Book a TR19 clean in MK3

Our kitchen extract cleaning service in MK3

Any kitchen we clean in MK3 gets exactly the same specification as everywhere else we work. We survey first and take grease readings, then clean the canopy, plenum, filters, ducts, fan and discharge. At the finish there’s a TR19 certificate and a before and after photo report. The work covers horizontal duct runs, discharge points and plenums and filters, and the jobs we see most are ductwork thick with old, hardened grease and a system with no record of a TR19 clean.

We work around your opening hours, not the other way round. We book the visit for a time the area is closed, whether that is an evening, overnight or a weekend. Once we’re in, the area is sheeted and anything that has to be off is turned off and cooled, and the work takes one visit for most kitchens, while large or complex systems may need more than one.

  1. You send photos or we visit, and the system is surveyed from canopy to discharge.
  2. Grease thickness is measured and the price is fixed before work starts.
  3. On the night, the equipment is off and cool and the kitchen is sheeted.
  4. Filters, canopy and plenum are cleaned, then the ducts, risers, fan and discharge.
  5. We re-test, photograph and send your certificate and photo report.

Getting a quote does not take long. Call or email with a few details and you will normally have a fixed price within one working day. Where a survey is needed, we arrange a time that suits the site.

Landmarks near Bletchley

We work in commercial kitchens and buildings around St. Mary's Church, Waterhall Park and Lord Grey Academy and the streets around them. Other local landmarks include Holne Chase Primary School (under half a mile south-west) and The George pub (less than half a mile south-east). There’s a railway station in Bletchley itself: Bletchley station. Nearby you’ll also find Bletchley Community Hospital (within half a mile north-west) and Hangmans Hill (2.4 miles south-west). Green spaces nearby include Newfoundout and Blue Lagoon Park.

Kitchen extract cleaning across MK3: local notes

Kitchens across MK3 cook for very different hours, from all-day town-centre sites to part-time hall and school kitchens. Grease readings and BESA’s minimum intervals set the schedule for each.

MK3 is within the area we cover, which takes in London and the South East. Each job starts with a survey and a fixed quote, wherever it is in MK3.

Bletchley: For schools such as Holne Chase Primary School, kitchen extract cleaning is typically booked for the holidays, when the canteen is closed. Healthcare kitchens can’t easily close, so their extracts are cleaned overnight or between meal services; the nearest hospital to Bletchley is Bletchley Community Hospital, about under half a mile north-west.

Keeping the system healthy

Results last longer with the right care. We suggest:

  • Wipe the canopy down at the end of each day
  • Switch the fan on before cooking starts
  • Keep the cleaning records where you can find them
  • Empty any grease troughs or cups on the canopy

The kitchen is left clean and ready for the next service. Waste grease and water are contained and removed, and equipment can be switched back on once we have gone.

Stick to the cleaning interval on the certificate. BESA guidance links the minimum interval to daily cooking hours, so a change in hours may mean a change in interval, and grease readings will show it.

When something else is needed

We will always give you a straight diagnosis, so here’s what this work can’t put right:

  • Ductwork that is corroded, split or leaking (that is for a ductwork contractor)
  • A fan motor or bearings that have failed (that needs a fan repair or replacement)
  • An undersized canopy or fan

Signs you need kitchen extract cleaning

Grease in the extract matters because it burns. Flames from a pan or grill can be pulled into the canopy by the fan, and once grease in the duct catches, fire can spread through the building’s ductwork. For a kitchen in MK3, keeping that fuel under control is part of the fire risk assessment.

It’s time to book a visit if you see:

  • Rancid smells from grease in the duct
  • An extract that has never been cleaned to TR19
  • A kitchen taken over without any extract records
  • An overdue clean flagged by an EHO or fire officer

What affects the cost of kitchen extract cleaning

A fixed price needs a few facts first. We look at:

  • The condition of the system
  • Whether it’s a one-off visit or part of a schedule
  • Access, including roofs, risers and ceiling voids
  • Parking and loading at the site

Kitchens, offices, schools and hospitals are all priced the same way: how much there is, how we reach it, what state it’s in and when we can work. Ask for a fixed quote and we will go through it with you.

What we need to know

To help us quote quickly, please include:

  • The roof, plant room or outside wall the system runs to
  • Wide pictures of the system and the area around it
  • Detail shots of panels, filters and grilles
  • Your opening hours and when the area is out of use

We do not publish a price list, because every site is different. Instead, we look at your site first, from photos or a survey, then send a fixed quote. To start, call 0345 646 2711, or email photos.

What your team can do, and what needs us

For ventilation and air handling systems, in-house care is mostly about checks: clear grilles, a log of filter changes and reporting anything odd. Cleaning inside ducts and units is specialist work.

If your staff spot something between visits, like drips, unusual noise, smells or damaged filters, it’s best reported rather than tackled in-house. We’ll take a look and give you a fixed quote.

Questions from MK3

Will the clean disrupt our service?

Out of hours: evenings, overnight, early mornings or weekends. We need the equipment cool, and we leave the kitchen ready to cook.

What is TR19?

BESA’s ventilation hygiene specification, with two parts that matter most here: TR19® Grease for kitchen extract systems and TR19® Air for general ventilation. It is not law, but it’s the benchmark.

Are you accredited for kitchen extract cleaning?

We are members of Vent Hygiene Elite, the scheme run by BESCA, and we clean to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we’re fully insured.

What types of premises do you cover?

Any site with a kitchen or a ventilation system to look after, from a single café to a large school. Hotels, schools, care homes, offices, shops and leisure sites are all part of our work.

What happens to the waste?

Waste is contained during the work and removed when we leave, from grease and debris to used cleaning water. None of it is left on site.

What if parts of the system can’t be reached?

The report shows them clearly. In ductwork, new access panels are often the answer, which we can install.

Can you set up regular visits?

Yes. Plans on a 3, 6 or 12-monthly cycle are available, depending on what the system needs.
