Kitchen extract cleaning across TN24: what to expect
Any kitchen we clean in TN24 gets exactly the same specification as everywhere else we work. We survey first and take grease readings, then clean the canopy, plenum, filters, ducts, fan and discharge. You get a TR19 certificate and a photo report at the end. The work covers canopies and hoods, vertical risers and horizontal duct runs, and people most often call us about years of baked-on grease in the ducts and grease drips onto cooking equipment.
The visit has three parts: getting the area ready, doing the work and signing it off. Set-up means sheeting and making equipment safe, while signing off means the written report and pictures. The middle part takes longest, and that takes as long as the system needs, from a few hours to several planned visits.
- First comes a survey of the whole system, by photos or a visit.
- Set points are tested for grease thickness and the quote is fixed before we start.
- With the kitchen closed and equipment off and cool, the area is sheeted.
- The whole route is cleaned, from the canopy through the ductwork to the fan and the discharge.
- Finally the system is re-tested and photographed, and the certificate and report follow.
What you’ll pay
No two sites are the same, so we price each one individually. The size of the job, how we reach it, its condition and the working hours all play a part.
What you get with us
- A single point of contact for sites across the South East and London
- Member of BESCA Vent Hygiene Elite, cleaning to BESA TR19® Grease
- We diagnose before we treat
- A fixed price before any work starts
How to get a quote
The quickest way to a quote is to send pictures: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Tell us what kind of site it is and when it’s open, and we can price many jobs without a visit.

Kitchen extracts across TN24
In TN24, we work in places such as Ashford, Kennington and Godinton and well beyond. Every place on our TN24 list (10 in all) is covered, and kitchens are cleaned around their opening hours, overnight and at weekends included.
From central London kitchens to coastal hotels and country pubs, London and the South East have every kind of site. Wherever the site is in TN24, the work is done to the same TR19® standard.
Kennington: Term dates shape school work: for a school like Kennington Church of England Academy, an extract clean fits neatly into a half-term or summer break. Godinton House, about 2.3 miles west, is one of the historic houses near Kennington; if you run event catering at a venue like that, cleans can be booked between functions.
What your team can do, and what needs us
Some jobs should never be done in-house: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease need training, the right equipment and safe access. Leave those to us.
In-house cleaning and specialist cleaning do different jobs. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but grease that has passed the filters is out of reach. Reaching it takes a specialist with the right equipment.
Why deal with it now?
If your kitchen in TN24 is past its cleaning date, it’s worth booking now. It takes anything from a few hours to a full night, depending on the size of the system, and we fit around your opening hours. Waiting only adds grease and risk.
Questions to ask before booking
- Whether inaccessible sections are listed on the report
- Proof of accreditation you can verify
- How VAT is shown on the quote
- Whether the quote is based on a survey or photos
Common problems we fix in TN24
Grease in the extract matters because it burns. Flames from a pan or grill can be pulled into the canopy by the fan, and once grease in the duct catches, fire can spread through the building’s ductwork. That’s why controlling extract grease belongs in the fire risk assessment.
Keep an eye out for any of the following:
- Years of baked-on grease in the ducts
- A kitchen taken over without any extract records
- A smoky, hot kitchen with weak extraction
- Grease smells coming from the extract
Looking after it afterwards
To keep the system working properly between visits:
- Report grease drips, smells or fan noise straight away
- Run the extract fan throughout cooking
- Wash or exchange the filters often
- Book the next clean before the date on the report
The certificate records when the clean was done, where and by whom. File it with the fire risk assessment and the maintenance log, so it’s to hand when an insurer, fire officer or EHO asks.
Book the next clean before the last one runs out. BESA guidance links the minimum interval to daily cooking hours, so a change in hours may mean a change in interval, and grease readings will show it.
When it’s something else
It’s worth knowing the limits before booking:
- Fire dampers that will not close (that needs damper testing and remedials)
- Blocked drains from a neglected grease trap (a separate service)
- A fan motor or bearings that have failed (that needs a fan repair or replacement)
TN24 questions
Is TR19 a legal requirement?
TR19® is BESA’s specification, not legislation. Under the Fire Safety Order 2005, the responsible person must assess and reduce fire risk, and TR19 is the benchmark used to show extract grease is under control.
How long does it take to clean a kitchen extract system?
Short systems are done in a few hours, but large systems may be spread over more than one visit. We will tell you how long when we quote.
What do I get after the clean?
Every clean comes with a TR19 certificate and a photo report. They belong in the maintenance log, ready for your insurer or an inspection.
How much does kitchen extract cleaning cost?
The cost depends on the size of the system, its condition, access and timing. Ask us for a fixed quote, usually ready within one working day.
What do you do with what you remove?
It leaves the site with us at the end of the visit. While we work, it’s kept contained so the area stays clean.
Which parts of the extract do you clean?
A TR19 Grease clean covers the full extract route, not just the canopy. Canopy, plenum, filters, ductwork, risers, fan and discharge are all included, reached through access panels where necessary.
What’s TR19?
It’s BESA’s specification and the benchmark insurers, fire officers and EHOs look to. It sets out inspection, cleaning and record keeping, and it takes a risk-based approach.
