TR19 inspection in Osea Island

Think of a TR19 inspection as the diagnosis before the treatment. We look at the system, take grease readings and photograph what we find, so the clean can be planned properly. Typical jobs include insurers asking for TR19 evidence and missing TR19 certificates or history, across deposit thickness tests, wet film thickness tests and access surveys.

Work in a small place like Osea Island starts with a call to agree access and timings, and the clean covers the whole system, as it would anywhere: canopy, filters, duct, fan and discharge, with a certificate and photo report at the end.

We have been trading since 2009, as a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 are in place too, and we are fully insured.

Landlords, agents and facilities managers

If you look after several sites, we can schedule visits across all of them on one quote. Each site gets its own report and photos, so each one has its own record.

We work for landlords, managing agents and facilities managers as well as the people running the site. Shared systems, like a riser serving several units, need a clear agreement on who books the work, and we are happy to quote for all of it.

Questions from Osea Island

Can you work in Osea Island outside opening hours?

Yes, we can come after you close and finish before you open. It means the site in Osea Island keeps running as normal. Let us know the hours you’re closed and we will book within them.

Which environmental health team covers Osea Island?

That’s Maldon council, whose environmental health officers carry out food hygiene inspections in Osea Island. Have your latest TR19® certificate and photo report to hand, as an officer may ask how the extract is maintained.

Can you look after several sites?

Yes. Send the list of sites and the work at each and we will quote them together.

Can you come out in an emergency?

Yes, day and night, every day of the year. Our office is open from 8am to 6pm on weekdays, with the emergency line covering every other hour.

Can you verify a clean after it’s been done?

Post-clean verification is a check after a clean, with fresh grease readings and photos. It can follow our own cleans or another contractor’s.

How long does a TR19 inspection take?

Expect it to take a morning or less for one kitchen, more where there are several systems. The visit is timed so cooking is not disrupted.

How much does TR19 inspection cost?

We don’t publish prices, because the cost depends on the job: how big it is, what state it’s in, how we reach it and the working hours. We fix the price before we start.

How much notice do you need?

The more notice, the better, particularly for night and weekend visits. We typically quote within one working day, and there’s a 24/7 line for emergencies.

Leave it or put it right?

Don’t wait for an EHO visit or insurance renewal to find gaps in your extract records. A recent inspection report means you are ready when asked. It’s worth booking a check, because nobody sees inside a duct day to day.

What you pay depends on the size of the system, the condition it’s in and how easy it is to reach. We give you a fixed price before work begins, so there are no surprises.

What happens on the day

We turn up at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Equipment that has to be off is switched off and allowed to cool first, and floors and nearby surfaces are sheeted. The work itself takes a morning or less for one kitchen, more where there are several systems. The timing of a visit to Osea Island is set by you, and the travel is our side of the planning.

  1. We go through any past certificates and reports.
  2. We follow the extract from canopy to discharge.
  3. We note where access panels are and where more are needed.
  4. We measure the grease and photograph each point.
  5. We report back with readings and a fixed quote.

Getting ready for the visit

  • Make sure equipment near the work can be switched off and left to cool
  • Mention any sign-in, permit or induction we need
  • Tell us where we can park and unload

Getting a quote

We don’t publish a price list, because no two systems are the same. We look at your system first, from pictures or on a visit, and then give you a fixed quote. To get going, ring 0345 646 2711 or use the quote form.

What a clean won’t put right

TR19 inspection can’t fix everything, and we’ll tell you before work begins. It doesn’t solve:

  • Removing the grease, which is a separate clean
  • Mechanical faults in the extract
  • Sections with no access, until panels are fitted

If in doubt, call us on 0345 646 2711, or send details by email and we will say what we think before you book.

What staff can safely do

For ventilation and air handling systems, in-house care is mostly about checks: clear grilles, a log of filter changes and reporting anything odd. The inside of ducts and units needs a specialist.

Logging matters as much as cleaning. A simple log of filter washes, wipe-downs and checks shows an inspector that the system is looked after between visits, alongside our reports.

Grease in a kitchen extract is a recognised fire risk, and the fire authority enforces the law on managing it in most commercial premises. A TR19® certificate and photo report after each clean gives you a record to show an inspector.

Signs you need TR19 inspection in Osea Island

Records can go missing when a business changes hands or contractors. With no history, the current state of the extract is a guess.

These are the problems we see most often:

  • Pre-clean surveys before a first TR19 clean
  • Sites with gaps in their extract records
  • Systems cleaned on a calendar with no measurements
  • Extracts that may be over the 200 micron mean

Every clean in and around Osea Island is signed off with a certificate and before-and-after photos.

What your quote should include

  • What records you’ll receive afterwards
  • What hours they’ll be on site
  • Exactly which parts of the system are covered
  • Proof of accreditation you can verify

Our hiring checklist

Between visits

To keep the system working properly between visits:

  • Keep canopy edges and gutters wiped down
  • Keep access panels clear and unpainted
  • Clean or swap grease filters as often as the kitchen needs
  • Send TR19 audit reports to your insurer on request

If any reading is 500 microns or more, the report flags it for immediate spot cleaning, and we can arrange it.

Keep certificates, reports and readings in one place so the history is easy to show.
