How TR19 inspection works in City of London
Think of a TR19 inspection as the diagnosis before the treatment. We look at the system, take grease readings and photograph what we find, so the clean can be planned properly. The work covers insurer audits, pre-clean surveys and wet film thickness tests, and people most often call us about an insurer’s request for a TR19 audit and post-clean verification after another contractor’s clean.
On the day, we arrive at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Anything that needs to be off for the work is switched off and left to cool before any work starts, and floors and nearby surfaces are sheeted. On site, it takes a couple of hours for a typical kitchen extract system.
- First we book a time that won’t disrupt cooking.
- The system is checked from canopy to discharge.
- Grease readings are taken at set points using WFTT or DTT.
- Each test point and any access problems are photographed.
- The findings go into a report with readings, photos and a recommended next clean.

TR19 inspection around City of London
Kitchens across City of London cook for very different hours, from all-day town-centre sites to part-time hall and school kitchens. Grease readings and BESA’s minimum intervals set the schedule for each.
Across England, including City of London, the responsible person has a legal duty to assess and reduce fire risk, and each certificate and photo report is a record you can keep in your log book.
City of London: If you look after a school kitchen, at a school such as Fashion Retail Academy or anywhere near City of London, the holidays are the usual time for a TR19® clean. Healthcare kitchens, like those at hospitals such as London Bridge Hospital (about 0.6 miles south-east), often cook for long hours, which puts them in BESA’s heavier-use bands.
Between visits
After the visit, a few habits help the work last:
- Keep to the recommended interval
- Keep TR19 certificates, readings and reports together
- Mention new equipment or longer hours at the next test
- Keep access panels clear and unpainted
You get a report with the grease readings, where they were taken and photos of each point. Keep it with your fire safety and TR19 records.
Test grease regularly instead of relying on the calendar. It spots changes in how fast grease builds.
When it’s something else
We’d rather tell you now than book work that won’t help, so these are the things it won’t cover:
- Hidden runs that need access panels first
- Heavy deposits found on test, which still need cleaning
- The responsible person’s own fire risk assessment
Fixed quotes for TR19 inspection in City of London
You’ll get a fixed price before any work starts. It’s based on:
- How easy every part is to reach
- How big the system is
- Parking and loading at the site
- One-off work versus a regular cycle
Every site is different, so we price each one individually. The size of the job, how we reach it, its condition and the working hours all play a part.
Helping us quote
You don’t need the technical terms. It helps if you can send:
- Where the site is and what kind of site it is
- When the site is open and when it’s quiet
- Anything you’ve noticed, such as smells, noise, drips or poor airflow
- The roof, plant room or outside wall the system runs to
Some systems can be priced from photos; others need a survey. Big or complicated sites, and systems that are hard to see in photos, get a survey first. Either way, the quote is fixed before any work is booked.
Signs you need TR19 inspection
As hot, greasy air travels up the duct, it cools and leaves a film behind. It often collects where nobody can see it: the plenum, bends and horizontal runs.
What we are most often called out for:
- Extracts that have never been grease tested
- Extracts that may be over the 200 micron mean
- Missing TR19 certificates or history
- Surveys needed before quoting a full clean
Landlords, agents and facilities managers
Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must assess and reduce fire risk, and that can be the employer, the owner, a landlord, a facilities manager or a managing agent. Where responsibility is shared, records matter even more.
We work for landlords, managing agents and facilities managers as well as the people running the site. Shared systems, like a riser serving several units, need a clear agreement on who books the work, and we are happy to quote for all of it.
Questions from City of London
What about areas you can’t get to?
They’re listed in the report, never skipped quietly. You’ll know exactly which parts weren’t reached and why, along with a quote to put access in.
Can you verify a clean after it’s been done?
After a clean, we take new readings and pictures to show how the system was left. It can follow our own cleans or another contractor’s.
Can you work evenings and weekends?
Yes. Give us your opening hours with your enquiry and we will book around them.
What is grease thickness testing?
Grease thickness testing measures the layer of grease on the duct surfaces, by WFTT or DTT. The results are given in microns.
Is TR19 cleaning the law?
No, not in itself. But the responsible person must assess and reduce fire risk under the Fire Safety Order 2005, which in a kitchen includes grease in the extract. Many insurers also expect TR19 cleaning.
When should we have our next grease test?
Often enough to know the mean stays under 200 microns between cleans. If readings rise, the interval should shorten.
What do you do to protect the area?
Protection goes down first: sheeting over floors, worktops and anything close to the work. The area is left tidy, with our waste taken away.
