Kitchen extract cleaning in SO45: how it works
Cooking sends fat-laden vapour into the canopy with every service. It cools inside the duct and settles as a sticky film that thickens month by month. That film is fuel, and cleaning the whole system is how you keep it under control. The work covers horizontal duct runs, discharge points and vertical risers, and people most often call us about rancid smells from grease in the duct and an extract that no longer clears the smoke.
Each visit runs to the same pattern: sheeting and protection first, isolate whatever needs isolating, carry out the kitchen extract cleaning, clear away and hand over the paperwork. The visit itself takes anything from a few hours to a full night, depending on the size of the system.
- First comes a survey of the whole system, by photos or a visit.
- We measure the grease at set points along the system, then give you a fixed price.
- On the day, cooking equipment is switched off and left to cool, and everything nearby is sheeted.
- We clean the canopy, plenum, filters, ducts, risers, fan and discharge.
- We test again, photograph the result and issue your TR19 certificate and photo report.

To help us quote: where the site is, what it is and its opening hours, a few photos and the last certificate or report, if there is one. Then call 0345 646 2711 or drop us a line.
Landmarks near Hythe
Around Hythe, our work takes us to kitchens and buildings near Waterside Primary School, Noadswood School and Church of St John. Nearby too are Testwood School (1.3 miles west) and No.5 (The Lord Nelson Public House) (0.6 miles north). For rail, the closest station is Southampton Town Quay station, roughly 2.3 miles north. Nearby you’ll also find Netley Castle (2.1 miles north-east) and Westquay (2.9 miles north). Open spaces near Hythe include Mercury Marshes.
Kitchen extract cleaning around SO45
Kitchens across SO45 cook for very different hours, from all-day town-centre sites to part-time hall and school kitchens. The right interval comes from hours of use and grease readings.
London and the South East cover everything from city basements to rural kitchens. Wherever the site is in SO45, the work is done to the same TR19® standard. Near the coast in SO45, salt and damp speed up corrosion in fans, ducts and dampers, which is worth knowing when systems are inspected.
Hythe: School kitchens, at schools like Waterside Primary School for example, are usually cleaned in the holidays so no lunches are lost. Church and community hall kitchens, near Church of St John or anywhere around Hythe, are easy to forget, but their extracts collect grease like any other.
What kitchen extract cleaning cannot fix
Before booking, it helps to know what’s not included:
- Fire dampers that will not close (that needs damper testing and remedials)
- An undersized canopy or fan
- Fat blocking the kitchen drains
Aftercare tips
Aftercare is simple, and it helps at the next visit:
- Keep grease collection points emptied
- Switch the fan on before cooking starts
- Book the next clean before the date on the report
- Give the canopy a daily wipe
If we couldn’t get into part of the duct, the report says so plainly. A TR19 report should record what wasn’t cleaned as well as what was, and new access panels can be fitted so the next clean covers it.
Report drips, smells or a noisy fan early. Grease dripping from the canopy, a burning smell or a fan that sounds rough are all signs of build-up, and a grease thickness test can confirm it.
What your team can do, and what needs us
Some jobs should never be done in-house: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease call for the right kit, training and safe access. That is our job.
In-house cleaning and specialist cleaning do different jobs. Wiping filters daily and washing them weekly keeps the visible parts in order, but grease that has passed the filters is out of reach. Reaching it takes a specialist with the right equipment.
How we price kitchen extract cleaning
The quote reflects the site in front of us. We consider:
- One-off work versus a regular cycle
- Working hours and out-of-hours timing
- Site requirements such as sign-in and permits
- The size of the system
Working hours, access and the scale of the site can all change the price. Each of those is built into the quote, and the price is fixed before any work starts.
Asking for a quote
The more you tell us, the more accurate the quote. When you get in touch, it helps to send:
- Your last certificate, test record or report
- Where the site is and what kind of site it is
- Where the plant sits or the system leaves the building, such as a roof or outside wall
- Detail shots of panels, filters and grilles
To get a fixed quote, call 0345 646 2711, or send details by email with the site type, your trading hours and a short description of the system. A few photos and your last certificate or report help a lot. We usually come back within one working day.
What the work involves, part by part
Canopy and plenum
The plenum is out of sight behind the filters, so it’s easy to forget. We take the filters out and clean the plenum and housing thoroughly.
Restaurant and pub kitchens
Busy restaurant and pub kitchens often cook for long hours, frying and grilling, so their cleaning interval is often 3 or 6 months under BESA guidance. We clean after close or before opening.
Questions from SO45
What does kitchen extract cleaning cost?
We don’t publish prices, because the cost depends on the job: the size of the system, its condition, access and when we can work. We fix the price before work begins.
Do you survey before quoting?
Yes. We always survey first, from your pictures and details, or with a visit where needed. Then you get a fixed quote.
What happens if you cannot reach some of it?
They’re marked on the report. Often the fix is extra access, such as new panels in ductwork, and we can fit those.
What types of premises do you cover?
Commercial premises of every kind: from restaurants, pubs and hotels to schools, hospitals, care homes, offices, shops and food production sites. We fit the work around how the site operates.
Can you look after several sites?
Yes. Send the list of sites and the work at each and you will get one fixed quote.
What accreditations do you hold?
We’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 sit alongside that, and we’re fully insured.
How much notice should we give?
The more notice, the better, particularly for night and weekend visits. Quotes typically come back within one working day, and there’s a 24/7 line for emergencies.
