork be cleaned?

Under TR19® Air, the answer comes from inspecting the ducts. Heavily used buildings, or those with vulnerable occupants, may need attention more often.

When to call us in Ratling

Refits and building work send dust into ventilation systems, especially when the system runs during the work. Plaster, wood and masonry dust can sit in the ducts for years.

Any of these means the system needs a check-up:

  • Ductwork never cleaned since it was installed
  • Dirty diffusers dropping dust into rooms
  • Duct runs that cannot be reached for cleaning
  • Ventilation that needs a TR19® Air inspection

If you manage a school such as St Joseph's Catholic Primary School, ventilation cleaning is best booked for the holidays.

Questions to ask before you book

  • How areas they cannot reach will be recorded
  • What’s included in the scope, part by part
  • Whether the figure could change on the day
  • When the next visit should be, and why

Choosing a duct cleaning contractor

Keeping the system healthy

So the system stays in good health:

  • Keep filters changed on time
  • Make sure nothing is stacked against extract grilles
  • Keep grilles and diffusers dusted
  • Keep the TR19 certificate and photo report in the maintenance log

Change filters on schedule so the clean ducts stay clean. Overdue filters let dust straight back in.

Don’t let construction dust into the ventilation by switching it off or covering the grilles.

What happens if it’s left?

Dust in ducts does not go away on its own. Every year adds to the job, and more of it finds its way back into the building. If the system at a site near Ratling fails, there may be nowhere nearby to move to.

Putting the work off seldom saves money. Problems in a system tend to grow, which can make the next visit longer. If you’re unsure, call 0345 646 2711 or email us and we’ll give you an honest view and a fixed quote.
